Thermal-technical requirements for buildings and their financial return / demands

This thesis deals with the construction of houses with better energy performance. The theoretical part explains the basic concepts, thermal-technical requirements and definitions of variants with different power consumption. In the practical part we compare the cost of the various options, operating costs and determine the payback period.

A diploma thesis is dealing about cost method of valuation for passive family houses, which popularity is growing. Aim of the thesis is determinate amount of share cost structure of real buildings and compares it with valuation decree. First part of this thesis analyses issue of passive houses as well as cost method of valuation issue. There are three family houses valuated by detail itemized budget. Than share cost structure is confronted and evaluated by valuation decree no. 441/2013 Sb. As well thesis shows basic specifics of passive houses valuation. Also thesis brings answers for economical questions. For example how much passive house costs or how much is passive house more expensive than usual house.
Assessment of the economic efficiency of a passive house

The Master thesis is focused on rating the specifics of passive houses and assessment whether the energy savings in the operation of passive house will cover the increased cost of construction. The theoretical part deals with the history and development of passive houses, application of natural materials, sustainable resources of energy and indicators for the evaluation of economic efficiency. The practical part describes passive and standard house. On the standard house, there is processed financial plan. Reference objects are compared, followed by evaluation of the return on the additional costs of the passive house.
Analysis of the effectiveness of ventilation systems of houses

This Master´s thesis deals with the analysis of the effectiveness of ventilation systems. The key concept of the thesis is HVAC system in buildings with low energy demand. In the most comprehensive chapter are some concepts clarified: air tightness, ventilation, air conditioning, heating and hot water preparation. The aim of the thesis is to define passive house in terms of acquisition and operating costs, including the ventilation system and to make comparison with systems applied in conventional construction with focusing on assessment of effectiveness of ventilation equipment.

Beginning efficient building design is the most "abstract factor of concept linked with very uncertain inputs,” because a lot of parameters in that moment is still unknown. Many mutually connected factors are invoked during designing passive house e.g. trajectory of the sun and the shielding effect of the surroundings, the aspect of sunlight and interior lighting, power quality construction, etc. Currently, the architect has no choice, he can use only well-known precepts, such as large windows are facing the South not the North. Unfortunately this "empirical formula" for the design of a real passive house is not enough. And yet the first draft of the house is most affected by not only its shape, form, but user's comfortable, cost, feasibility and future energy behavior of buildings and related operating costs of the house too. It is obvious that this stage should not be underestimated, because "minor variation of the initial inputs greatly influence the outcomes.”
Architecture of a contemporary house in Beskydy

The thesis deals with the issue of architecture of a contemporary single-family house in The Beskydy region. In the introduction of the thesis The Beskydy region as well as the document of the Protected landscape area of Beskydy (Chráněná krajinná oblast - CHKO Beskydy) are described. In recent years the above mentioned topic has been discussed a lot among the architects and designers of the region. Current architecture in the CHKO Beskydy has been stagnating for years due to the fact that in this region quality architecture of a little higher level will always necessarily be in conflict with the devastating policy of the CHKO Beskydy. The objective of the thesis is to specify rules that need to be observed when creating a contemporary single-family house in the Beskydy region. The design as well as the realization of a single-family house in Prostřední Bečva serves to experimentally verify the thesis. This thesis, including the analysis of the obtained data, collecting information, technical examination and authorized expert opinions, has performed as an important part of the engineering process leading to the approval of architectural projects from the institutions of the state administration.
Impact of the architectural concept on the energy consumption of heating of the energy-saving residential buildings

Human efforts to increase their comfort rise in density of population in congested city areas, rapid growth of traffic and electric smog created due to constantly transforming communication technologies all resulted in an increase of stress in the immediate human environment. All of this, along with frequent reports about changes in global climate, gradually contributes to an alteration of thinking of the whole society, which is forced to face the consequences of economic damages caused by climatic changes. If we want to tenably assert adequate economic and social living conditions, we have to approach the natural environment in a more profound way. In accordance with the trend of substantional development for the purpose of enhancement of the quality of the living environment in the field of building industry, it is logical to concentrate on buildings, which are conceptually focused on saving of the energy. That is on energy-efficient houses. Pathway to sustainable building is not based on discovering one or several multipurpose technological solutions, but on usage of new designing principles, new materials and methods of processing them as well as new techniques of construction. For an effective creation of a building concept it is essential to have that kind of device which quickly responds to changes performed on a design, enables an easier work on variants and produces the most accurate results. Consistent application of energy optimizing methods is necessary particularly for designs of energy saving houses. It is obvious that this stage should not be underestimated, because “minor variation of the initial inputs greatly influence the outcomes.” With this reasoning, the work focuses on early stage design decision, i.e. the architectural concept of a passive house (an idea, vision). Therefore the aim of this work is to simplify the issue into understandable form, i.e. the creation of relatively simple and illustrative sketches, which generalize the issue satisfactorily, show the individual parameters (glazing, shading, shape, size, etc.) and change need of heat for heating passive house. The results of the work will be useful when the architect picks up the pencil and starts to think about his future house. At this point, he will have on hand sketches, which give him an idea and streamline his further design. Therefore the main goal is to create new outcomes and identify energy behaviour of buildings with a computational tool. This research works with virtual idealized mathematical model in the software PHPP 2007 CZ and uses "phenomenon" of parametric equations and sensitivity analysis.
Assessment of Return on Investment in a Low-energy or Passive House

The subjects of this thesis are low-energy and passive houses. The main objective is to compare the acquisition costs and operating cost of the low energy and passive houses with conventional construction of houses offering the real estate market, respectively evaluating of investments in energy-efficient buildings. Furthermore, the work focuses on the history, properties and basic problems of designing energy efficient buildings with subsequent by an assessment of the advantages and disadvantages of their implementation. This master´s thesis is focused on detterminations of the difference between the standard price of a detached passive house and selected detached houses in Chomutov and its surroundings. The theoretical part of the thesis describes the basic terms used in real estate valuation. The main task of this thesis is in Chomutov establish the standard price of houses with regard to their implementation, to evaluate land forming their accessories and assess standart value house without land, in order to eliminate the influence of land price to the price of the property. For valuation has been selected 10 houses from the Ústecký kraj of 3 districts (Chomutov, Louny and Most).
