Compact Forms of Housing

"The compact forms of housing" is a term with which the Czech interior design yet do not often occur. This concept densely built low-rise residential files yet carries a strong potential not only in matters of mere living, but also offers one of the progressive alternative ways of living environment in general. Examined form of residential buildings is becoming increasingly important especially in specific situations where conventional housing is failing and instead generates other social problems. This thesis is primarily seeking the maximum extent available to document the issue of a compact housing, describe its basic form and point out the historical roots of this typology. The acquired knowledge was then subjected to an in-depth analysis, the output of which is to be the most comprehensive characterization researched the topic and its inclusion in the context of the standard forms of housing. The result is a set of research information, assumptions and typological bases that determine the primary urban, architectural, or social limits of the residential category. This work attempts to take into account the specified topic in the broader context of housing as a basic human need. As a result of findings would be its contribution to the culture scene in our home and create a theoretical material that would become an essential information base for creating compact residential files. The conclusions of this research can be further developed, tested and refined in the educational process at the faculties of architecture or in the practice. The results of research could stimulate interest in this type of housing and contribute to the enrichment of Czech housing scene of a synthetic form, which will form the connecting link between the typological family house and an apartment building. Low-rise housing complexes with a high population density can also create an effective counterbalance to the typical suburban development of part-time family home and offer method, respectively one of the alternative ways to be with this dilapidated urban housing estate deal.
Multifunctional building near little chapel - Židenice

This bachelor thesis deals with the design of a mixed-use building at a crossing of two streets, Táborská and Nezamyslova, in the district of Židenice, Brno. The aim of the work is to come up with a new architectural and urbanistic concept, which will also enhance the vicinity of the building. The house itself has four storeys. The ground floor is reserved for commerce, such as shops, and a future expansion with a small cafeteria is planned. The following three floors are residential. Part of the second floor serves as a roof terrace for the inhabitants of the building. The structure terminates with a flat green roof. There are two underground parking storeys, with places reserved not only for the inhabitants of the building, but also of the surrounding area, which improves rentability. The concept tries to unify the corner of the two streets and reacts to the surrounding structures. The last house on Táborská street is a three-storey house, while the one on Nezamyslova is a two-storey one. For those reasons, the floor plan of the building has the shape of an “L”, and there is an indent in the eastern part, which corresponds with the house on Nezamyslova street. This indent forms the aforementioned roof terrace. The concept also incorporates the public space in front of the house, which is dominated by a chapel. This area shields the building from the noisy streets. A large amount of greenery, especially birches, is proposed in this space, to improve the greenery coefficient of the plot. The façade consists of hung anodized aluminium panels, which are anchored into the walls of the structure. The object is located in a very busy area, which makes it obvious to use the ground floor for rentable commercial spaces. The apartments themselves are placed into the following three floors. The aim is to reduce the noise from the street as much as possible, and thus the sleeping and living rooms are all oriented into the private courtyard. There is a total of 14 apartm
Comparison of Rents of Flats in a Chosen Area

The objective of this dissertation is to do the analysis of rentals in chosen locations and point out the factors with influence on level of rentals. There is 10 apartments in each category and location. Results are compared, described andpresented in graphical form.
Impact analysis of the type of construction on the normal prices of apartments in Hradec Králové

The object of thesis is estimation of the normal price for property type of apartment in Hradec Králové, including finding of the extent to which is the normal price influenced by the type of supporting structure. A partial task is valuation of selected apartments using different valuation methods. The solution task were used the price regulation methods – cost method and comparative method and market valuation methods – yield method and the direct comparison method of valuation, which is estimated market value. Finally the thesis contain a recapitulation of prices and analysis of detected differences.
Family house

The subject of this diploma work is the new building of a family house at Boží Dar town, that is situated in the mountain resort. The family house has a cellar, it is two storied with an attic apartment. The building is devided into three units . The first unit is found on the first floor and is designed as an apartment. The other units are situated in the attic and are designed for a short-term or long-term renting. The house is designed of cut bricks with a ceramic ceiling construction. The perimeter wall is thermally insulated with a contact insulating system and partly covered with a stony facing. There is a saddle-shaped roof on the house. The building site is sloping north-east. All constructions are in accordance with the valid regulations and ČSN standards.
Multipurpose facility Olomouc

This thesis is focused on designing a new multipurpose building with parts used for apartments, administration offices and a bar. The land, which the building is situated on, is located in the city of Olomouc. The structure consist of five above-ground floors and one underground floor, where a garage is designed. The vertical supporting construction are made of reinforced cast-in-place concrete columns, the horizontal of reinforced concrete cast-in-place boards, other vertical walls are made of sand-lime and aerated concrete blocks. The roof is warm flat.
Hotel

The diploma thesis processes project documentation for the construction of a hotel building with a restaurant facility, which is situated on the outskirts of the western undeveloped part of the regional town Jihlava. The building has three floors and is covered by flat roofs. The hotel meets the conditions of a four-star (****) economic standard. It is designed with 24 accommodation units with a capacity of total 52 persons (4 persons with reduced mobility on the 3rd floor) and restaurant service for 92 guests, social facilities and kitchens. The apartments and guest rooms are located on the 2nd and 3rd floor. On the ground floor there is a representative space of the hotel composed of the entrance hall with reception , space for hotel management, space for technical facilities of the building and restaurant with its own kitchen. The building meets the requirements for zero-energy buildings with a combination of a high-quality construction solution with thermal insulation of building and other technological solutions such as photovoltaic power plants or deep boreholes for stepping pump heating The overall character of the building is emphasized by its architectural design in the light of modern lining of the ventilated facade using cement-fiber boards, whose two-color articulation emphasizes both simplicity and shape function of the building. This solution is combined with large glazed areas that give the building a feeling of spaciousness and evocative cleanliness.
Creation of Pricing Details for the Determination of Open-market Rent for Apartments for the Brno-Královo Pole Locality

The goal of this diploma thesis was creation of pricing details for the determination of open-market rent without regulation of prices for apartments for the Brno – Královo Pole locality. As a basis for diploma were used data of achieving market rents taken from databases of two estate agencies. Apartments were divided into categories according disposition on small, middle, large and luxury. In each category was defined a standard from which was basic price made. After that were created twelve groups which enabled to judge influence of each factor on rent. As a factor (quantity) influencing a rent were defined – state of property, characteristic type of construction, equipment of apartment. As a result was total summary of basic rental prices for each categories relating to floor area and was defined influence of each factor.
Apartments rent in Olomouc and the factors influencing them

This diploma thesis examines market rents of flats in the town of Olomouc. It probes the condition of the local real-estate flat rent market and it assesses which factors affect the price the most. That is achieved on the basis of data of realized rents gathered via questionnaire and complemented with the supply real-estate prices. The data are sorted into four categories (1+1 a 1+k, 2+1 a 2+k, 3+1 a 3+k, 4+1 a 4+k) that are mutually compared and analyzed with textual, table and graphic output. In the theoretical part of this work, the research is supported with juridical and economical definitions, which appear on the real-estate flat market. The work then states the specifics of real-estate market and comments on the changes in the new civil code of law. It also gives a brief overview of the basics of the housing policy theory.
Analyzes Real Estate Market in the Area and Financing Possibilities of

This bachelor thesis analyses real estate market in certain locality and ways of funding of particular property at determined market prices. In first theoretical part it explains basic terms of real estate market and identifies particular kinds of estate. Furthermore it describes formation of market prices and real estate market, researches possibilities of real estate funding. In second practical part there is done analysis of real estate market of Hradec Králové in particular, while it is divided to individual market segments for its every district; on model example there is described acquiring of funds for particular piece of real estate.
