The present work deals in one level with the issue of work and laboriousness in the arts and in the second plane perception of reality and its illusion. Here, briefly explains the function of the visual system, leading to the formation of the image, perception of light phenomena and to create visual illusions (ie. Phenomena, when our perception completely does not match with reality), which served as the basis for dealing with the formal aspects of the work.

The Master’s thesis describes the process of selection and evaluation of offers on the market of real estate. The thesis includes the selection of suitable flat for the clients of reality group M&M reality holding a.s. on the base of defined criteria and their importance at using the fuzzy logic. The target of this thesis is the contribution of a functional, understandable and transparent model for the evaluation of the real estate’s offers with the use of fuzzy sets.

First it defines the basic terms from market of real estates, performs the division of this market based on various standards and deals with the pricing maps of Olomouc city. The practical part is summarized in two parts. The first part is an analysis of the real estate market in Olomouc, then the analysis of apartments, houses and building plot in all city districts for selected standards related to the average price.

The first part is an analysis of the real estate market in Ostrava, then the analysis of apartments in selected city districts for selected criteria related to the average price and in the last part, it proposes an example of way of financing real estate.
