Appreciation of an investment in housing

The bachelor thesis deals with the economic evaluation of an investment in housing. The thesis describes the technical condition of the property and the proposal for its subsequent reconstruction for the purpose of rental housing. Furthermore, the market value of the property before and after reconstruction is determined using the comparative method. In the next step, the reconstruction costs and the possibility of drawing on the NZU's energy-saving housing subsidy were determined. The economic evaluation is then carried out for two baseline situations in two variants. The first situation is from the point of view of an investor who wants to invest his funds in a property. The second situation is from the perspective of the person who has inherited the property. These situations are then assessed in the variant of immediate sale after renovation, where it is examined whether the increase in the market value of the property caused by the renovation exceeded the costs incurred. The second option considered is a long-term lease with subsequent sale of the property, where the net present value (NPV) is the evaluation factor.

The first part describes the theoretical backround. Analytical part deals with the current state of the company, which is determined by strategic and financial analysis. The last, proposal part of the thesis deals with the selection of the most suitable offer for financing.

Proposal to Supplement the Investment Portfolio of the Hegde Fund

This bachelor thesis deals with the financial analysis of joint-stock companies that fall into the technology sector in order to develop a proposal to supplement the investment portfolio of the hedge fund. The first part, which is theoretical, explains the theoretical and legal aspects of a hedge fund and the basic concepts related to investing in stocks, last but not least, the methods of financial analysis are described. The practical part is followed by the initial selection of stock titles according to management requirements. The selected companies are then subjected to financial analysis and based on the results of the financial analysis, the companies are compared with each other and later verified using a bankruptcy model. From this, a proposal to supplement the investment portfolio of the hedge fund will be made.

Application of fuzzy logic as a support for decision-making in financial market

The scope of this thesis is the application of fuzzy logic to support decision making in financial markets, specifically decision making for investments in REITs. Support of decision making is achieved by creating fuzzy models with an interactive user interface, specifically in MS Excel and MathWorks MATLAB. The thesis describes the basic principles and operations with fuzzy logic, introduces the basic criteria used to evaluate investments, and presents five illustrative investments that will be evaluated through the developed models. The evaluation of these investments is then compared between the models and the models themselves are also compared in different aspects.

A financial plan of business development

This thesis deals with the impacts into financial situation from the planned investment of the company with the representative name Teplárna XY. The subject of this investment is a battery system for accumulating electrical energy. The aim was to make a financial plan for the next four years based on the findings, which cames from strategic analysis and financial analysis. This findings was processed from financial statements for the last five years. The financial plan also considers the additional revenues from charging the battery at times of negative prices, which represents new potential revenues for future, similar projects.

The second part contains a description of the proposed fund and conducts analysis and comparison of selected companies. The third part presents a proposal for portfolio supplementation of the fund.

This bachelor thesis, called Economic Efficiency of a Photovoltaic Power Plant, discusses the economic efficiency of a photovoltaic power plant and the financing of such a technology. The theoretical part describes the basic concepts related to photovoltaic technology, methods of financing and indicators for evaluating the economic efficiency of investment projects. The practical part of the case study evaluates an investor's investment plan for the construction of a photovoltaic power plant on the roof of production halls. Based on the input values, an economic analysis was developed and indicators of economic efficiency were elaborated.

Feasibility study of a photovoltaic power plant investment project

The work deals with the economic evaluation of a selected investment project for a photovoltaic power plant. The work seeks to explain the process of evaluating investment projects within technical-economic studies and methods for assessing the economic efficiency of investments. The aim is to characterize the process of evaluating investment projects and to make final financial and investment decisions for the selected investment project for a photovoltaic power plant based on calculations of economic criteria. Case studies are created in the practical part of the work, on which investment evaluation methods are applied. Sensitivity analyses are also conducted, which assess the impacts of variable changes on the final investment outcome. In conclusion, research questions are answered, and final financial and investment decisions are formulated.
