Determining the Difference in Garage Prices in Olomouc

This thesis focuses on assessing the differences in prices of garages in various areas of the town of Olomouc. To state the differences two methods were used: the cost-based appraising method and the comparative method. In addition, market price were stated and compared to the administrative one. There were fifteen garages selected for the purpose of this text. In the first part of this work basic concepts are defined. The following part is descriptive and brings the town of Olomouc into focus. Further on, particular ways of appraising are explained. Next, the selected garages are introduced and appraised. In conclusion, based on given facts, the factors influencing prices of garages are assessed as well as the causes of discrepancies between prices stated with the use of different methods.
Impact analysis of renovation on the normal price of a single-family house in Kyjov

The subject of this master thesis is detection how the redevelopment and refurbishment affect regular price of family house. For valuation I chose the building in which I grew up so I know it very good. The family house is located in small south-moravian town Kyjov, in district Nětčice. The family house has a basement and two upper floors. Constructions were completed in 1962. Since 1976 many quite expensive redevelopment and refurbishment have been done. For property valuation is used method of direct comparison with the use of database of similar family houses in Kyjov and also cost method according to law number 441/2013 Sb. Valuation is done in two versions – for building in original condition (in 1985) and in current condition. All at once a couple of variants of redevelopment, which are common nowadays, and for one variant is made the itemized budget. Result of this master thesis should be detection if it is better to buy house after redevelopment and refurbishment or house in original condition and make these structural modifications until then.

Master thesis is focused on determination of differences in ways of valuation in city Olomouc. Fifteen garages were used to price estimate in this city. The first part of work deals with basic terms and theoretical definition of methods of valuation. Due to instructions of the work, the methods of valuation were chosen: cost method, comparison according to law and comparison based on databases. In the following parts are described chosen garages and there is undertaken evaluation. Differences of ways of valuation and their causes, which are based on obtained data, are discussed at the end of work.
Analysis of the number of floors and the influence of the location on the market value of houses in the Náchod district

The aim of this thesis is to assess the extent to which it is levied on the usual price of houses affected by the location in the district Náchod. The theoretical part explains the basic concepts and issues in the field of valuation of real property, especially houses. There are described the most common methods used for valuation of immovable property. The practical part focuses on the description and awards selected six houses using a cost comparison method according to the decree and comparative non-regulation method. It also includes the valuation of land in a single functional unit. Acquired prices are converted to unit prices and evaluated.
Effect of structural modifications on the price of the property type house in and around Hrotovice

The topic of my diploma thesis is to compare the differences of real estate property prices before and after reconstruction with the real price of the conversion. It focuses on finding out whether the recontruction increases the value of the real estate property. The theoretical part describes the terminology being used in my diploma thesis. I also describe in more detailes price estimated family houses and their localities. The practical part contains price calculations of the family houses before and after reconstruction. As the valuation methods are used cost method in accordance with the applicable valuation regulations and method of direct comparison. In the conclusion there is a comparison between the prices before and after the reconstruction.
Comparison of Selected Methods of Valuation of Detached Houses in Miroslav

This diploma thesis concerns in the use of particular ways of pricing of properties such as family houses in the Miroslav Area. In its first part, the basic terms regarding the legal, economical nomenclature are specified and pricing. The next part of work discusses the legal regulations and necessary documentsneeded for property pricing. The main aim of the work is to describe particular ways of pricing of properties. The ways of pricing which are used to evaluate family houses in this work are going to be compared among each other as well. This particular ways of evaluation will be divided into two groups - pricing according to the price regulations and pricing according to the market. The practical part is concerned in pricing of six family houses whose prices are defined in the cost and comparativemanner according to the regulation and non-regulation. The next chapter concerns in the share of price of land in the final price of property with the use of Naegeli's method. In the conclusion, an analysis of the particular ways used for counting prices of family houses is carried out and it is specified how the aspect of 'work opportunity' is involved in the pricing of family house.

The thesis consists of a theoretical part, where is the introduction of basic concepts, market analysis and valuation of real estate. This is followed by a practical part, where is the description of the site and the actual value of selected garages with their descriptions and photographs. Differences of ways of valuation and their causes, which are based on obtained data, are discussed at the end of work.
Comparing the Costs of Changing a Completed Construction of a House with the Resulting Valuation of the Property

The diploma thesis deals with the cost determination of the family house reconstruction, which was built at the beginning of the last century and has already undergone one reconstruction in the 90s of the last century and the assessment of the building's valulation by the building modifications. The construction technical state of the house before reconstruction and description of the construction works and used technologies in the reconstruction realized in 20132015 are detaily described as well. Expected construction costs are determined by an item budget and actual reconstruction costs which were largely self-made are determined according to the tax documents of building owner. The determination of value change by house reconstruction was evaluated using the cost and comparation method.
Comparison of the price shares of individual constructions in the total price stated in the price schedule and detrmined by the item budget

The topic of this diploma thesis is a comparasion of the price shares of individual constructions in the total price stated in the price schedule and determined by the item budget. The diploma thesis says and describes cost methods of valuation of building facilities and family houses at the outset. There is contained a procedure for determinating the price shares of construction and equipment and theirs adjustment in the next text. According to the chosen metodology are determined the price shares of constructions and equipments based on the item budget. This way determined the price shares of constructions and equipments are compared with the price shares of construcions and equipments determined by Decree No. 441/2013 Coll. The aim of diploma thesis is to determine if the price shares of constructions and equipments based on the item budget correspond to the price shares of constructions and equipments in the price schedule.

The thesis compares the level of price of shares of individual construction of three houses, which were valued at cost method. The individual values are compared with the prices of detailed itemized budgets and assessed variations, differences and any discrepancies against to the cost method of valuation based on valuation Ministry of Finance Decree. Work also includes the concepts and terminology of engaging with this issue, which lays the foundation for a proper understanding and orientation in pricing shares buildings.
