This diploma thesis describes the actual market of rental housing in a selected locations of city Brno. The result of the research determines a usual rent amount. The research of the market was made in four categories according to disposition. In thesis are described elementary factors affecting real estate rental market. In the conclusion all of the details are compared and described both text and graphic.
Legislation providing for the regulation of the lease of flats - regulated rental

- RESUMÉ The need for housing is undoubtedly one of the basic human needs of each individual. Not everyone, however, is the owner of the house or the apartment. To address this situation, when do not have their own housing, serves the institute of the tenancy. Here, however, the two interests conflict groups clash, landlords and tenants, who represent completely different interests. This is one of the reasons for states to actively intervene to the tenancy to ensure the right to housing for the tenants and also to protect property rights of the landlords. Many states came to the way of the housing policy, which is based on the belief that the tenant is the weaker party to the lease. In this way, this is a legal regulation of the rent and the lease. My thesis, entitled "The legislation regulating tenancy - a regulated rent" aims primarily to describe developments in this area in the Czech Republic in the last 20 years, noted that the regulation of the rent is definitely not just a phenomenon of this decade. Social housing - segment integral housing policy and its conceptual solution in statutory city of Opava

The diploma thesis "Social Housing - an integral segment of the housing policy and its conceptual design in the Statutory City of Opava" deals with the problem of increasing numbers of individuals or groups who have problems with obtaining decent housing or with the maintenance of the current housing market in the Czech Republic. After 1989, the transformation of housing and significantly changed its ownership structure. Social rental housing segment, however, in our almost non-existent, the concept of social housing is enshrined in our legal framework and no common concept and function for the Czech Republic as a country. In Western Europe, while social housing tradition since the 19th century and is now the total number of rental housing for 18 % allocated as social housing. In the current situation and economic context, it is clear that a stable population will be unable to provide themselves and maintain their own housing. Housing is yet one of the basic social needs, which is not possible without the development of both individual and society. Housing is considered as a specific asset to which not only can be viewed through the lens of economic criteria. The aim of this thesis is to investigate sector of housing called social housing, many times regarded sector of affordable rental housing. In this thesis, I intended to examine which tools are needed to increase availability of housing for certain groups of inhabitants who are not able to obtain housing in a free market due to social and financial reasons. Considering the sphere of physical availability, support of spreading of present housing stock and development of rental housing are of high importance. In sphere of financial availability of housing, the support is obtained from the distribution of financial budget which is designed as housing benefit and obtained by households with low income or by those dependent on supplementary benefits. For the analysis of the conditions of housing stock and of impact of deregulation of rent in households in town Karviná served structural conversation.
Apartments rent in Olomouc and the factors influencing them

This diploma thesis examines market rents of flats in the town of Olomouc. It probes the condition of the local real-estate flat rent market and it assesses which factors affect the price the most. That is achieved on the basis of data of realized rents gathered via questionnaire and complemented with the supply real-estate prices. The data are sorted into four categories (1+1 a 1+k, 2+1 a 2+k, 3+1 a 3+k, 4+1 a 4+k) that are mutually compared and analyzed with textual, table and graphic output. In the theoretical part of this work, the research is supported with juridical and economical definitions, which appear on the real-estate flat market. The work then states the specifics of real-estate market and comments on the changes in the new civil code of law. It also gives a brief overview of the basics of the housing policy theory.

Objective of of this work is to compare the rents in Prague and Brno and assess the factors that affect it. The first chapters present the theoretical information in the area of rental housing, the cross-section of the historical development of housing policy and a view of current issues of housing policy. Then I evaluate the factors, that inflict the level of rent. Data that solve the objective of my work, I found out through a questionnaire with realized rents complemented by the offer price real estate site. Survey contained category of flats 1+1 and 1+kk, 2+1 and 2+kk, 3+1 and 3+kk. I found that the first area of the historic center by the selected category apartments with rents differs in the interval of 20-35% and in the second area near to the center is in the interval of 9-19%. The main objective of this work is discovery that Prague in terms of rents is more expensive than Brno in both defined areas.

Next it evaluates which factors have an impact on the amount of rent. The research of the market was made in four categories according to the floor space and disposition. Diploma thesis on the subjekt ,,Apartment rent and the factors that influence it in a selected Brno lokativ“ is dedicated to the analysis and comparison of the amount of the rent in the offered flats in certain aboriginal sites. It deals with the factors that have an effect on the varying amount of the lease. The obtained data are divided into categories according to size, and 1+1 and 1+kk, 2+1, 2+kk, 3+1, 3+kk, 4+1 and 4+kk. For each category is created map. The results are summarized in tables and charts, and finally, evaluated and textually.

This diploma thesis describes elementary factors affecting real estate rental market. The thesis includes a market research in two different localities in the city of Brno. The result of the research determines a usual rent amount. The collected data is separated by the number of rooms 1+1/kk, 2+1/kk a 3+1/kk and bigger (number of room + the kitchen or a kitchenette) and plot into a map. The usual rent amount defines three levels on each of the groups. The conclusion of the thesis evaluates the research results.
A Critical Analysis of Feasibility of a Development Project

Diploma thesis elaborates the issues of the development projects. One of the sections of this thesis brings out necessary description and break down of the development activities and risks that are part of the development projects. Substantial part of the thesis aims on the evaluation of the projected profits (revenues) from the sales of the residential apartment units. Section studies all factors that have impact on the cost, e.g. locality, architectural disposition and more. Practical section of the thesis explains and comments on evaluation of the development project "residential house" Pilot 3 and projection of the revenues of this project.
