Suggestion of Methods of Housing Financing

This thesis deals with analysis of funding one's housing in the Czech Republic and with proposal of this funding in the given, certain conditions. In the first part mortgage loan and building savings are theoretically described. In the second part there is analysis of current situation on the market. Last part is focused on model situation of mortgage loan and building savings loan and reflects on better variation in the particular conditions. Combination of both variations is also mentioned there.
Suggestion of Financing of a Housing

This thesis provides a detailed research on the present condition of the realty market and possibilities of housing financing. Explanation of basic terms on the major fields of housing financing is covered in the theoretical part. The practical part focused on analysis of the present condition connected with the above mentioned topic. In addition, a model situation of author´s own housing financing is included in the thesis. Both the lease and the purchase of housing are compared.
Energy Performance Certificate as One of Mortgage Default Determinants in the Czech Republic

This thesis examines effects of buildings' energy efficiency, approximated by energy performance certificates, on default probabilities of mortgages in the Czech Republic. Data for the analysis is provided by a large Czech bank - cleaned sample contains information on 125 641 loans and is split into three groups based on collateral energy performance. Logit regression is employed for calculation of default probabilities and variations in conventional default predic- tors are controlled for. It is shown that mortgages on properties with certificate classes A, B have lower probabilities of default than those with certificate classes C, D by 7.1 bp (about 40%), ceteris paribus, whereas no statistical difference is found between default probabilities of mortgages on properties with classes C, D and those with classes E, F, G. The results can be considered by local banks in creation of climate risk management frameworks or in assessments of policies' impacts, or by other stakeholders in managing their expectations from banks. Due to partial use of the bank's internally estimated certificate proxies in the analysis and inconclusive results in a subsample of official certificates, follow-up research to confirm this thesis' findings is recommended.

The first part of the bachelor thesis is an analysis and comparison of legislation related to consumer credit and identify significant changes for consumers. Regulation of consumer credit Abstract (English) Consumer credit is a legal institute and an economic instrument that allows consumer to pay funds that he does not currently have, when purchasing goods or services. Its importance is significant in the consumer society, so its provision and distribution must be regulated. Paragraph 2 of the current Consumer Credit Act No. 257/2016 Coll. defines consumer credit as a deferred payment, a cash loan, credit or similar financial service provided or intermediated to the consumer. The subject of this rigorous work is the analysis of the current regulation of consumer credit in relation to the adoption of the new Act No. 257/2016 Coll., On Consumer Credit, which implements the Directive 2014/17/EU of the European Parliament and of the Council of 4 February 2014 on credit agreements for consumers relating to residential immovable property. The legislator decided to consolidate the regulation of consumer credit into one rule, so the new act also implements the Directive 2008/48/EC of the European Parliament and of the Council of 23 April 2008 on credit agreements for consumers. 1 Abstract Interest in Real Estate The aim of this thesis is to provide a thorough analysis od key aspets of the institute of Security Interest in Real Estate, as well as current legislation of this issue. Thanks to the focus on a specific subject of the pledge, i.e. the real estate, given its relatively more permanent nature compared to most other things, as well as the generally longer duration of legal relationships arising from legal proceedings in the application of the institute of Security Interest in Real Estate, the topic which cannot be overlooked consist of intertemporal norms governing the relationship of the effective legal regulation by the current Civil Code and legal regulation contained in the derogated Act No. 40/1964 Coll. of the Civil Code as amended until 31 December 2013. The perspective of the elaboration of the mentioned topic in the level of de lege lata, thus defined, is supplemented by the text of the thesis with some ongoing considerations de lege ferenda within the conclusions resulting from the analysis. This dissertation consists of three research papers dealing with selected issues relevant for central banks after the global financial crisis. The post-crisis world has seen a significant strengthening of the role of central banks with regard to the financial system as well as the real economy. Correspondingly, agendas of some central bankers have grown substantially, encompassing among others monetary policy, financial stability (macro- and microprudential policies) as well as resolution mechanisms. This dissertation thesis reflects the broad focus of some contemporary central banks in three original research articles that concern current unexplored issues for monetary policy and financial stability in the European Union, the Czech Republic, and the United States, potentially bringing policy implications for the relevant authorities. The first article analyzes inflation convergence in the whole European Union (EU) over 1999-2017 and provides comprehensive and robust evidence that the process of inflation convergence among the countries of the EU was not permanently disrupted during the global financial crisis, the European sovereign debt crisis, or the period of zero lower bound interest rates.
