Optimization of an entrance fee as a way to tourism activities regulation as well as an instrument for financing of agencies managing large protected areas in the Czech Republic

Diploma thesis "Optimization of an entrance fee as a way to tourism activities regulation as well as an instrument for financing of agencies managing large protected areas in the Czech Republic" deals with the option of introducing an entrance fee into the Czech National Parks. As a result, the number of tourists visiting parks could be regulated and the agencies managing those parks could profit from the entrance fee payments. The entrance fee should become a tool for negative stimulation to the use of environmental goods and a tool for internalization of externalities. The thesis introduces an economic optimization model, which maximizes the tourism related social welfare and discusses the implementation options of the entrance fee to the Czech National Parks. It also demonstrates a simplified real data application.
Impact of urban greenery on the property value in Prague

The main purpose of the diploma thesis is to estimate the impact of urban vegetation on real estate prices in terms of hedonic pricing method and furthermore to suggest a way how the estimated results should be implemented into decision-making within green areas of Prague. In the legal setting of Czech republic, the greenery is almost entirely provided to citizens through public budgets. As many effects of green areas do not come through markets, the decision-making about optimal quantity of greenery supplied comes to be heavily problematic. Concerning this, contibution of urban vegetation to the well-being of residents estimated in this thesis may become fundamental guide-post for public bodies. The theorethical part of the thesis is devoted to the problematics of green areas as an economic good and to the specification of urban greenery in Prague.Then the method used is shortly characterised. The practical part deals with choice of the appropriate variables representing urban greenery on the basis of relevant literature search. The main scope of the practical part is to describe and analyze property data set from Prague and finally to examine the impact of chosen environmental variables on the property prices.
The effects of noise on real estate prices in Prague

In my thesis I deal with the effects of noise on real estate prices in our capital city. The aim is to estimate the traffic noise impact on property prices, using the hedonic price method. Hedonic price analysis is a useful tool for evaluating the impact of environmental policies, especially for assessing measures aiming to reduce traffic noise, and for apprising landscape architecture during the forming of green quiet areas in the city. In the theoretical part of the thesis I deal with the noise characteristics, hedonic price method, and searches of foreign studies that are centered on the benefits of the silence in households. From these studies, I deduced how the noise affects the real estate market, defined the determinants of the real estate valuation, and showed the appropriate format of these determining variables. The practical part of my work focuses on estimating the effect of particular characteristics of a property on its price. From the noise and real estate price data plotted on the map of Prague, I evaluate the relationship between the noise reading and the real estate price, using the econometric analysis. According to my findings, the negative correlation has been proven to be of a significant measure.
Economic and environmental evaluation of the introduction of biofuels in the CR

This thesis deals with the economic and environmental problems of biofuels in the Czech Republic and abroad. The goal is retrieval and analysis of economic studies that address economic and environmental impacts associated with the introduction of biofuels policy. Individual economic studies on the environment that are at work that are evaluated by using biofuels policy of macroeconomic and microeconomic models. Results of studies show that the introduction of biofuels policy creates economic and environmental impacts such as deforestation, environment, prices, employment and competitiveness of farmers.
The effect of the train noise on prices od properties in Prague:hedonic pricing method

The aim of this diploma thesis is to determine what is the effect of the train noise on prices of properties in Prague. This influence is investigated by using the method of hedonic price. The theoretical part is devoted not only to the problematic of the train noise and its physical properties but also to its impact on humans and the prices of apartments. Then the train noise is specified as well as its issuers and the ways in which it is possible to defend from the negative effects of the impact of the train noise. The thesis also explains the various stages of the method of hedonic price together with the theoretical part of Foreign Studies which have been engaged in using the method of hedonic price and the train noise. In the empirical part are used the knowledge from search, the selected variables are discussed and are submitted to descriptive analysis and the hypothesis are given. Then the model works through a regression analysis of function of the method of hedonic price and the various results are discussed. This thesis finishes by calculating the implicit prices and elasticities for the individual variables in the selected models. At the very end recommendations and the benefits resulting from the analysis are drawn.
Impact of floods on the property market in Prague

Master's thesis is focused on the problem of the economic impacts of floods on the property market in Prague. Aim of this work is to clarify whether the floods affect the price of real estate and to what extent. Hypothesis is that floods affect the price of property in flood plains. This effect is determined by the hedonic price model (HPM) for the analysis of secondary data. The theoretical part explains the risk of flooding and floodplains mapping. This section further explains the whole hedonic model and reviewed studies provide a research procedure outside the Czech Republic region. The practical part deals with the exploratory analysis, regression analysis and hedonic price modeling based on the implicit price of flooding. Finding of the thesis is the fact that property prices in Prague are affected by the Q100 flood plains resulting in positive and negative impact confirmed by a log-log weighted least squares regression model. It is shown that implicit price of flooding far exceeds the cost of building flood protection measures in Prague.
Travel Behaviour Modelling Using Choice Experiment Method

This diploma thesis is concerned with the use of the choice experiment method for modelling travel behaviour. The main scope of this diploma thesis is to find the main attributes for the individual's decision making about the student's choice of mean of transport. The models have been applied to long intercity trips between Prague and Brno. The model specification combines trip-based characteristics with socioeconomic characteristics. There are numerous European and US studies which have been conducted in a national context. In recent years, studies have been implemented also in the Czech Republic, but none of them focus on the specific segment of students. The principles of the choice experiment come out from the Lancaster' characteristics theory of value and random utility theory. The multinominal logit is used to the choice experiment analysis.
Biofuels and food safety

The aim is to draw attention to an inefficient allocation of resources and capital, which has resulted in rising food prices and the high number of hungry people in developing coutries, which European and U.S. subsidy policy does nt accumulate capital and invest in their production. I focused on the prices of raw materials for biofuel production in connection with legislative obligations and CO2 emissions, including the impact of indirect land use changes (ILUC) and based on searches draw conclusions from primary studies that deal with macroeconomic modeling. This thesis confirmed the hypothesis that the current agricultural policy on biofuels does not comply with the theory of comparative advantage of growing food where it is advatageous both economically and environmentally.
Changes in the behavior of clients in renting and selling real estate properties in Prague in times of crisis

This work investigates the changes in the behavior of clients in renting and selling real estate properties in Prague in times of crisis. The theoretical part deals with the specifications and definitions of marketing, marketing research and market segmentation and a more detailed division of clients into groups. The second part is an analysis of the company Inversiones en Renta RC Alfa s.r.o., changes in the behavior of their clients in times of crisis and the proposed improvements for the future.
