Processing of territorial study as a basis for urban plan

The Diploma thesis deals with the elaboration of a proposal for the functional use of the territory. The solid area is located in the cadastral area of Vlkovice. It is a separate area, the so called excluzive town of Lišov, located in the South Bohemian Region. The main objective of the work is to elaborate the urban plan, in practice it means verifying, designing and assessing the possibilities and conditions of the changes in the given locality. Other objectives include acquaintance with the selected territory and its detailed description. It is primarily a description of the technical and transport infrastructure and other aspects. Part of the practical part will be the comparison of the most suitable scenario with similar localities in the Czech Republic as well as abroad. On the basis of the studied literature, the thesis also focuses on a representative selection of works by authors dealing with the topic of spatial planning and sustainable development, selected concepts and the territorial study as a land-use planning tool.
Territorial study as the basis for urban planning of selected locality

Landscape is everything that surrounds us, the space in which we live and which we create. In recent years there have been increasingly frequent discussions about sustainable development that naturally concerns also landscape, aiming to ensure that it can withstand our management and last also for future generations. For this reason, land use planning and everything related to it is very important. This component of our activity is very comprehensive and complex and at the same time absolutely essential for our future. The aim of land use planning is to create prerequisites for construction and sustainable development whilst maintaining and developing natural, cultural and civilisation values. In pursuing this activity, land use planning is assisted by several instruments. Among other things, these instruments include zoning studies, which may serve as a basis for elaborating zoning documentation. Their purpose is to verify the possibility and conditions for changes in a territory and they strive to find its bottlenecks, examine and assess them and propose potential solutions. This shall also be the aim of this thesis dedicated to the Hoštice cadastral area in Šumava including its division into conservation areas and areas without special protection and a proposal of a potential solution.
Development of urban planning in selected municipality

This thesis deals with development of urban planning in selected municipality. As a location was selected city Sezimovo Ústí. In the first part of this thesis was descibed history of urabyn planning, it's definition, forms, legislation and the proces of urban planning. The second part deals with a description of the chosen area, also with a description of individuals urban plans and their mutual comparison. At the end were designed changes and modifications of a valid urban plans.
The Social Impact of the Process of Depopulation of Villages

This bachelor thesis deals with the process of depopulation of rural areas and its social impact. It focuses on the area of Český Krumlov defined by the administrative district of the municipality of Český Krumlov. The process of depopulation of rural areas is regarded as a natural part of the development of domestic migration, whose social consequences, however, to various degrees negatively influence individual rural municipalities as their future wellbeing depends largely on the quality of life of their inhabitants. The thesis is divided into a theoretical and a practical part. The theoretical part includes characteristics and typology of rural environment, the description of its life style including the positive as well as negative social aspects, processes of domestic migration influencing rural areas, and the way to ensure its future, which lies in local planning and the development of social services based on a community-managed medium-term planning of social services. The practical part focuses on fulfilling the goal of the thesis, which is defining the trends in the process of moving from villages to cities, and social impacts of the process from the point of view of the mayors of Český Krumlov area municipalities. Within my qualitative research strategy. I headed towards my goal with the help of a questioning method and a technique of semi-structured interview. The questions used in the thesis are the following: "What are, according to the mayors, the reasons that make people move out of villages?", "How does the decrease in population show in the day-to-day village life?", " How do villages motivate people to stay and live there?". The communication partners were five mayors from selected municipalities in the region of Český Krumlov. The results of the thesis may be used as an aid for the strategy planning of rural municipalities and for enhancing the quality of everyday life of their inhabitants. At the same time the thesis may serve as a tool for increasing the awareness of inhabitants of the areas of Český Krumlov when it comes to domestic migration.
Construction entitlement and construction permit

This diploma thesis is focused on legal aspects of a private and public construction law from builder's perspective with a special emphasis on several current issues of Czech legislation and jurisprudence. As its name suggests this thesis is divided into two parts which corresponds to construction entitlement and construction permit. The first part of the thesis is comparison of terms land and building within different legal regulations. These two terms are highly important because they represent a normative basis for the issue. Subsequently, the most frequent private- law titles, entitling the construction of a building, together with the institutions of usucaption and the problem of unauthorized construction, which are very closely related to these titles, are analyzed. The core of this thesis is the second part, dealing with spatial planning, planning proceeding and construction permitting. These partial problems are analyzed in a timeline as they naturally follow from one viewpoint of the builder. While less emphasis is placed on spatial planning and construction permits, a deeper analysis is devoted to the planning proceeding. The contemporary cities’ development is concurrently affected by public and business interests and depends mainly on the willingness of these entities to find the common goal they want to reach. By comparing priorities, behaviours and conflicts in case studies, it is possible to determine the changes in the quality of a public space and that of lives of the inhabitants, in the amount of job opportunities and the changes in ecological and hygienic conditions, in case that the developer’s plan will be realized or the public interests will be defended to the maximum extent and what is the view of the city that is reflected in the Local Development Plan. The intention is to uncover whether the public, the Local Development Plan, developers or all of them contribute to the desirable city development.

Legislation protecting undeveloped land

This thesis deals with the matter of regulation concerning undeveloped landscape protection. The focus here is an analysis of the legal regulation and instruments governing serving to protection of land in terms of its quantity and quality both from the perspective of environmental law and in terms of town and country planning. Land as a key resource is not unlimited and its unreasonable and irresponsible exploitation might have serious impact to the future generations. In this thesis, which is divided into three chapters I focus on various aspects of legal protection of undeveloped landscape from the perspective of different laws governing the matter. The first chapter contains definitions of key terms used for the purpose of the thesis. The second chapter focuses on different instruments of undeveloped landscape protection, which are town and country planning, general protection of nature, special protection areas and protection of soil, especially on farmlands and forests. The third chapter analyzes the conflict of the right of ownership and the Constitutionally guaranteed right to a hospitable environment. Special attention is given to expropriation for the purpose of nature protection.
Assessment of the Impact of Planning on Land Prices

This diploma thesis describes methodology background for price evaluation of real properties. The case study presents the evaluation of selected land in cadastral area Podolí u Brna, town Podolí in different conditions of town and country planning. The administrative price and market price are obtained from evaluation in three different steps of country planning. The obtained results are interpreted and changes in prices are outlined with an effect of town and country planning changes.
Revitalizace řeky Moravy v Olomouci očima obyvatel města

This bachelor thesis treats the subject of urban river revitalisation in the context of regional planning as an instrument of sustainable development. Furthermore, it investigates citizens views on functions of a river and the already realised revitalisation of the waterway and its surroundings. The results of the survey have been interpreted inclusively as well as gender- and age-specifically. The research was based on a particular case of one section of the River Morava in Olomouc.
