Factors affecting the price of real estate in the selected area

This thesis is focused on the factors affecting the price of real estate within the market valuation, specifically those which affect the market value of a building plots, family houses and housing units. There aren´t any publications with a comprehensive description of these factors currently. The main aim of this thesis is to define the main factors including their description and an influence on the price of real estate. Factors are divided into inner and outer factors and further into particular categories. Based on this division the analysis of the influence of the groups, categories and factors is carried out within selected types of real estate which is backed up by real examples of market valuations. Further on, the map of a preference of localities in the district Opava is worked out of the outer group of factors. There is also obvious the price level of real estate in this district which can serve as a valued basis for municipalities within urban and other planning. The result of the analysis of influence of the factors is the conclusion that on setting the market value of a real estate outweighs the group of outer factors, or else the influence of a locality in which is a real estate situated is outweighing over the particular real estate.

This thesis deals with the project documentation of a family house. The L-shaped house is formed by residential part with gabled roof and a single deck tract with a flat roof. The whole architectural design of this ground-family house with an attic and its integration into the natural terrain creating favourable conditions for architectural effect of the building. The building is designed from the structural system POROTHERM.

After this is described a research of various technologies for heating with their advantages and disadvantages. The last part is given to comparison all methods of heating and overall evaluation.

The aim of the bachelor thesis is a design of family house located in the cadastral area of the town Valašské Meziříčí. It is a two-storey family house on a slope, with a garage and a terrace adjacent to the first ground floor, which performs the function as a housing for four to five member family. The object is designed as a wall system, built from sand-lime bricks km beta Sendwix and insulated with the ETICS thermal insulation composite system. Horizontal supporting structures are made of reinforced concrete. The entire building is roofed with a flat roof. Wooden windows and doors are used in the building to fill the holes. The bachelor thesis is elaborated in the form of a project documentation for the execution of the construction.

The aim of the bachelor thesis will be to analyze a selected segment of the real estate market in a particular locality (CZ-SR-PL) and to analyze the factors influencing the real estate market. Based on the collection of the necessary data on available properties and locations databases are created, in which the properties are divided according to the type, layout and size of the location in which the property is located. The average market price for a given location is also created from this database. The main roles in the evaluation are the parameters of the properties, area and civic amenities of the site, which may affect the final market price of real estate.

This elaborated is on the theme of "Family House." They work out of the A, B, C, D.1.1 and D.1.3 and Annex no. 6 to Decree no. 499/2006 Coll., On Construction Documentation, as amended by Decree no. 62/2013 Coll. Family house is designed for 4-5 members. Building Plot is located in Uničov and a number 2126/59. It is a two-storey building with a partial basement. In the eastern part a garage, without a basement. The roof of the garage serves as a balcony. It is accessible from one of the rooms on the second floor. The building is covered with a wooden truss. This creates a pitched roof with a covering of corrugated iron. On the south side terrace is partly covered by a small roof hanging on steel rods. In 1PP is lightweight gym, bathroom, food store, inventory, laundry room and utility room where the boiler is located. V 1 NP is a study, kitchen with pantry, dining room and living room and wc. 2 NP serves as the resting part. There is a bathroom, bedroom, closet and three children's rooms. Perimeter, internal bearing and inner walls are made of Porotherm. Only the basement is part of shuttering. Ceiling construction is Miako and beams Pot.

The object of this work is the preparation of project documentation for the family house. This is a two-storey brick building with partial basement, which is situated in a sloping terrain. Roofing over the 2nd floor is done by a shed roof and over part of 1st floor is done by flat roof, which is used as a terrace. In the basement is a garage for two cars. The building is designed in the system KM Beta SENDWIX M. Layout solution provides comfortable living for 4-5 member family.
