The aim of my thesis is to develop business plan for the purchase of an apartment for rent. The business plan is designed for an investor to provide him information needed for key decisions. In the theoretical part I am focusing on the real estate market and a business plan in general. In the second part I put theory into practice through a real work based business plan. In this plan I'm describing the apartment, the situation of the real estate market, the financial plan, project risks and other relevant aspects.

Impact of floods on the property market in Prague

Master's thesis is focused on the problem of the economic impacts of floods on the property market in Prague. Aim of this work is to clarify whether the floods affect the price of real estate and to what extent. Hypothesis is that floods affect the price of property in flood plains. This effect is determined by the hedonic price model (HPM) for the analysis of secondary data. The theoretical part explains the risk of flooding and floodplains mapping. This section further explains the whole hedonic model and reviewed studies provide a research procedure outside the Czech Republic region. The practical part deals with the exploratory analysis, regression analysis and hedonic price modeling based on the implicit price of flooding. Finding of the thesis is the fact that property prices in Prague are affected by the Q100 flood plains resulting in positive and negative impact confirmed by a log-log weighted least squares regression model. It is shown that implicit price of flooding far exceeds the cost of building flood protection measures in Prague.

Creating a real estate agency portal

This dissertation thesis is focused at opportunities in real estate industry in connection with using internet based portal for real estate agencies. The thesis is based on Čestmír Kadlec's dissertation thesis which presents a methodology for creating real estate agencies portal. The main aim of this paper is to specify a concept of real estate agencies portal web pages according to methodology developed by Kadlec and evaluate required investment into development and operation the real estate agencies internet based portal. Firstly, theoretical part deals with information society, real estate market in the Czech Republic and how the evolution of information society influenced Czech real estate market in the past. Also the thesis contains description of real estate agency portals in the Czech Republic, their typology and a selection of a web portal for further analysis. The analysis of Sreality.cz contains a description of key processes and also description and fees of provided services. Practical part is focused at specification of real estate agencies web portal according to Kadlec's methodology which can be found in his dissertation thesis. Firstly, there is a description of real estate agencies portal as a system. Then there is an assessment how the proposed solutions meets the criteria specified by Kadlec, which the "ideal" web portal must have. In conclusion, the business case was prepared to Compaq the costs of development and operation of the portal and potential revenues according to competition market analysis. The outcome of the whole thesis is a recommendation whether the investment in the portal makes business sense.

The main goal, of this work on the topic The real estate development in The Czech Republic in association with the global economic crisis, is to find out the essential determinants, which can influence the real estate market. In last period we are witness of discussion on the topic price bubble. This bubble should have been to see in date until 2008. In my work I will try to analyze, if it is true or not. The essential output of my work is analysis of relationship of real estate's price development in relation to whole economy. Because of economic crisis is better view of whole analysis.

The work is focused on the valuation of real estates. In the theoretical part of the work, firstly, there are explained basic concepts and methods which are used to valuation of real estates. There is also mentioned comparison of valuation regulations and describtion of market of real estates. The practical part of the work deals with market and administrative valuation. The results of both methods are compared in the end to the work.

Methodology for real-estate agency portal concept

This dissertation thesis deals with questions connected with creating concept of real-estate agency web portal. Theoretical part including first two main parts of the thesis examines basic definitions and main principles of Internet -- history, services, concepts of Internet, which has to be mentioned to create present metodology based on actual pieces of knowledge. Thesis continues with defining term "web portal" in relationship with real-estate market. Theoretical part is supplemented with practical examples for better understanding. Practical part analyzes real-estate market from the view of utilization of Internet services. Selected web pages are evaluated from different aspects. Main goal of this thesis is to define universal methodology for real-estate agency portal concept.

This bachelor thesis is divided into 4 chapters. The theoretical introduction explains the theory of financial crises, their kinds, main features, and their causes in general. The second chapter explains the american subprime mortgage crisis, its causes and consequences. The third chapter is dedicated to Great Britain, explains the term "credit crunch", describes the causes of the crisis and current situation. The fourth chapter is focused on the housing market in Great Britain and its state before and after the crisis.
