Valuation of construction work from stone in the restoration of historic immovable objects

The aim of this thesis is to analyse the current situation in valuation of restoration works during construction work, and then to define and standardize the construction work of stone during the restoration of immovable historical monuments. The dissertation moves further knowledge about the issue of restoration work valuation and brings benefits at both theoretical and practical level. In the first part thesis deals with the detailed definition of basic terms, namely restoration, cultural heritage, calculations and costs. The second part of the thesis is dedicated to international comparisons of the historical monuments care in the Czech Republic and France. The result is a comparison of selected indicators of historical monuments care in the Czech Republic and France. Further the attention in the second part is devoted to the pricing development and standardization in construction and restoration, as well as to the pricing of construction work. The third part of the thesis is dedicated to the actual research work, which is focused on the methodology of determining the price of stone construction work in the restoration of the historical buildings. Based on the results of the research there are presented conclusions and proposals of solutions to the existing issue. It is primarily about defining the scope of the building technical documentation with respect to the requirements of restoration, defining direct and indirect costs and profits of construction work of stone in the restoration of historical buildings. At the end of this section there are defined conclusions from the research, which summarize the determination of price list and its description. An integral part of this dissertation is a proposal for the further development and possible solutions of this specific issue.

Restoration of the monastery in Šternberk

The subject of the diploma thesis was the elaboration of an architectural study and a proposal for the new use of the former Augustinian monastery in Šternberk. The former Augustinian monastery is declared a cultural monument and is located in the urban conservation area of Šternberk. The architectural study deals with the building of the monastery and modifications of the adjacent area. In the monastery building there is a spa accommodation with spa treatments, wellness, a restaurant with restaurant kitchen and a café. The wellness, restaurant and café are not only accessible to the residents but also to the public and all these functions are on the first floor. The wellness area is also on the underground floor of the monastery, where there is mainly a relaxation area with a bar and is further extended by another underground area, towards the garden of the monastery. From the underground part, access is provided to the garden, where separate outdoor sauna cells with cooling ponds are designed. Furthermore, the underground floor is used as a technical background. On the second floor there are rooms for the guests, spa treatments such as massages, beauty treatments and baths, as well as the administrative part of the hotel. On the third floor there are also rooms for guests, an examination room with facilities, exercise rooms, a ballroom, a studio, a kitchen with a day room, a virtual room and an apartment for the area manager. The design respects all the valuable elements and materials and adds a staircase in place of the original, already demolished, baroque staircase. As part of the redevelopment of the site, underground parking is proposed for residents and visitors to the restaurant, café and spa.

Renewal of the former coaching inn in Tišnov

The subject of this bachelor's thesis is the renewal of the cultural monument of the former coaching inn vol. Peklo in Tisnov. The subject of the proposal was the preparation of documentation for the building permit and part of the documentation for the construction on the basis of an architectural study, which was prepared in the subject AG035 Monuments renewal studio. The aim was to design the renovation of the inn, its new functional use and design a family house for the owner. My main concept is to make the inn building as intact as possible and to adapt it to the current requirements for the new content of the cultural center in combination with the preservation of valuable structures and elements. The most significant intervention in the external appearance of the building there are the those two extensions on the west facade, which hide the hygienic facilities and staff facilities. The visible above-ground extension is separated from the building by a glass connecting neck so that it is still possible to perceive the original form. The second building of the sanitary facilities is connected by an elevator to the above-ground extension, but it is located under the newly modified terrain, so only a small tube with an entrance from the lower courtyard is visibly added to the building from the exterior. The building of the newly built family house is separated from the building of the inn and embraces the existing cellar, the construction of which will be secured and cleaned and will continue to serve its purpose. The cellar will not be visible from the outside, but its value will remain preserved in the interior as a hidden treasure. This is a plot of land in the historic center of the town of Tišnov, where it was necessary to solve the separation of the private and public zones, landscaping and connection of extensions to the existing building. Reconstruction of listed buildings

The thesis is devoted to the historical monuments. I pretend 3 objects with different type of protection. The budget for the reconstruction of historical momumets of cultural heritage will be set up a in accordance with the requirements of the „Národní památkový ústav“. Then the prices of different types of items will be compared and evaluated with regard to their lifetime.

Renovation of the railway station in Ústí nad Orlicí

The subject of the Bachelor Thesis was the reconstruction of the railway station in Ústí nad Orlicí. The content of the thesis was the Documentation for Building Permits and Documentation for Building Construction, based on the architectural study, which was created in the subject AG34-Atelier of Architectural Design in the winter semester. The building is situated on the outskirts of the town of Ústí nad Orlicí, near the village Kerhatice. Tichá Orlice flows nearby, and on the northern side of the building the terrain rises into a wooded hill. The station was built in 1874. Because of spatial reasons the building was placed between two groups of tracks. At the moment the only access to the building is by underpasses or by access roads for firemen from Nádražní street. Because of the construction of the new railway station, underpasses to platforms and their repairs, the old railway station was decommissioned, but the building was saved and declared as a cultural monument. The main idea was to design an appropriate solution for the using of the old building and preserve its original appearance from the time of construction in 1874. Restore the restaurant in a single-storey building. Create residential areas for the building manager, provide temporary accommodation for travelers, locate interesting historical information about the building and linking the building to the educational trail, possible multifunctional spaces such as workshops, offices and a small shop. Also rental spaces for hairdressers and cosmetics are also available. The assignment was also a space solution next to the object that is not being maintained. Therefore, a park layout was designed which serves passengers as a relaxation zone, for children for fun. The layout is an abstraction of the sound curve of a going train.

Restoration of the monastery in Šternberk

The subject of the thesis is an architectural study of the restoration and new use of the historic building of the former monastery in Šternberk and the surrounding garden. The monastery is owned by the city, which is looking for a usage for it. The goal of the proposal is to give this monument a new life, i.e. to make it town‘s living part, which will have not only historical, but also contemporary social significance. And thanks to this, it also will have the means for its maintenance and preservation of historical values for future generations. This purpose of the study is solved by creating a pleasant and easily accessible garden environment and by choosing the content of the building, which will give people a reason to visit and use the monastery grounds more. The architectural design is based on an analysis of the current situation and freely reflects the ideas of the town management. And at the same time, from the point of view of historic preservation, the proposal strives for the greatest possible degree of preservation or restoration of valuable historical building constructions and details. The new content of the building is a hotel with wellness, a restaurant, a cafe, offices and a coworking center, exhibition spaces, art studios and a multifunctional town hall. The building is complemented by new architectural elements of the central staircase with elevator and the atrium roof, which, like the park arrangement of the garden, combine contemporary architecture with the concept of baroque morphology.

Renovation of the castle in Velké Němčice

The subject of the bachelor thesis is the preparation of the documentation for the building permit and part of the documentation for the implementation of the building on the basis of the architectural study, which was developed in the subject AG35 (monument restoration studio). The theme of this bachelor thesis was to find a suitable concept for a new functional use, taking into respect the historical nature of the monument and its structural and technical condition. The project included the restoration of the whole area of the castle, for leisure use and the addition of parking spaces. The result was an architectural study of the restoration with an emphasis on viability and feasibility. The aim of the bachelor's thesis is the gentle restoration of the building with an emphasis on its reuse with both new functions and elements. The castle has been enriched with an extension that adds more lively proportions, thanks to a stained glass window designed in the shape of a crutch, which is the emblem of the municipality of Velké Němčice. The chateau is designed to function as an office, but also as a rental space, a clubhouse, a library, exhibition space and ceremonial rooms. The entire building is designed to be wheelchair accessible, including the immediate surroundings of the castle.

Studie vybraného památkově významného objektu krajinářské architektury

The thesis focuses on the complexity of revitalization of important landscape architecture monuments by emphasizing the application of the method on a specific model object as the castle garden in Veseli nad Moravou. The contribution is in the proposition of the revitalization of the castle garden and its integration into the wider context and the connection with the port of Bata canal. The proposal provides the unconventional approach to the revitalization with the purpose of integration of adjacent diverse surfaces into an interconnected field, while averting the suppression of the cultural and historical significance of the castle garden. Additionally, the paper addresses the necessity to develop a new form of Bata canal Veselský port, which capacity is currently insufficient, and proposes a new way of using the inner area between the port and castle garden. While the historic garden requires rather sensitive approach, it is possible to design a more liberal solution for the port area. Analytical and design part emphasizes the expansive image process with diagrams, situations, drawings and visualizations.

This thesis is dealing with the valuation of a spesific real estate. In the first part it is neccesery to define the basic concepts and analyze the methods of valuation that will be used in determining both of the known prices. Analyze the entire valuation process from data collection to results. In the second part i will be working with the results and demonstrate the complications that can happen in the process of valuation of such unique real estates.
