Determinants of Commercial Real Property Prices in the CR during the Financial Crisis

This thesis examines macroeconomic factors which influenced the Czech commercial real estate market between the years 2007 to 2010, dividing it in three basic segments - loading, office and retail. First we focus on describing the character of the market, how it differs from other areas of economic activities and what are these differences caused by. Next we create several models for particular real estate market quantities and from the results we conclude some fundamental facts about the functioning of the market. We interpret the role of the real estate yield as an instrument of the financial market which moderates the real estate market's reactions to changes in the economic environment.
Rent of office spaces and the factors influencing it

The thesis is focused on a topic of the price of rent and its factors at the office spaces in selected districts in the city of Brno. It describes the current situation in the real estate market of commercial buildings. Furthermore, the database of the advertised offices in ten districts of Brno is composed of the graphical and text part of the thesis. The resulting data are processed into maps, tables and graphs. In the end of the thesis, the results of the research of the real estate market are evaluated.
Critical Analyse of a New Reatail and its Development Prediction

The objective of the thesis “Critical Analysis of the new retail and estimation of its future development” is to present a close overview about retail real estate issue in Czech Republic. First chapters are focused on theoretical issues of the retail. The practical part is focused on space-time analysis of market characteristics in the Czech Republic, which provides theoretical insights and diffusion process of expansion of shopping centers. The outcome of this paper is an estimation of the future development of the new retail from the optimistic, realistic, and pessimistic views of the market characteristics, and a definition of the competitive parameters of the retail development.
Proposal of the Investment Opportunities in Commercial Real Estates at Brno´s Region

The subject of this diploma thesis named “Proposal of the investment opportunities in commercial real estates at Brno´s region” is to work out complex analyse of the current situation at the market in real estate development and potential investment for company CTP Invest spol. s.r.o. The first part of this thesis deals with exploring the current situation of the real estate market in Brno and its surroundings. At the same time, compare the market with other markets in the region of Central Europe. The second part of the thesis deals with suitable analytical tools, utilize by specialized literature and work experience, and mainly the application of these tools. The main aim of this thesis is to work out document, which will be used for company´s future strategic decisions making and at the same time to help region´s expansion.
The analysis of the impact of the energy performance of a building on rent of the offices in Prague

The bachelor thesis examines the impact of the energy performance of a building on rent per m^2 of the offices in Prague. The empirical analysis applies the hedonic price method and works with cross-sectional dataset of 296 observations collected during autumn 2015. The results of a regressive analysis show that the increasing energy consumption of the building has a negative impact on rents. Buildings designated as inefficient, which belong to class D and worse of energy performance of buildings, reach 24,8 % lower rent per m^2 compared to similar buildings, which are labeled with class of energy performance A, B or C. Together with some of the structural qualities of the building and the given office space's location characteristics, the energy performance of a building is one of the main determinants of the Prague offices rent levels.
Valuation of industrial real estate

The aim of this thesis is to explain the operation of the industrial market and the procedure for their valuation. The main objective is the comparison of Czech and international RICS standards and their practical application in the valuation of two concrete industrial estate. The first valuation is based on the Czech legislation and it is used the cost, comparative and DCF method together with the residual method. Valuation of the prime real estate valuation is based on international RICS standards are it is applied Hardcore & Layer and Term & Reversion valuation methods.

Primary aim of this master thesis is to depict an emergence of a professional service firm performing its' activities on the commercial real estate market in the Czech republic and to project future development in CEE region confirming existence of factors leading to fast internationalization of a professional service firm concept with specific attention to a born global concept. The work aims to identify factors of a PSF growth in various dimensions and in various specific markets as well as best practices of other globally operating structures. While the theoretical part of the thesis presents principles of a professional service firm's (PSF) function, commercial real estate market and internationalization, the practical part assumes application and implications for the company Kenoby Group ltd. (KCRE). The academic enrichment of research is derived from the three-dimensional interconnection of the concepts of Professional Service Firm, Commercial Real Estate and Internationalization, Born Global respectively.
