Kindergarten

The topic of my diploma project considers a new building for a kindergarten in the city quarter Brno-Bystrc. The building lot where is the kindergarten located is rectangular in shape and is genty sloping. The building consists of a groundfloor only, without a basement and is solved as barrier-free. The kindergarten has 2 classrooms with the overal capacity of 50 children. On the west side of the plot is considered a parking lot for 13 cars, from here there is a sidewalk reaching the main gate and further the main entrance of the building. The structural wooden system use wooden wall panels NOVATOP. The foundation slab from reinforced concrete is layed on a glass foam granulate. The roof is designed as a green flat roof. The building has an atypical layout. The central part is raised and has a hexagonal contour, in its center is located a glazed atrium. On two sides of the hexagon are symmetrically located two more wings, which has a nearly rectangular shape. In front of the building is located a playground, faced to the south.

Pension for Seniors

This master's thesis describes the design of new pension for seniors on the outskirts of the city of Zlín. The new building is situated in flat terrain. The building has three floors and no basement. The purpose of master’s thesis is to build a building for residential flats with a special purpose, partly for residential social care and provision of health care to seniors and the nearby surroundings. The remaining part of the building consists of social, administrative and facilities. Two separate entrances lead to the object. Both are accessible from the eastern boundary of the property. Roofing is solved by single-flat roof.

Trade House

The aim of this diploma thesis is a design of the multy-storey steel structure with a wooden dome structure of the shopping centre in city of Banská Bystrica, Slovakia. Minimum build-up area is 2 000m2. Minimum number of storeys is set at 2. Steel structure is composed as a frame construction with composite steel-concrete ceilings. Building has 2 storeys at all. Wooden structure of dome is composed by glue laminated curved beams. The structural design and analysis is performed by software SCIA Engineer 15.

The effects of noise on real estate prices in Prague

In my thesis I deal with the effects of noise on real estate prices in our capital city. The aim is to estimate the traffic noise impact on property prices, using the hedonic price method. Hedonic price analysis is a useful tool for evaluating the impact of environmental policies, especially for assessing measures aiming to reduce traffic noise, and for apprising landscape architecture during the forming of green quiet areas in the city. In the theoretical part of the thesis I deal with the noise characteristics, hedonic price method, and searches of foreign studies that are centered on the benefits of the silence in households. From these studies, I deduced how the noise affects the real estate market, defined the determinants of the real estate valuation, and showed the appropriate format of these determining variables. The practical part of my work focuses on estimating the effect of particular characteristics of a property on its price. From the noise and real estate price data plotted on the map of Prague, I evaluate the relationship between the noise reading and the real estate price, using the econometric analysis. According to my findings, the negative correlation has been proven to be of a significant measure.

The Study of Conditions for the Establishment of the Athletic Club in Lipník nad Bečvou

In this thesis topic is dealt with conditions for the establishment of the athletic club dedicated to children and the public. The analysis identified and itemized conditions for the establishment, athletic club in terms of both material and technical, and in terms of the support center, training possibilities and cooperation with the local football club. Part of this work is to propose a process of important steps before the founding of the athletic club in this city.

City Sound Environment

This bachelor thesis about sound background of the city analyses the relationship between sound, surrounding and its inhabitants. It focuses mainly on sound (audio) abilities in context of surrounding and the tradition of sonosphere. In the second part of this thesis the sound map of Prague is created. It offers an alternative way of perceiving and discovering a city through listening. The purpose of this thesis is to offer residents of the city another point of view of the environment they live in. To encourage them to listen attentively in order to connect public and private space.

ECONOMIC EVALUATION OF POSSIBLE LEGALIZATION OF PROSTITUTION IN THE CZECH REPUBLIC

Czech Republic same as many other countries has a national debt. Each state is looking for ways how to reduce their national debt and at best completely repay it. One of the potential sources of money for the state can be taxing the prostitution industry. Everybody knows what prostitution is but nobody can imagine how big the amount of money that revolves in this shadow market is and how many people work in this industry. This business is very well hidden especially to tax authorities in most countries and it is very sophisticated. Nobody neither politicians in the Czech Republic do not want to speak about this topic and try to find a common solution beneficial to all parties. This paper focuses more on prostitution in brothels and flats which sex workers renting for their work which specially in Prague and cities near to borders with Austria and Germany. During research I spoke with owners of the brothels and sex clubs in the Prague and their employees (sex workers) with porn actors who also have a lot of information and data on this topic. I also interviewed sex workers who have their own flats where they work which are still more frequently seen in the Czech Republic. I collected all data and estimated the value of the market with sex service in the Czech Republic and how big impact this shadow economy has on the GDP. I focus primary on Prague, the largest market for prostitutes in the country also due to the large number of tourists. Prostitution has tendency to decrease in most of the regions except of Prague. Also women who work as sex workers more years try to find ways how to tax their incomes to get pension in the future. Owners of the brothels would like to somehow also legalize system of prostitution because problems which they have with local authorities had rising tendency. Estimates show that each year prostitution business earn more than 8 billion Czech crowns which is 0.2% of GDP, but if we counted third parties the amount can be more than doubled.

Analysis and evaluation of impacts on the independence due to the districts of Prague into separate villages.

The aim of this work is to analyze and evaluate the impacts on the economy in the eventual independence of a size different boroughs of the City of Prague into separate villages in the years 2001-2015. This topic is very timely considering the frequent discussions on financing municipal districts of Prague. Prague is also the economic center of the Czech Republic. Topicality is enhanced by the fact that the model of subsidy relations between Prague and its city districts often changes. In the theoretical part are listed and explained basic terms and definitions relating to the issue. This section deals mainly with the economic theories of the budgetary determining taxes, financing municipalities and boroughs in Prague. They did not omit the legislative requirements of the functioning of municipalities and boroughs of Prague. In the practical part is evaluated development funds that flowed into the budgets of different sized urban areas and that the budgets of such units in a given period of time passed, if those units were part of the capital Prague. Part of this work is part of a proposal for legislative changes that would empower any Prague districts only allow a referendum. Finally, the comparison of the current state and the independence of the aforementioned boroughs of the capital, and in terms of income of the urban areas and in terms of financing certain obligations boroughs based on current legislation.

Real estate as investment

This bachelor thesis discusses real estates as investment assets. In the beginning, I define in which part of the market is investor, considering real estate purchase, situated. Present situation on real estate and mortgage markets is specified afterwards. In the next parts, I describe typical real estate investor and give an example on his investment instrument, apartment in Prague city center. I state, enumerate and when possible optimize all the expenses that should be considered by investor. Next chapter is concerned by revenues. In the rest of the thesis, I perform and comment profitability calculations of particular scenarios.
