The objective of the thesis „Analysis of real estate market in selected regions of the Czech Republic“ is to analyze the real estate market in two selected regions, two of thein districts and in their capital cities. The first part of the thesis focuses on the theoretical description and terms related to the real estate market. The second part targets the description, territorial development and social level of two selected district towns. In the third part, I compare and analyze the real estate market in selected regions – the South Moravian Region (Jihomoravský) and Vysočina region and in their district towns. The analysis mainly focuses on the price development of apartments in the different districts. In the last part, I compare the market aspects of the different districts with regard to my previous findings and their influence on the local property market.

ANALYSIS AND DEFINITION OF DECISION PROBLEMS OF EXPERT IN REAL ESTATE VALUATION
Krejza, Zdeněk ; Bradáč, Albert (referee) ; Abraham, Karel (referee) ; Tichá, Alena (advisor)
The thesis deals with the decision-making of the expert in real estate valuation. Due to the complexity of the process and the difficulties of valuation it can be assumed that the decision will be an arduous process. It is obvious that the choice of an expert is crucial to the result of the valuation process. This topic is currently relatively little explored, and therefore the work will deal with the analysis and formulation of decision problems expert in real estate valuation. The thesis analyses the current status of forensic engineering and decision-making regarding to real estate valuation. The general decision-making process, divided into seven steps, is adapted to the requirements of expert decision-making in real estate valuation. As in the managerial decision-making process, property valuation is also divided into three levels. These three levels considered the described fundamental decision problems that lead to the formulation of the expert decision-making principles in real estate valuation. For better understanding the extensiveness of the decision-making process in the valuation of real estate the author created a decision tree respectively schemes whose functionality has been verified at the end of the thesis, exemplified with the help of a specific case study of the determined price in real estate valuation.
The influence of the construction type on the distinction index used for the comparative method of real-estate appraisal
Spousta, Michal ; Mikš, Lubomír (referee) ; Šmahel, Milan (referee) ; Bradáč, Albert (advisor)
Quantification of the influence of type construction is realized for the purpose of determining the market price of flats by using comparative method of valuation. Comparative method is based on the market principle. Comparative method is based directly on a comparison of sales similar properties in similar conditions. Comparing price of comparative properties and appraised property is performed by using a number of criteria of significant differences, the evaluation of these criteria are quantified by using the coefficients of differences. In practice is usual to provide the range and number of coefficients based on professional judgment. The most important coefficients in comparative method of valuation are location, technical characteristics, equipment, accessories, property rights, other relevant factors and mainly the coefficient of influence of type construction is one of the most important factors of pricing. Due to this fact based on the analysis of public available sources (mostly from real estate server www.sreality.cz) is set, how the price is affected by the type of flat construction. During the creation database and it´s layout was found, that one of the pricing factor for the type of structure is insulation, therefore is this factor also considered.
Signal processing and receiving in UMTS system
Hron, Michal ; Hanus, Stanislav (referee) ; Kejík, Petr (advisor)
This semestral thesis be concerned with datailed analysis of receiving and processing signals in UMTS network system. Insistence of this work is setting to principals of RAKE receiver and processing signals in CDMA networks downlink channel. Through development system MATLAB simulates real function of RAKE receiver. This project is giving fundamental knowledges about receiving and processing of multipath signals to readers.
Risk Behaviour of ETL Processes in a Data Warehouse
Košinová, Kateřina ; Očenášek, Pavel (referee) ; Bartík, Vladimír (advisor)
This thesis is about hazardous of ETL processes in their data warehouse. In the first part of this thesis I have defined the ETL processes and the aim of this thesis. The second part is about theoretical solutions needed to create a data warehouse, the definition of ETL processes and discovering potential risks. The third part is about discovering potential risks of ETL processes using an analysis and risk assessment. This part also includes a control of the potential risks. The fourth part concentrates on modifying the ETL processes to prevent potential risks. An important part of this chapter is an emergency plan containing necessary processes which must be applied in case of a risk. The fifth part of this thesis is a summary of all knowledge found during the analysis and development.
Risk analysis and evaluation in building foundations design
Kalenda, Lukáš ; Bednářová, Bronislava (referee) ; Vymazal, Tomáš (advisor)
This diploma thesis deals with the analysis and evaluation of quality, environmental and safety risks in the design process of the designing the foundations of building. The calculation procedure is shown in the model example. Subsequently, the risk analysis according to DIN EN 31010: 2011 Risk Management - Risk Assessment Techniques is performed. The risk assessment was made by following methods: analysis of the causes and consequences (Ishikawa diagram), the risk matrix and Analysis Failure Modes and Effects (FMEA). Using these methods, the risk were identified and assessed. There are also proposed appropriate measures to reduce the risk value. Comparisons with publications with a similar theme is performed in the final summary.
FMECA procedural analysis of a cardboard stand
Potěšilová, Hana ; Molák, Radek (referee) ; Blecha, Petr (advisor)
The thesis deals with application of method FMECA to the manufacturing process of cardboard stand. The aim of work is to describe cardboard stand manufacturing, identify fault conditions and their consequences in particular manufacturing processes. In order to increase reliability of cardboard stands, we have designed measures based on analysis of criticality.
Risk analysis of building design with regard to the selected material characteristics
Jirásková, Iveta ; Vymazal, Tomáš (referee) ; Misák, Petr (advisor)
This thesis focuses on the verification of physical and mechanical characteristics of hardened concrete, especially concrete compressive strength, static and dynamic modulus of elasticity. The job description is to perform a series of laboratory analyzes for structural concrete and evaluate the test results meet requirements that are specified in the European standards for designing buildings. The work also includes selected techniques for risk assessment (FMEA, Pareto diagram, Ishikawa diagram) and their application to selected process. Part of the work is also a static comparison of measured characteristics and consideration of the risks associated with variations in the monitored quantities.
