Impact Analysis of Location on the Market Value of Housing Units in Selected Locations

The thesis focuses on the comparison of selected methods for valuated property type apartment. Valuating apartments are located in areas Decin, Ústí nad Labem and Most. The theoretical part focuses on the definition of basic terms, a description of the valuation methods associated with this dissertation and description of locations for the sites in terms of historical, cultural, social and economic. The practical part was to prepare drawings of assessed residential units and subsequent determination of prices of selected valuation methods – comparative method price by 2014 and 2015, by direct comparison and revenue method. In conclusion, the comparison of prices, according to the valuation method sused.

In the second part, the analysis of the firm was carried out and the main activity of the enterprise, basic requisites, basic information and history of the company were prescribed. The master´s thesis was chosen based on two main reasons. The first one was the importance of this issue as it concerns all of us. The second one was the fact that according to the gathered information, I would be able to give a qualified advice to the others concerning the housing. The residential market cannot be assessed individually; many factors that influence it must be taken into consideration. Its development depends on the economic situation of the state and the favorable development in the world that impacts the whole society. The prosperity of the state has an impact on other markets as well, especially the building market, employment and wages of the citizens. Furthermore, this influences the demand, prices and the overall development of the residential market. The aim of this paper is to predict the future market development, considering all the factors that affect it. The model scenarios are based on retained knowledge, information, data and facts. I tried to process this work clearly and understandably so that it would be beneficial not only to the professionals but to everyone interested in buying a new home.

The practical part deals with the housing market in city of Zlín following to the new zoning plan. In conclusion is compiled the concrete financing flat by the help of building savings loan.

The collected data on four products created using regression function of demand, as well as the function of the elasticity of demand, based on which predicts the behaviour of demand. Bachelor thesis also gives recommendations for increasing demand.

The thesis is focused on comparing the price of housing units in Vsetín region using different valuation methods. Theoretical part describes the basic concepts related to valuation, individual methods of valuation and description of the region. Practical part is focused on valuation of selected housing unit’s individual methods of valuation, which are the method of valid price provision, the direct comparison method and the yield method for determining the usual price. All these methods will be evaluated and compared in the conclusion of the thesis.
