Valuation of Economic Risk of Investor in Realization of Investment Project

This thesis is focused on assessing the economic risk for the investor in the implementation of the investment project. An investor's decision on the implementation of the project depends on the economic feasibility analysis identified outputs, these outputs are burdened by economic uncertainty, which raises the risk. Therefore, it is necessary to manage risk. The process of risk management consists of a phase of risk analysis and risk management phase. In the analysis phase is to identify risks, assessments of materiality and risk measurement. In the phase of risk management risks identified evaluate and establish measures to prevent their occurrence or impact.
Determining the economic efficiency of insulation of an apartment building

The thesis focuses on investment project for revitalization in agricultural brownfields. In the theoretical part the problem of the brownfields is described. In addition, it is focused on investment problem, especially investment decision sources of financing and economic evaluation of investments. The practical part deals with the specific case of brownfield revitalization, and its economic assessments. The goal of this section is a recommendation to the investor whether to complete the revitalization and for what purpose.

The subject of the diploma thesis is the evaluation of a selected investment project of the company. The first part defines the theoretical basis, which describes the investments, financial analysis, investment evaluation methods, and risks, which form the basis for the processing of the analytical part. The second part deals with the basic financial analysis of the company in order to evaluate the financial condition of the company. Furthermore, the investment project itself is evaluated, where also risks are determined, from the perspective of cash flows and the implementation of the project. Finally, based on the performed analyses, the investment opportunity and its weaknesses are comprehensively evaluated, through which is recommended the implementation or rejection of the investment plan.

In the theoretical part, I deal with the private sector, investments, life cycle of a project, feasibility study and risks in pre-investment phase. Then I evaluate economic and financial aspects of project. In the practical section I evaluate the project in terms of economic and financial feasibility. I compare multiple project financing options. The result is finding out the best way to fund the project.

I compare the results of my findings and I am trying to find out the best variant.

The aim of this diploma thesis is to assess the economic efficiency of alow-energy and passive construction. This paper presents problems of lowenergy and passive construction, their individual characteristics, classification, construction materials, evaluation methods and opportunities for economic assessment due to the investment costs of implementation objects. The main practical part focuses on comparing the investment and operating costs for the construction of a standard, low-energy and passive house. Together with this are processed simple labels building. The out come of this diploma thesis is the calculation of returnability increased by the initial investment in the construction of a standard, low-energy and passive house.
The return on investment associated with construction of a residential building in cities of Luhačovice and Brno

The aim of this thesis is to evaluate the investment of apartment house and decide whether to sell or rent its housing units. The investment will be assessed in two different locales, Luhačovice and Brno-Žabovřesky. The issue is solved by comparison of market value, determined by three basic approaches of market valuation, the market value based on income approach and investment costs. The market value of housing units is the result of a weighted avarage method cost, comparative and income approach. The market value based on income approach is determined from net operating income, capitalization rate and the trend growth / decrease. Investment costs are based on the detailed budget. The results are analyzed in selected methods of financial planning such as net present value, internal rate of return and payback period. Part of the calculation of the financial planning are cash flows that are adjusted by projected annual growth trend.
Heat loss of buildings and proposals for measures to eliminate them

This bachelor thesis is dedicated to the issue of heat losses of the family house and thermal insulation design for their elimination. In the introduction, there is an overview of possible measures leading to the reduction of the energy consumption of buildings. Furthermore, the calculation of heat loss of a family house is described, generally and specifically, and thermal insulation variants are proposed to reduce heat losses. In conclusion, these variants are compared and the most economical solution is chosen.

The aim of the thesis is using methods intended to detect and analyse the economic efficiency of investment which the company plans to implement. In the practical part I will introduce selected company where I will focus more to the evaluation of the past and present. I will formulate the financial and strategic analysis, analysis of the external environment SLEPTE and the five forces analysis by Porter. All these analysis will provide data for SWOT analysis completion. In proposals, I will mention the investment plan of the company, describe in detail the characteristics and reasons for the company's decision to implement it. I will calculate the net present value using the discounted capital expenditure and receipts, then further profitability index, payback period and internal rate of return will be calculated.
