Tato bakalářská práce se zabývá financováním konkrétního developerského projektu bytové výstavby ve Šlapanicích u Brna, jehož realizace má být zahájena na jaře roku 2021. Práce vychází z aktuálního dění na trhu s nemovitostmi, které bylo ovlivněno epidemií koronaviru a zvažuje dvě možné varianty budoucího vývoje. První varianta předpokládá návrat k normální situaci, zatímco druhá varianta počítá s poklesem zájmu o novostavby a postupným snižováním prodejních cen v příštích letech. Cílem práce je navrhnout průběh financování za těchto situací a vyhodnotit dopad na ekonomickou efektivnost projektu. K tomu významně poslouží analýza rizik a metoda výpočtu čisté současné hodnoty. Výstupem jsou návrhy doporučení pro developera, dle kterých může postupovat při dalších analýzách situace a rozhodování o realizaci projektu. Pro nezaujatého čtenáře práce poslouží jako komplexní náhled do problematiky developerských projektů, obohacený o řešení nestandardní tržní situace při aktuálním dění. This bachelor thesis deals with the financing of a specific housing development project in Šlapanice near Brno, the constuction of which is to begin in the spring of 2021. The work is based on current developments in the real estate market, which was affected by the coronavirus epidemic and considers two possibilities of future market development. The first option assumes a return to the normal situation, while the second option envisages a decline in interest in new buildings and a gradual reduction in sales prices in the coming years. The main goal of the work is to design the course of financing in these situations and evaluate the impact on the economic efficiency of the project. The risk analysis and the method of calculating the net present value will significantly serve this purpose. The output is draft recommendations for the real estate developer, according to which he can proceed in further analysis of the situation and decision-making on project construction. For an unbiased reader, the work will serve as a comprehensive insight into the issue of development projects, enriched by solving a non-standard market situation in current events.
