This thesis deals with investments issue for smart house systems. The theoretical part describes the definitions of the economic area, the area of intelligent systems and real estate valuation. In the practical part, there is detected the real estate price, accomplished a survey of public opinion and designed particular smart house system. The proposed solution is divided into sections and evaluated from economic and non-economic aspect. In the conclusion there is determined the value of the real estate after the completion of the investment.

This thessis determines return of investments for energetic improvements. Theoretical chapter introduces term definitions for investments, assessing and energetic improvements domains. Practical part compares several possibilities of energetic improvements applied on real estate. Comparsion that is based on amount of initial investment, effectivity and return time determines optimal solution for particular estate.

The benefits of the practical part will specifically identify funding options for the draft in question, to assess the economic efficiency and to offer specific investment recommendation.

Předmětem diplomové práce je vyhodnocení investičního návrhu do zahraničí. V teoretické části práce je důraz kladen na analýzy, jež pomáhají popsat okolí a průmysl v zemi investice. Je zde dána definice přímé zahraniční investice a práce se zmiňuje i o historii. Hlavní náplní teoretické části je příprava investice, způsoby vyhodnocení a stavba cash flow. Poslední kapitola se zabývá riskem, který vyplývá ze změn v kurzech měn. V teoretické části je provedena analýza PESTLE a Portrův model pěti sil. Jsou popsány přímé zahraniční investice v Německu a v neposlední řadě je vyhodnocena zamýšlená investice.

Theoretical part of the thesis describes particular periods of the investment decision, what compromise a definition of more types of investments, investment projects and their classification. At the practical part of this thesis is applied the theoretical knowledge to evaluation of the planned investment, then is analysed the most profitable of the evaluated alternates and the last step is to propound next measure for the succesful realization of the project.

There are also characterized all the analyses used in the practical part as well as financial and economical evaluation of the project. Practical part is focused on economical and financial efficiency of already realized public project which should serve as an example of described theoretical abilities in practice.

The diploma thesis is focused on the valuation of the company GSI distribution s. r. o. This company is the only authorized dealer of the personal transporters Segway in Czech Republic and it is the operator of one of the oldest rental agency of this transporters in Prague. The aim of the valuation is to estimate the market value of the company while using the methods of DCF entity. The main parts of the thesis are strategic and financial analysis, the estimated financial plan and at the end of this thesis is an estimated market value of the Company.
