Assessment of market situation in family house pricing with the help of construction unit costs

The European Union wants to all buildings that will be bult from 2020 in the Member States will have almoust zero energy consumption. Actual thing will be availability of tools award splanned cost low-energy constructions, such as the financial indicator. The aim is to confirm or refute the hypothesis that the valuation of the construction of Pasive houses on market available indicators does´t correspond with reality.

The aim of my bachelor thesis is a project of passive family house with design office. New family house is located in the northern part of Pístovice near Vyškov. It is a single-storey house with conservatory and partial basement. The supporting structural system is combined. Wooden structure is insulated with blown cellulose and flat roof with polystyrene. The building is based on concrete slab insulated from the bottom with the foam glass granulate. There is a winter garden, which is located on the south facade. Built-up area is 240.5 m

Non-standard family house

Aim of the thesis was to design Non-standard family house and work out documentation for construction realization. Designed building is two-storey family house for permanent residence of 4-6 persons with floor area 224m2. Non-standard solution is design of passive timber structure founded on reinforced concrete slab lying on thermal insulation pillow formed by foam glass. Using of natural materials as far as possible and creation of healthy inner micro-climate is very Non-standard too. The buiding has also very non-standard shape with combination of oblique and planar walls. Thesis itself consists of 2 main parts. First part is description of construction in technical report. Second part is main project documentation including calculations.
Komplexní rekonstrukce panelových domů v nízkoenergetickém standardu

Cílem výzkumu je najít opatření, která povedou ke snížení energetické náročnosti panelových domů a která bude možné aplikovat v horizontu 5 -15 let. Výsledky ukazují nové možnosti kombinací úsporných opatření a zároveň přinášejí i poměrně kontroverzní informace. Jde o nefunkčnost některých hromadně aplikovaných opatření (větrání), o kritický stav vnitřního prostředí v budovách po rekonstrukci a posun v názorech na tloušťky DTI - zateplení, odpojení budov od centrálního zdroje tepla a instalace lokálních zdrojů. Jsou uvedeny použité metody výzkumu, příklady dobré praxe. Jsou popsány současné metody snižování energetické náročnosti v České republice i v zahraničí. Zpráva přináší postup hodnocení jednotlivých parametrů a následné stanovování návrhu řešení. Výsledky získané v projektu vedou k tvrzení, že panelovou zástavbu je možné rekonstruovat ve standardu nejen nízkoenergetickém, ale dokonce i pasivním.

The main aim of the thesis is to give an idea and to explain how can be business plan be assembled. In the theoretical part there are compiled detailed list of items which had been found in the theory and which cannot be missed in the proper business plan. The theoretical part is used to help and define the practical part, which is based on the potential business opportunities of the market niche focused on new portfolio and potential services of the energy efficiency of the buildings for existing company. By implementation and deep development of the business plan, we can critically analyze whether the idea of the new potential business can be implemented and whether the project can be realized.
Ecological buildings - passive houses

Abstract This thesis on Ecological housing -- passive houses (stimulation possibilities in the Czech environment) describes passive housing within the development of the Czech building market. This thesis focuses on the technologies of passive housing and compares the devel-opment of passive houses in the Czech Republic and in other European countries. Within the comparison this thesis points out individual economic policy tools used in specific countries. This thesis also defines hypothetical solutions for stimulation of passive housing in the Czech Republic. Efficiency analysis is applied to these solutions. Described hypothetical solutions are based on the costs evaluation of passive and ordinary housing, while the cost calculation takes into account mainly the return rate of additional investment adherent to the passive housing.
Return on investment in passive houses and their subsidies

Recently one of the most discussed themes is climate change and green parties come into a political scene. They further policy of ecological taxes which increase prices of energy. The consumers react to this increase of price and the demand of energy-saving style of life is increasing. That's why the passive houses are so popular in Europe especially in Germany, Austria and Switzerland. Czech Republic reacts against it with a grant programme "Green savings" which was debatable at the beginning. It is because of a condition that grants can be utilized only by people who will have a passive house built by suppliers from the List of Qualified Suppliers which is state on websites of Department of the Environment. That passive house is usually more expensive even if you get the grant. I would like to find advantages and disadvantages of The Green Savings programme. The main goal of Bachelor Thesis is finding out if is profitable to invest into passive houses development in Czech Republic in term of investment return. As good efficient example I use the seminar building of Centre Veronica Hostětín which is the first public building in Czech Republic.
Passive houses - importance od certification and recovery of investment

In the present time, when prices of energy go up continually, we can hear more and more about the topic of energy-cutting. Important role in this sphere performs low-energy development. Passive houses, which are specific type of low energy houses, cut heat demand significantly. It means marked improvement with the view of energy saving, protection of the environment, but also quality of living. There is no doubt that these constructions bring numerous advantages, as evidenced by ever-growing number of passive houses abroad. Nevertheless, in the Czech Republic are very little passive houses. Partial intention of the thesis work is to highlight the importance of certification, which is able to contribute toward expansion of passive houses. The outcome of this part is proposal of the criteria for certification of passive houses in the Czech Republic. Principal aim of my diploma work is to compare passive house to common house in light of capital expenditures and operating costs and information about pay-off period of investment in low-energy buildings. Just matter of economic return is the most important criterion in decision making about construction of house or building.
