Comparison of Selected Ways of Pricing of Houses Located in Kroměříž and Surroundings

The Master's thesis is engaged in analyse of methods of pricing and comparison of each other. This work is compiled from historical evolution of prising immovables, over adjustment prising in international prising standards, over defination elementary conceptions to analysis selected ways of prising of houses. The Master's thesis analyses process of prising methods and analyses sources which we need to compile a ways of prising. These are most important things to know, when we want to compare ways of prising. There are ten houses in this work from Kroměříž and surroundings. The main target of master's thesis is to ratify and to explain that location of houses and their surroundings are the most importatnt. These two points of view influenced price and salableing of houses. There is a comparison of ways of prising houses at the end of work
Brewery

This thesis deals with the design of brewery in Litomyšl. Brewery with beer production 2000hl per year and restaurant for 140 guests and kitchen have the main function of the building. The building is designed as one construction object and its built-up area is 472,2 square meters. The building has a partial basement, two floors and it has structural masonry system. A load-bearing walls of two floors are formed by clay masonry and the load-bearing walls of the basement are formed by permanent formwork. A roof of the building is a flat roof with a slope of 3 percent and the finish is made of modifed bitumen membrane.
Wellness centre in Slavkov u Brna

Master´s thesis ,,WELLNESS centre in Slavkov u Brna" is processed in the from of project documentation. The building is a partially basement, it has three floors and an attic, roofed in sellar rooftop and partially counter rooftop. The house is designed to plot No. 1787/1, 1787/30 in Slavkov u Brna Slovanská street. Built up area is 554,7 square meters. The basement, ground floor and second floor belongs to a wellness and a guesthouse. The third floor is used for housing owners. The building is based on the footings of plain concrete foundation slab drag over the basics with reinforcing karisítí . Walling system and ceilings from Porotherm , partitions from the system Knauf. The building is connected to the local road and the available utilities.
Multifunctional House

Master´s thesis is designed as a complete documentation of a multifunctional house. The multifunctional house is located in the town Nová Paka and functionally designed as a restaurant, garages and 8 flats. Built-up area is 886.95 square meters. The building is covered with a flat roof. The supporting structure is designed prefabricated reinforced concrete frame. Infill walls are made of clay blocks Porotherm. The house is insulated contact system ETICS. The thesis contains a static layout, fire safety, energy saving and safety in use. Drawings were processed with software for design - ArchiCAD.
Motel

The project was prepared with complete documentation of a new Motel at the level of building construction documentation. Motel has a capacity of 25 double beds and one single bed for the disabled. Built-up area is 984,2 square meters. Enclosure is designed as a flat roof. The supporting structure of the building consists of prefabricated reinforced concrete frame. Building design emphasizes on static solution and layout, fire safety, energy saving and safety of use. Drawings were processed in software for design - AutoCad
Mountain guesthouse with a restaurant

The project is handled by complete documentation , brand new detached house with mountain restaurants at the level of documentation for construction . The building is designed in the village Olšany district. Šumperk on plot No. 261/1 , 261/5 , 261/9 and 261 of / 12. Built up area is 1465 square meters , of which the construction of the house itself has a 445.2 square meters . The basement and ground floor is used for restaurants, restaurant facilities and staff , reception and social facilities for guests . The second floor and the attic is designed to accommodate guests. The pension has a capacity of 20 people , of which there are six double rooms and two suites on the top floor , each for four people. The operation of the pension are a total of four employees. The restaurant , with a capacity of 102 people , the total number of employees 8 . The building is designed as two rectangles perpendicular to each other forming the letter T. The building is based on the footings of plain concrete foundation slab drag over the basics with reinforcing karisítí . Walling system from Heluz , partitions from the system Knauf, reinforced concrete ceilings . Outdoor perimeter walls is insulated with polystyrene foam . The roof is gabled and three graduated height of the ridge , where the highest elevation is the main part +11.370 m , roof pitch of 35 °. The building is connected to the local road and the available utilities. Proposal for hotel and restaurant is processed in accordance with applicable standards and regulations for the country.
Swimming pool

This thesis covers brand new detached indoor pool with one underground and one above ground floor, which is designed for a maximum capacity of 120 people, with two swimming pools, a children's swimming. The building is designed with a flat rectangular roof insulation. Envelopes are ventilated, insulated, bearing part consists of reinforced concrete. The pool hall make up the majority of the building envelope glass facade. Facilities for employees is located on the first basement floor. All technologies for cleaning pool water, air conditioning, boiler, facilities for maintenance are located on the first basement floor. Chimneys are stainless steel, placed on the outside of the building. The finish floors are ceramic tile. Pool bath is designed as a so-called white bathtub. The supporting structure of the ceiling above the pool hall beams are post-tensioned concrete.
The mass real estate appraissal methods

The aim of this thesis is to explore the use of Mass Appraisal Methods in Czech republic. This diploma thesis specifies main use of those methods, next specifies who uses this methods and in which cases this methods are used. At first, there is description of appraisal methods used in Czech republic and abroad in this diploma thesis. On the basis of this knowledge utilizations of Mass Appraisal Methods are described. For illustration of Mass Appraisal Methods the appraisal of two sets of similar houses is performed for use of property taxes in context of legislation in Czech republic. Further advantages of appraisal systems are described, which use a Mass Appraisal Methods in praxes.

Masonry House

The subject of this bachelor project is a double-decker detached brick house, which is situated on a flat terrain without any significant slope and other buildings. The building is shaped to a letter „T“. The first floor is rectangular with the dimensions of 16.82 and 8.82 meters. Second floor has the shape of a letter „L“ with dimensions 12.32 and 11.82 meters. Height of the building is 6,95 meters and the occupied area is 168,8 m2.The building is made of ceramic bricks POROTHERM. The roof is flat with inverted insulation with a maximum slope of 8.7 %.There is front door with a foyer in the first floor, living room with kitchenette and dining room, pantry, wardrobe room, mechanical room, workroom, bathroom with WC and a hall with stairs. In the second floor, there are two children’s rooms, bedroom with wardrobe, bathroom, toilet, and hallway with stairs. Both floors are connected with a unprotected escape path.The estate has a road connected to a main road which goes through whole town.
