The bachelor thesis describes the different forms of housing financing and analyzes the refinancing possibilities of a mortgage loan after the fixation of the interest rate on a model example. Attention is focused mainly on mortgage loans, building savings loans, including mezzanine loans and other possible combinations.

This bachelor thesis is focused on the housing market (market for flats) and their financing in the city of Zlin. It is divided into two parts - theoretical and practical. The theoretical part explores basic concepts of living and state concepts of living for the next 8 years. With this is related to the additional support program from the state in the living area. The practical part deals with the housing market in city of Zlín following to the new zoning plan. In conclusion is compiled the concrete financing flat by the help of building savings loan.
Analysis of the use of building savings in the Czech Republic

This thesis deals with the possibilities of financing housing, in particular savings instrument. The main goal is to determine, what are the differences between building savings banks, especially in the product. Another goal is to monitor and evaluate the options selected housing financing in the Czech Republic. The work focuses on market analysis, building societies and comparison of their products. The first part deals with the explanation of the concepts of housing and savings, including the establishment process of building savings and loan drawdown of savings. Attention is also paid to support housing programs from various government entities. Another part describes building savings banks operating on the Czech market. The last part describes and compares the conditions of products, what conclusions arise that are described in the summary at the end of work. Finally, the work summarizes the most important facts from all the chapters.

This bachelor thesis deals with the analysis of products of the banks and building societies which are used for financing housing. The theoretical part describes and compares 2 most used products - mortgage credits and credits of building savings in detail. The practical part is aimed at the comparison of some products in two specific cases. The evaluation is based on the calculations of the annual percentage rate. The results of these calculations determine the most suitable product in the specific cases.

Application of methods of multicriteria decision in choosing financing real estate

The most important factor which people consider when deciding whether to invest in their own housing is the price of the selected real estate and the way of its financing. The aim of this thesis is to attempt to compile a complete list of products which are suitable for real estate financing, using methods of multicriteria decision in evaluating these products and examination of the appropriateness of the methods. The objective is to theoretically describe and practically analyse not only primary mortgage loans, but also ordinary and bridging loans from buildings savings. The core of this thesis are chapter four and chapter five. These chapters present the results of applying individual methods of multicriteria optimization to the organization and evaluation of the alternatives of selected loan types. In conclusion is chosen the best product.
A comparisin of the providing of mortgage at S & L and at mortgage banks in the Czech Republic

The goal of the submitted thesis ?A comparisin of the providing of mortgage at S & L and at mortgage banks in the Czech Republic? is to analyze the expediency of house-funding by building society account and mortgage credit. The theoretical part is focused on description of every single one house-funding type. It introduces history and present of these products and describe them more deeply. The next part is focused on analysis of the present day of house-funding and the basic criteria for loan granting are defined. Then the credit product supply of selected banks and building societies on Czech market is analyzed. In the practical part the whole issue is demonstrated on 2 complex examples. The advantages and disadvantages of these products were also compared in the last part of the work.
A comparison of the providing of mortgage loans at building societies and mortgage banks in the Czech Republic

The aim this bachelor thesis is to compare conditions of providing mortgage between banks and building societies. Following bank institutions have been chosen for the comparison: Česká spořitelna a.s., Československá obchodní banka a.s., GE Money bank a.s., Modrá pyramida stavební spořitelna, a. s., Wüstenrot ? stavební spořitelna, a. s. and Stavební spořitelna České spořitelny, a.s. Firstly was chosen important criteria, which help client to choose bank. Compared offers was performed on three models examples with help tables and graphs. All of that was chosen the best of variant.
Possibilities of Financing the Acquisition of Owner-occupied Housing in the Czech Republic in 2012

An availability of owner-occupied housing is affected by an availability of loans for housing. The aim of the paper is to find out the availability of the loans for housing for households. These households are divided into four groups. Each group is represented by one model family. The analysis of number of the people in the household, the number of the children, type of income and its size are important for modeling the family. Each of these model families asks a mortgage bank and building society for a loan. After the finding out the financial situation, the institution evaluates the creditworthiness of the family. Then the bank or building society will provide the loan or not. The secondary aim of this paper is to compare the setting of the state aid for mortgages and for the building savings loans. Using the offers from banks and the building societies the specific state aid are compared. The state aids are compared in percentage and in the total aid.
