Evaluation of investments throught the example of Tesco Stores ČR plc.

Abstract: The aim of the work is to evaluate six different projects of the expansion of the company Tesco through opening new stores and choosing the best option on the general level. Shops differ from each other by their size (express, supermarket, hypermarket) and by the way of obtaining the required area (lease, building an own store). The whole thesis is divided into three parts. The theoretical part describes the development of the Czech retail market with food since 1996, when Tesco entered the Czech market. Methodology part describes different methods of evaluating investments. Practical part compare above mentioned projects with each other by using the methods described in the methodological part. The thesis found as the most suitable way of expansion the express format store, realized more likely by the option of lease than building a new store. However author mentioned that decision, if it is better to open the store in the leased place or built an own store significantly depends on specific terms of the project and it is not possible clearly decide on the general level. The thesis was written on the base of data provided for the purposes of this work by Tesco Stores ČR plc.

This bachelor thesis is focused on creating a financial analysis of the PSG-Inernational a. s. over the years 2005 to 2010. Most of necessary data was taken from company annual reports. In the theoretical part of the work is explained a methodology of the financial analysis which is applied to a specific company in a practical part. Results of individual indicators are compared with average values in the industry.

Financial analysis refers to an assessment of the viability, stability and profitability of a business, sub-business or project. It is performed by professionals who prepare reports using ratios that make use of information taken from financial statements and other reports. These reports are usually presented to top management as one of their basis in making business decisions. Based on these reports, management may: - continue or discontinue its main operation or part of its business; - acquire or rent/lease certain machineries and equipments in the production of its goods; - issue stocks or negotiate for a bank loan to increase its working capital; - do other decisions that allow management to make an informed selection on various alternatives in the conduct of its business. Financial analysts often assess the firm's: 1) Profitability- its ability to earn income and sustain growth in both short-term and long-term. 2) Solvency- its ability to pay its obligation to debtors and other third parties in the long-term; 3) Liquidity- its ability to maintain positive cash flow, while satisfying immediate obligations; 4) Stability- the firm's ability to remain in business in the long run, without having to sustain significant losses in the conduct of its business.

The goal of this thesis was to survey the area of retail business in the South Bohemian Region. To identify possible risks which affect the businessmen{\crq}s economical activities the most. To suggest the best ways how to prevent them or to minimize them primarily focused on subjective risks and to find the best solutions for a situation where the risks already affect a subject. Based on gained information, types and significances of risks there were determined probabilities of their threats, assessments of their impacts and the biggest causes of their origins.

The thesis deals with comparison of the banking markets of Czech Republic, Slovakia, Slovenia and Lithuania in size and rentability of their banks with distribution on banks with domestic owners and the banks in foreign banking group. There is also the comparative analysis in selected indicators of these two units. To the comparison is used the financial analysis. First part of thesis is dealed to the methodics of selection countries, banks, reports, indicators etc. In second part is analysed banking market of each country and the types of banks are compared together on the basis of several indicators. Third part deals with total comparison of two banking units over all countries.

This diploma thesis provides insight into the world of financial analysis from both theoretical and practical point of view. The basic theoretical apparatus used in the financial analysis is defined in the first part of the thesis and it is applied in the second part on the practical example of the company Baťa, akciová společnost. Emphasis is placed primarily on the issue of accounting procedures, analysis of profitability, liquidity, activity, debt analysis and non-financial indicators. The analysis of intercompany comparisons as a part of finacial analysis is aimed to be one of the basic characteristics of the thesis. Analyzed company is compared both to the industry and its main competitors. In the context of a comprehensive assessment of the financial health of the company, the Altman's model, the IN05 model and test for value added is applied.
