Cooperative Form of Financing of Housing Construction

The diploma thesis focus on evaluation of co-operative housing construction as one of the way from current credit crisis of financing of housing construction. Specifies and evaluate individual types of financig of new housing construction and apply it on model example. Evaluation is based on analysis of present circumstances of housing construction and trend of mortgage loans. In this evaluation also looks at subvene of new housing construction. At the same time looks on an alternative of non-profit co-operative housing construction.

Housing concept in the European context

The topic of the diploma thesis is a comparison of the housing policy of the Czech Republic with respect to other European countries. Due to the different economic, historical and political situations of the individual states and their geographical location, attention is focused on the neighboring states of the Czech Republic. The selected group of assessed states provides sufficiently diverse situations and approaches to housing policy, so that the effectiveness of individual measures that could be applied to the environment of the Czech Republic could be evaluated. In the theoretical part, the basic directions of housing policy and related principles characteristic of the housing market are presented, as well as an assessment of national and transnational circumstances contributing to the final form of housing policy. In the practical part, the situation of the housing policy and its instruments in a longer time horizon and the reaction to their reactions to unexpected transnational circumstances are evaluated. The result of the practical part is a statistically based evaluation of individual housing policies and their individual parts. The conclusion of the diploma thesis contains the author's commentary and suggestions for optimizing the elements of housing policy and defining the basic risks of housing policy in the Czech Republic.
New Residential Localities in Prague and the Structure of Their Inhabitants

This thesis deals with the analysis of housing construction in Prague in the years 2000-2009, and evaluation of socio-demographic structure of the population in the selected new residential areas. First is with the use of the database of the completed dwellings in the respective period described the deployment of new housing stock according to the character of the building in various concentric zones of the city, and on this basis the most important areas of new residential construction are identified. In the main empirical part is through the analysis of migration data at five selected case sites studied the relationship between socio- demographic structure of population and the selected/preferred types of housing. The analysis of statistical data is further supplemented by the data collected through field investigation.
Development of housing construction in the context of regional population development in Czechia

Development of housing construction in the context of regional population development in Czechia Abstract The main aim of the thesis is to analyze and describe the development of housing construction in the context of regional population development in the Czech Republic in the years 2000- 2019. Spatial autocorrelation (LISA) and Webb's graph, which is used in analyzes of regional population development, were used for data analysis. Areas with above-average and, on the contrary, below-average housing construction are observed in four five-year periods. These areas are mutually compared in terms of their population development. The main result of the thesis is the confirmation of the assumption that in most cases, areas with above-average housing construction are also characterized by above-average population growth and are located in the hinterland of large cities (especially Prague) as part of the suburbanization process. Financing of a Development Project

This bachelor thesis deals with the financing of a specific housing development project in Šlapanice near Brno, the constuction of which is to begin in the spring of 2021. The work is based on current developments in the real estate market, which was affected by the coronavirus epidemic and considers two possibilities of future market development. The first option assumes a return to the normal situation, while the second option envisages a decline in interest in new buildings and a gradual reduction in sales prices in the coming years. The main goal of the work is to design the course of financing in these situations and evaluate the impact on the economic efficiency of the project. The risk analysis and the method of calculating the net present value will significantly serve this purpose. The output is draft recommendations for the real estate developer, according to which he can proceed in further analysis of the situation and decision-making on project construction. For an unbiased reader, the work will serve as a comprehensive insight into the issue of development projects, enriched by solving a non-standard market situation in current events.
PRICE MODELING OF BUILDING PRODUCTION IN THE CRISIS PERIOD

The largest post-war economic crisis, which began spreading to the world in the second half of 2008, hit all sectors negatively. An important lesson from the analysis of the crisis is not its causes, but rather the reference to the drawbacks of globalization, in the form of dismantling the consequences of this crisis. Building industry is a specific branch of the Czech economy, which has responded to the outbreak, the course and the retreat of crisis, in a unique way. Both pre-investment and investment phases of a construction project are time-consuming, resulting in a delayed response - inertia, to changes in the state of the economy that are reflected in aggregate demand from which demand for construction output is derived. The thesis focuses mainly on the development market, where it focuses in detail on evolution of housing construction in the pre-crisis, crisis and post-crisis period. The set of incorrect steps, decisions and inactivity of residential developers caused a unique phenomenon - the house-offer crisis. Therefore, the result of the work is methodological recommendations - a set of steps whose observation should reduce the negative effects of the crisis on the construction industry and avoid the re-emergence of the house-offer crisis. Economic cycles give us two assurances: each growth is followed by fall and vice versa. Nowadays it is not possible to predict the causes of the future crisis or its length, but it is important to prepare for it.
