Aspects affecting the price of the pond

This thesis deals with the measurement of ponds and influencing aspects that may play a role in the valuation of ponds. In the first part of the thesis, the author discusses the basic concepts and issues that are necessary for the valuation of the pond. In the second part of the thesis is stated as a specific example of a pond situated on three pozemcíchy using the cost method of valuation in accordance with Decree successive steps and for comparing valuation program ABN14.
Impact Assessment of the Construction of an Apartment (Multifunctional) House on the Price of an Adjoining House in Žabovřesky, Brno

The thesis focuses on the assessment of the impact of the construction of a multi-functional building on the value of a neighbouring family house in Brno – Žabovřesky. The theoretical part includes the description of the direct comparison method. The second practical part consists of the determination of the price upon the valid valuation regulation and the usual price. The aim of the work is to assess the negative and positive influences impacting the family house that would occur upon the construction of the neighbouring multi-functional building. The thesis is processed as a case study.
Analysis of the Requirements of International Valuation Standards IVS and Their Application in a Property Assessment Report

The motivation to this master`s thesis is an increasing demand on evaluation of expertise report in conformity with requirements of internationally accepted standards as well as with national legal regulations. This master`s thesis is focused on defining of requirements of International Valuation Standards – IVS. The objective of the introductory study of this thesis is an effort to provide overview of the structure, the history and development of International Valuation Standards – IVS. The introductory study points out that the IVS standard is not stationary one, but shows the importance to keep the continuous track and analyze other possible information sources in connection to it. The main objective is to analyze the principal requirements of International Valuation Standards for expert as a person, expertise activity and required features of expertise report. The gained information is processed on the base of an expertise system approach, where the expertise is interpreted as a structured object with principal features: expertise object, expertise problem, expertise activity, expertise report and expert. Established findings are then analyzed regarding to such interpreted system approach of expertise and applied in the determination of type of approach which an expert should follow in the procedure of making out an expertise report of property valuation. Finally, an example expertise report for valuation of real estate is compiled. Such expertise report could be considered in conformity with national legal regulation as well as with requirements of International Valuation Standards – IVS. The expertise report is a practical example of findings of this master`s thesis.
The Modelling of The Development of The Middle-Size Building Enterprise Value in The Real Competition of The Czech Republic

The dissertation thesis is elaborated to the theme “The Modelling of The Development of The Middle-Size Building Enterprise Value in The Real Competition of The Czech Republic“. In the introduction of the dissertation thesis, a relation of the chosen theme to the branch of Forensic Engineering is defined and a survey about a contemporary state of the solved problems is elaborated. Further on, the objectives of the dissertation thesis are stated there namely including a formulation of a problem. The dissertation thesis contains the basic data about the examined middle-size building enterprise of a regional significance and its competitive building enterprises. At all enterprises, a property evaluation by an assessment of a substantial value and a returns’ evaluation by a method DCF Entity are carried out. The component of the dissertation thesis is a proposal of a simple expert standard containing methodical recommendations at an assessment of a value of a building enterprise of a regional significance. This is the essential contribution of the dissertation thesis for the branch Forensic Engineering whose starting ascertainments are practical pieces of knowledge and experience with the behaviours of the middle-size building enterprises in a period of a financial crisis.
Expert activities in expropriation proceedings

The theme of this work is expert activities in the expropriation proceedings. In the first part of this paper will focus generally on expropriation and on terms that are associated with this institute. I will also consider the purpose of expropriation and the laws under which it is possible to carry out the expropriation. A description of the actual course of the dispossession, respectively. expropriation under the Expropriation Act. In the next section I will deal with expert activities in the expropriation proceedings, ie the status of an expert in the expropriation proceedings, the structure of the expert report and its appurtenances and eventually own appreciation for the expropriation proceedings. In the last part of this work create a training expert opinion for the purpose of expropriation, which is evident from its structure.
Valuation of real estate for bank purposes

The thesis is focused on analyzing the general practice appraiser or expert in the valuation of property for purposes of bank. Domestic banks for their own purposes require an estimate of a normal price. According to established procedures were estimated normal price of administrative building, located in the statutory city Havirov. To determine a normal price has been used three methods - cost method or material value, the comparison method and the yield method.
RENTS AND THE LAND PRICE RELATIONSHIP BASED ON THE PRICE MAP

The dissertation is focused on current issues in the connection with the rental price of land and construction land maps, which are addressed to practice. It deals with an overview of the development of rental and price charts in the Czech Republic and abroad. The basic precondition of the dissertation is the existence of data dealing with the relationship between rents and the usual (market, global) price of land in the price map in the Czech Republic. This area, the relationship of rents and land prices, has not yet been fully explored. The unavailability of this data can result in questioning the expert opinions for example in court proceedings. The conclusions of the dissertation illustrate, how interdependent ground rent with the price specified in price map constructions of land. The percentage of the relation I have determined to both individual cities (Prague, Brno, Olomouc), and all the Czech Republic as a whole.
Basic Issues of the Expertising from the Risck Management

This master´s thesis deals with the identification of risks which affect the operations of experts activities in the Czech Republic. To obtain the necessary information there will be used a questionnaire in which the forensic experts in the field of Economy will be addressed.In the first part of the thesis there are described theoretical recourses which contains the explanation of basic concepts which are connected with identified risks. The second part of the thesis deals with the professional insurance of experts. By the SWOT analysis will be processed each expert knowledge on the topic of “The Basic issues of the expertising from the risk management.“ Finally will be evaluated the current state of expert activities in the Czech Republic and will be suggested possible measures.

65 Expert Evidence in Civil Procedure Abstract Expert evidence is an essential part of the civil process. Its purpose is to help the court in resolving a factual question, the answer to which goes beyond ordinary knowledge. The relevance of the topic is given both by the persistent problems in connection with expert evidence, and the new legislation on the expert activities effective from 1 January 2021. The thesis describes some problematic aspects at various stages of expert opinion proving, as problems related to the assignment of the expert opinion (distinguishing between legal and factual questions), the preparation of the opinion itself (especially its insufficient reviewability) and problems related to its evaluation before the court. The objective of the thesis is to define the main problems associated with expert evidence, to evaluate the impact of the new regulation of expert activities on evidence in court proceedings, to assess whether the regulation of provisions § 127 and § 127a of the Civil Procedure Code is satisfactory, and possibly to propose a solution that would be able to eliminate the defined problems. 1 Expert in criminal proceedings with a focus on healthcare Abstract The thesis deals with the evaluation of the legal regulation of expert activities in criminal proceedings according to Act No. 254/2019 Coll., on Experts, Expert Offices and Expert Institutes and Act No. 141/1961 Coll., Criminal Procedure Code. It is divided into five chapters, which deal with the history of expert activities, expert, expert opinion, expert evidence, and opinions from the field of healthcare. The first chapter maps the history of expert activities on a global scale and the gradual development of expert activities in our country. The second chapter is devoted to the expert, his status, conditions of practice and his rights and duties. Among the most important rights of an expert is the right to expert fees, which is thoroughly discussed in the thesis. The third chapter deals with the expert opinion, its differences from a professional statement, its form and requirements.
