Valuation of apartment purchase advantages including its financing against living in rental

The Master thesis is valuating advantages of apartment purchase including its financing against living in rental. Theoretical part elaborates individual phases of investment project valuation beginning with the financial plan and initial investment costs determination and proceeding to valuation itself, e.g. using NPV or IRR methods. Practical part valuates advantages of apartment purchase against living in rental on the specific example based on the form of financing. The work also includes sensitivity analysis elaborating sensitivity of financial models on the key input parameters.

The impacts of the US financial crisis on the Czech economy

The current global financial crisis originated in the United States of America because of combination of several facts, such as the "dot-com bubble" at the beginning of the 21st century, often criticised FED's actions, inconsiderate granting credit to higher-risk borrowers, securitization of this sub-prime mortgages, and resulting the real estate bubble and it's burst. The mortgage crisis, which subsequently overgrew into the world financial crisis, was transmitted in almost all economies in the world thanks to progressing globalisation and interdependence between states. The Czech Republic was affected mainly by indirect channels from the Euro Area, especially from Germany, our biggest trading partner. Not only exporters, whose orders are declining, who are obliged to lower costs and discharge employees, feel the negative impacts. Banks made terms of credit more restrictive for households as well as for enterprises. The Czech economy is probably from October 2008 in recession and for year 2009 is according to the estimates from the Czech State Bank, International Monetary Fund, or European Commission, even deeper decline in GDP expected. Our government have prepared an anti-crisis plan and precautions, but they still don't have a definitive form due to the instability and changes on Czech political scene.

Are agricultural subsidies provided under the EU Common Agricultural Policy effective? Case study: ZD Kosova Hora

The topic of this thesis are the subsidies granted to farmers under the Common Agricultural Policy of the European Union (CAP), and assessing their economic efficiency. The aim is to analyze this issuee from the very beginning of the CAP to the present times. The theoretical part examines analysis of the effectiveness of providing subsidies in the sector of agriculture. This section pays attention to various rules of European Union, which were adopted in purpose of farmers. The practical part is a case study describing the situation of a farm which uses the subsidies of CAP. Using recent data on the subsidies and Cost Benefit Analysis, case study summarizes and considers the pros and cons of running a modern farm in EU.

Modeling of business opportunities

The goal of this thesis is the analysis of business opportunities in the field of information technologies, web and information services in a particular case of beginning entrepreneur -- self-employed. The theoretical part deals with the legislation and regulations which are crucial for business based on the trade license. The second part, practical one, shows the analysis of a business plan. It contains the audit of market situation, competition, marketing and it proposes financial plan, where the future costs and revenues are processed as well as incomes and expenses. Returns of the project are based on them. Financial analysis of Nestlé Česko Corporation, Inc

The aim of the bachelor thesis named "Financial analysis of Nestlé Česko Corporation, Inc" was to evaluate property, pension and financial situation of the company. The work is divided into three parts -- methodical, practical and conclusion. Methodical part aims generally at absolute, differential and ratio indicators. The point of practical part is application of theoretically obtained knowledge about factual corporation which was analyzed between years 2007 and 2009. The analyzed corporation is introduced in the beginning of the practical part. There is also conducted analysis of balance sheet of corporation along with familiarization with the rival corporation. The rest of the practical part is dedicated to the indicators of profitability, liquidity, activity, cost and also to the bankruptcy and creditworthy models which reveal financial fitness of the corporation. Conclusion of the work is dedicated to the evaluation of property and financial situation and to the whole summarization of facts from analyzed field.

Use of image analysis in the monitoring of critically endangered species Spiranthes spiralis

A population of an endangered orchid species Spiranthes spiralis was discovered in 1980 in the National natural monument Pastviště u Fínů in village Albrechtice, near Sušice. Since 1985 the number of flowering individuals of this population has been regularly monitored. Since autumn 1998 all the specimen found there have been marked and biometrically measured. Since the beginning of monitoring, big fluctuations in the number of flowering specimens or in survival of the individual plant rosettes have been observed among the years. The aim of this thesis was to design the so called index of shading and to verify the possibility of its use to explain some phenomena of plant population dynamics. The index was designed with image analysis and biometric data. The hypothesis has been tested, that the basic variable determining the plant{\crq}s fitness (survival, flowering, vegetative propagation etc.) is the rate of shading by neighboring vegetation (expressed with the index of shading). It has been found that the effect of shading on flowering is not significant or hidden by other factors (such as the course of the weather in the season etc.). The size of the leaf area affects the probability of flowering, number of blooms and height of the inflorescence stem. My thesis also focused on costs of flowering, survival probability (since 1998) and flowering dynamics (since 1986).

This work deals with the breakdown of government bonds yields on the risk components. More specifically it deals with cost of liquidity capital, loss of illiquidity and expected default losses. In the beginning we explain the characteristics of bonds, particularly government bonds, further we deal with some of elements which may break up the government bonds yields. Finally, we implement the interest rates of bonds of three EU member states.

Cooperative phenomenon in the Czech countryside

The presented study sums up transformations of cooperative farming in the Czech countryside and the changes it effects brought back into the life of the village. The circumstances and reasons that led thousands of people to force the association and joint cooperatives is at the forefront. It deals with organizational structure and principles on which this management cost, and changes in the changing political systems. Finally, it shows the cooperative management as an instrument of social change in the theoretical considerations of politicians and economists. Attention is paid to the importance of cooperative elites in politics and the use of cooperative ideas for ideological purposes. The work focuses on the Czech lands, only in matters of broader context refers to the cooperative movement in other areas. This study is chronologically arranged from the beginnings of agricultural cooperatives in the second half of the 19th century till February, 1948, when the discontinuous changing in the system and the subsequent collectivization came to a place.
