Analysis of the Real Estate Market in the Selected Location

This bachelor's thesis deals with the analysis of the real estate market with apartments in the city of Brno in the given period of time in 2022 and 2023. First of all, it defines the basic concepts terms related to this issue. Subsequently, it briefly presents the environment in the form of the basic characteristics of the city of Brno and a brief introduction to the market and its development. It establishes criteria and divides them into two basic groups – main and minor. Based on these criteria, it then evaluates their influence on the unit price of the apartment for individual years. In the last part, it compares the two evaluated years in terms of the influence of the criteria and in terms of price. And last but not least, it advises future apartment buyers on what parameters to focus on when choosing an apartment.
Rope center service building

A topic of this Bachelor thesis is developing a design documentation for a building of the Rope center service building, which is situated in a village of Vážany nad Litavou, near the town of Slavkov u Brna. The building is designed as a free-standing single-storey building, with basement. In the basement is a housing unit 4 + kk. On the first floor there is the background of the rope center. The housing unit includes a garage for two cars. In front of the building there are six parking spaces, one of them is for a people with reduced mobility. The dominant element of the building is a steel spiral staircase, located in the southeastern part of the building. This staircase allows descent to the area of the rope center. The exterior walls are designed from a 300 mm thick porotherm ceramic block and are insulated with 160 mm thick thermal insulation. The ceilings are reinforced cast-in-place concrete.
Factors affecting the price of real estate in the selected area

This thesis is focused on the factors affecting the price of real estate within the market valuation, specifically those which affect the market value of a building plots, family houses and housing units. There aren´t any publications with a comprehensive description of these factors currently. The main aim of this thesis is to define the main factors including their description and an influence on the price of real estate. Factors are divided into inner and outer factors and further into particular categories. Based on this division the analysis of the influence of the groups, categories and factors is carried out within selected types of real estate which is backed up by real examples of market valuations. Further on, the map of a preference of localities in the district Opava is worked out of the outer group of factors. There is also obvious the price level of real estate in this district which can serve as a valued basis for municipalities within urban and other planning. The result of the analysis of influence of the factors is the conclusion that on setting the market value of a real estate outweighs the group of outer factors, or else the influence of a locality in which is a real estate situated is outweighing over the particular real estate.

The target of bachelor´s thesis is design of family house. The house is destined for a family of four. The house is designed on a flat land in village Klimkovice. Object is a single-storey building and basementless. Entry to the building is on the northwest side. The main living rooms are located to the southwest. The property includes a garage of one parking space. Perimeter and interior bearing walls are designed from solid wood panels NOVATOP SOLID 124 mm. The roof construction is formed in part by wooden trusses and the second part of the lamellar glued wood beams GL28H. The house is covered with a shed roof, roof planes inclinations are 5 ° and 8 °.

PhD thesis solves problems of mutual comparison of real estate market prices with prices found out in a comparison way according to price regulations. The thesis is focused on real estates of type housing units, flats which are found within the area of former district city Havlíčkův Brod. From time point of view, years 2009 - 2014 were solved. Within this period, first of all data collection was under way followed by grouping information on separate trading in housing units, flats. Obtained market prices were consequently confronted with prices found out in a comparison way according to relevant price regulations. Obtained results were analyzed, this analysis was focused on chosen marks and their qualitative zones at separate indexes. Upon achieved results and newly gained knowledge, partial modifications or corrections in price regulations are proposed. Another output of this thesis is a proposal for introducing new coeficients. These make provision for difference of market and found out prices of housing units, flats in area of former district city Havlíčkův Brod in years 2009, 2010, 2011, 2012, 2013 and 2014. Thanks to this, common price is possible to estimate retrospectively with the help of price regulations. At the very conclusion of the thesis, these coeficients were applied in different former district city in Vysočina Region, in concrete terms in Žďár nad Sázavou. In this way, possible use of these newly proposed coeficients was introduced in other former district cities as well which is, nevertheless, necessary to be verified in practice or subject to other research.

This thesis focuses on the analysis and correlation of demographic statistics with the real estate market development. It is based on statistical samples of real estate prices in Brno-city and Brno-country and dependency analysis of demographic indicators of development in these regions. I compare less profitable properties with more profitable and looking for dependency rates. Based on the information, I propose the most appropriate investment strategy.
The impact of the revitalization of residential buildings at their common price

This thesis deals with the revitalization of residential buildings at their usual price. It deals with the influence of the investment needed to revitalize and its sub-sequent evaluation of the usual price. The work begins with a gradual explanation of terms needed to introduce the issue of valuation of real property. The thesis contains a proposed revitalization of a residential building in the center of Prague. The thesis is an itemized budget for the proposed revitalization. Analysis of the market for the valuation of residential unit is specified professional estimates, which are attached to this work. Calculation of the normal price with the influence of the recommended investment and its subsequent evaluation is indicated at the end of this work.
