Determinants of house prices in central and eastern Europe

This paper studies the determinants of house prices in eight transition economies of Central and Eastern Europe (CEE) and 19 OECD countries. The main question addressed is whether the conventional fundamental determinants of house prices, such as GDP per capita, real interest rates, housing credit and demographic factors, have driven observed house prices in CEE.

Valuation methodology of properties and valuation of the house including accessories

Bachelor thesis is divided into two main parts. In the theoretical section of the thesis there are explained the basic concepts of valuation. The knowledge of those concepts is crucial to the practical part. There is also emphasized internal work of cadastre and job description of valuers and experts. At the end of theoretical part there are briefly listed and described methods of valuation. The second practical part is focused on the valuation of specific property including accessories. An administrative method of cost approach is used. Valuation regulation No. 3/2008 has been used for administrative method. Regulation specifies the procedures and values, which are important for property valuation to determine the price for tax purposes.

This BA thesis deals with the field of assessing of property. It is divided into two parts: theoretical and practical. The theoretical part is focused on basic terminology of this field and it illustrates basic methods of assessing of property. It also introduces the form of specialist's assessment. Last but not least, there are patterns used in administrative method of assessing included. In the practical part, assessing of a family house including its facilities is carried out using the administrative method.

The Acquisition of Property Ownership by Foreigners

The conditions of acquisition of domestic (Czech) property ownership by foreigners (both non- and residents) have been changing a lot in the last few years. The biggest changes have been with regards to non-residents and happening in connection with the accession of the Czech Republic to the European Union. The aim of this thesis is to give a comprehensive overview of the development of legislation between 1989 and 2011 which constituted some restrictions to non-residents with regards to acquisition of domestic real estate. The emphasis is put on the changes in 2004 and 2009. An important part of the thesis is to show and draw attention to a more and more frequently occuring fact to which a great part of the final section of the thesis is devoted as the final section deals with a particular case of ownership acquisition.

Record keeping of the municipal property

The thesis deals with the issues of record keeping of the municipal property with regard to their development. The main goal is an identification of obtaining information resources for property passportization from time and financial point of view. The property passportization is defined as multifunctional record keeping and the thesis contains a proposal based on experience (for real estate -- on the basis of real situation in municipalities). The draft of the evidential card is created in Microsoft Excel.
