Comparison of house prices in different parts of Světlá nad Sázavou in 2014 and 2015

Thesis "Comparison of the prices of the house in various parts of the city Světlá in 2014 and 2015" deals with the valuation of the selectedhouse. Compared takes place at the usual price and the price determined in different years and by identifying differences in prices in those years. For the year 2014 the calculation methodology used by the Valuation Decree no. 441/2013 coll., and the 2015 Decree no. 441/2013 coll.,as amended by Decree no. 199/ 2014Sb., that previous changes. Valuation is made by a comparative market method and comparative method of valuation decree. In the work is also this house valued by the same methods, but placed in a different location. The result of the practical part is to define the factors that influence the price in terms of other location. Furthermore it is defined how the price influence the.The theoretical part explains the basic important concepts related to pricing. Also approaches valuation methods according to the valuationrules and principles of market valuation.
Factors affecting the price of real estate in the selected area

This thesis is focused on the factors affecting the price of real estate within the market valuation, specifically those which affect the market value of a building plots, family houses and housing units. There aren´t any publications with a comprehensive description of these factors currently. The main aim of this thesis is to define the main factors including their description and an influence on the price of real estate. Factors are divided into inner and outer factors and further into particular categories. Based on this division the analysis of the influence of the groups, categories and factors is carried out within selected types of real estate which is backed up by real examples of market valuations. Further on, the map of a preference of localities in the district Opava is worked out of the outer group of factors. There is also obvious the price level of real estate in this district which can serve as a valued basis for municipalities within urban and other planning. The result of the analysis of influence of the factors is the conclusion that on setting the market value of a real estate outweighs the group of outer factors, or else the influence of a locality in which is a real estate situated is outweighing over the particular real estate.

The topic of this bachelor thesis is a new family house in Uherský Brod, part of city Újezdec u Luhačovic. The family house is designed as a detached house and i tis located on slightly sloped ground on the outskirts of the village. The building is two-storeyed, with cellar and its part is a covered parking space for two cars. From the first floor is allowed to enter the wooden terrace. On the second floor, the terrace is created by retreat of this floor. The building is made of the PORFIX structural system, the roof is flat. The project documentation is processed in the Autocad graphic program.

The last ceiling is wooden. The roof structure consists of a wooden frame.

This thesis is focused on the design of a low-energy family house with a design office. The building is proposed in the cadastral area of Švábenice. Location on plot number 1294/37, whose total area is 1154 m2. The building has one floor with a residential attic and no basement. The house is designed for a family of four. Part of the building is a design office for one worker with a place for visits. The foundation of the building is on concrete strips. The vertical structures throughout the building are brick fittings made of ceramic blocks. The horizontal structure is a prefabricated ceramic ceiling. The building is covered with a sloping gable roof at a slope of 36°. The non-pedestrian flat roof is above part of the premises.
Valuation of damage caused by a lightning strike to a house in the village of Šebetov

The aim of this diploma thesis is to determine the amount of indemnity for damage caused by a lightning strike to a house in the village Šebetov. The thesis is dividend into theoretical and practical part. The theoretical part deals with the basic concepts, associated with the topic. Furthermore, the approach of valuation of assets and insurance. The practical part uses theoretical knowledge addresses a specific case. First, the location is described, house and insured event (natural event – flash). Following the calculation of the time value immediately before the insured event, further costs are quantified to repair the damage incurred and then is detected current value after repairs. At the end, there is comparison of the time price comparisons of costs incurred for repairs and evaluation of the agreed sum insured in the insurance contract.

The aim of the bachelor thesis is a design of family house located in the cadastral area of the town Valašské Meziříčí. It is a two-storey family house on a slope, with a garage and a terrace adjacent to the first ground floor, which performs the function as a housing for four to five member family. The object is designed as a wall system, built from sand-lime bricks km beta Sendwix and insulated with the ETICS thermal insulation composite system. Horizontal supporting structures are made of reinforced concrete. The entire building is roofed with a flat roof. Wooden windows and doors are used in the building to fill the holes. The bachelor thesis is elaborated in the form of a project documentation for the execution of the construction.
