Analysis of decisive factors on the value of selected single-family houses in Brno

The objective of diploma thesis is to determine the price of five selected houses in Brno and consecutively to define the factors governing their price. The theoretical part is devoted to methods of real estate valuation and fundamental concepts involved. Family houses are valued according to valid Czech regulations and the price is determined. Above that the sales comparison approach is used comparing valuated properties with comparable properties that have recently been offered. A database of such properties has been created and the market value of five selected houses was determined.
Determination of Usual Rent on Land

The aim of my thesis is to outline the problems of determining normal rent for the land. In the beginning of my work I have focused on defining the basic concepts that relate to your topic. I also focused on clarifying the concept of market value. In another part of his continuing work allude tenancy, the rights and obligations of the landlord and tenant. To determine the usual rent is necessary to establish the normal price of the land, so in the next part, the method of valuation of land. Then bring the reader into the very issue of determining normal rent for the land. In my work, not just the stark listing of all operations associated with this topic, but also the willingness to give readers a better orientation when confronted with this issue. In the practical part is focused on the determination of usual rent on land different space consumption.

This bachelor thesis bearing the name Evaluation of economic efficiency of green roof construction, focuses on the description of the economic evaluation of the efficiency of green roofs, the course of the construction life cycle ond the effectiveness of public projects. The work is divided into two parts. The first part deals with the description of the history and present of the development of green roofs, their division and financing options. The second part of the bachelor thesis case study describes a modular building located in Rozdrojovice. This part focuses on its valuation and construction costs. The case study contains three model roof solutions, which are described in detail and compared.

The theme of this master´s thesis is determine the new price of a house in Prostějov, district Žešov, cost method of valuation, current price of a house before insured event, description of the insured event (fall of the airplane Zlin Z-326 M), determining the amount of insurance payment for the harm caused of the insured event and again determine the current price of a house after insured event. Result above operations is evaluation effect of executed corrections after the insured event to the house value.

Base data for the new strategy are gained from teoretical knowledge, the application of a questionnare survey and from analysis of general, branch and internal environment and SWOT analysis. Particular components of strategy,elements of marketing mix, are proposed on the base of data processing and their evaluating. This strategy is prerequisite for increasing competitiveness of the dance school Danza and creating her steady position on the market.

Comparison of Selected Methods of Valuation of a Holiday Cottage and a Garden Cottage in Náchod and Its Surroundings

The diploma thesis deals with the comparison of methods of valuation of the object type of holiday and a garden cottage in Nachod location and surroundings. In the first part is introduced location Nachod and concisely its surroudings. The next is a description individual valuation methods, which according to objects are valued. For the determination of the property valuation methods are used according to regulations, the valuation of substantive value, the valuation by comparing the price and yield valuation. The main part is the actual valuation of three real properties. The first is a holiday cottage V Kovarove dole, cadastral territory Nachod, the second holiday cottage is U Cihelny, cadastral territory Nachod and last is garden cottage, cadastral territory Kramolna. At the end of each chapter is a statistical summary and determination of current prices. On the Finally is the statistic summary of set prices and is determined the most appropriate method for property valuation for the type of holiday and garden cottage in location Náchod and its surroundings.
Reduction in House Prices due to Humidity

Diploma work "Problems of house price reduction due to defects manifested with damp" deals with the issue of property valuation and subsequent sale of the defect. The first chapter describes valuation and other important factors relating to the Act valuation. The second chapter deals with the necessary documentation for property valuation and basic terminology. The third section deals with defects that could occur in the residential building as well as their possible correction. Another part of this work is focused on the actual valuation of the object to a defect with property damage and the last chapter deals with the actual real estate market and the subsequent sale of such property with the defect. The attachments of the case study is then focused on the valuation of the house and without defects and possible solutions and proposed procedures for sale.
