Falt House Hodonice

The diploma thesis was prepared for the new construction of an apartment building at the stage of project documentation for the execution of the construction. The building is part of a new residential zone built on the premises of the former JZD in the village of Hodonice near Znojmo. The project was developed in accordance with the spatial plan and respects the surrounding development. The goal was to design a building that would provide residents with new residential housing that meets today's standards. It is a partially basement building with one basement floor and three aboveground floors. In the basement of the building there are cellar cubicles assigned to individual apartments, technical rooms, a room for bikes and strollers and a drying room. On the upper floors there are a total of twelve apartments with layouts of 1+kk, 2+kk and 4+kk. The third floor of the apartment building is set back, which gave space for the creation of terraces that offer beautiful views of the surrounding countryside. Photovoltaic panels and heat pumps are placed on the flat roof. The new construction of the apartment building meets the requirements for a building with almost zero energy consumption.
Modeling of decision-making processes in development projects

This dissertation focuses on the decision-making models of real estate development companies with a narrower focus on the pre-implementation part, when companies decide what kind of project, in terms of time, technical, financial and risk, they will implement in a given area. The thesis focuses on the real estate market, which is influenced by a number of controllable or uncontrollable factors that have either none or minimal or, on the contrary, a significant impact on a given project. This broad scope is then narrowed down in the thesis to the residential housing market, where the project developers are mainly business entities and the end users of the projects mainly use it for housing. This housing market is associated with both economic and emotional influences that must be considered in the development of a given project. Thus the aim of the thesis is to propose a model of decision-making processes for real estate development companies, which will be based on the analysis of factors influencing the real estate market and the analysis of current methods of decision-making processes, which are incorporated in the individual proposed variants of the model. The resulting model variants are then applied to specific cases of already realized projects.
Comparative Analysis of New Developments Around the City of Brno

This master’s thesis deals with analysis of documents for the realization of the new buildings the wider area of Brno. It is divided into the theoretical part and the empirical part. The theoretical part describes defines and characterize different stages of implementation of building plots in the framework of utility lines and roads on agricultural land (greenfields), designated for residential housing. In the empirical part goals and methodology of the research project are mentioned and it is divided into two parts. The first part is devoted to case studies comparing and analyzing the costs and revenues of the developer selected localities of satellite towns. The second part is focused on the actual development of land prices. It points to items affecting profit or loss of the developer. In the last chapter the author of this thesis describes creating a preliminary calculation, which the developer can determine whether a satellite town of the selected project will be successful or not. In conclusion, the thesis points out important factors affecting the project success of the satellite town.
Residential Complex in Brno - Komín

Proposal of the residential complex at Pastviny concentrates on forming of pleasant housing in a nature environment with high quality, in the city. Basic of the concept was to offer to the future residents comfort of private inside courtyards/ gardens and public space for everyday activities and meeting at the same time.
Residential Complex in Brno - Komín

The subject of the bachelor thesis was to design a residential complex in the area between the existing gardens and two streets - Houškova and Pastviny, in the city of Brno - Komin. Given the disparities parcel proposal, I divided it into three parts. In the lower part, which has only little elevation, I designed four apartment buildings with just 3 floors. Those buildings are creating a public space between them selves. In the second, the middle section there are two types of townhouses and the third part is due to its steep slope designed for two terraced houses. Thanks to the diversity of housing you will find people of all ages and different social stratacoming to live here. Due to the excess height of apartment buildings and houses seem almost similar and there is no high-rise dominant. Houses naturally follow the sloping terrain.
Multifunctional building object

The master’s thesis solves the design and creation of project documentation for the construction of new multifunctional building on parcel 399/30 in the cadastral area Uherské Hradiště - Mařatice. This building plot is intended for construction and is owned by the town of Uherské Hradiště. The location is located in close proximity to the block of flats Pod Svahy. The enclosed building documentation is made in accordance with applicable laws, decrees and standards. Designed multifunctional house is a multipurpose building with one underground and five above ground floors. Basement areas serve as collective garages and backroom areas for residential units. The first floor has a commercial use with cafes, design offices, copy center and a hairdresser. Other above ground floors serve as permanent accommodation in the form of thirteen residential units. A reinforced concrete monolithic skeleton is designed as a support system. The roof is made in the form of a flat roof. The object is based on a base plate.
Feasibility Study of Residential Housing Development in Brno and Its Surroundings

The aim of my work is to analyse the market with the residential estates in Brno and its surroundings. To check all the factors and impacts that influence outside and inside of the neighbourhood of the residential housing living and their mutual connections. To describe the strong and weak points, future threats, the facilities in residential areas and to establish the main advantages. To evaluate the feasibility in present conditions on the base of my anlysis and to suggest a suitable solution for the residential dwelling improvement.

Thesis Specifics of the real estate market in European countries is divided into theoretical and practical part. The theoretical part discusses the terms associated with real estate and the real estate market, including the actual pricing of real estate and methods of real estate valuation. The practical part follows the application of knowledge focusing on five selected European countries, which are: the Czech Republic, the Slovak Republic, the Republic of Poland, the Federal Republic of Germany and the United Kingdom. Representative samples in the form of five cities are selected from these countries, namely: České Budějovice, Prešov, Jaworzno, Jena and Chester. In these cities, the offer prices of flats are examined, which are then evaluated and are the main basis for entering the final evaluation of the real estate market in selected European countries.
Marketing activities of the development group JPS GROUP on project examples RD BOREK and KODETKA

In my bachelor thesis I analyze the marketing activities of the JPS Group on the residential housing projects Kodetka and RD Borek. The Kodetka project has been active since 1995 and the archival information on marketing for the first two phases of the project is in a very poor state. For this reason, for the Kodetka project I have only examined the marketing activities for the third and final phase. The theoretical part deals with the marketing mix, marketing and its history. Furthermore, this part discusses about development, development companies and marketing in development. The practical part describes the JPS Group holding, its history and portfolio. Then I briefly but in detail describe what the real estate market in České Budějovice looks like. Subsequently, this part describes the previously mentioned projects, the locations in which they are located and the marketing associated with the projects.
