Analysis of employee costs in a construction company

This bachelor's thesis focuses on the analysis of labor wage costs in the construction industry, comparing employees of companies with external workers (self-employed). The main aim is to compare the costs associated with these two types of labor on a specific construction project. The theoretical part addresses wage policy in the Czech Republic, explaining fundamental concepts such as wage, salary, net and gross wages, as well as the differences between guaranteed and minimum wages. It also focuses on pricing in the construction industry. The practical part of the thesis deals with a specific construction project and conducts a comparative analysis of wage costs for self-employed workers and employees. It describes the project, the developer and construction company, a specific residential building, and its budget. Wage costs associated with the activities of individual participants in the construction are anylyzed In conclusion, the acquired information and data are summarized and analyzed, providing a clear picture of the efficiency and cost-effectiveness of employing internal workers compared to hiring self-employed workers in the construction industry

Appreciation of an investment in housing

The bachelor thesis deals with the economic evaluation of an investment in housing. The thesis describes the technical condition of the property and the proposal for its subsequent reconstruction for the purpose of rental housing. Furthermore, the market value of the property before and after reconstruction is determined using the comparative method. In the next step, the reconstruction costs and the possibility of drawing on the NZU's energy-saving housing subsidy were determined. The economic evaluation is then carried out for two baseline situations in two variants. The first situation is from the point of view of an investor who wants to invest his funds in a property. The second situation is from the perspective of the person who has inherited the property. These situations are then assessed in the variant of immediate sale after renovation, where it is examined whether the increase in the market value of the property caused by the renovation exceeded the costs incurred. The second option considered is a long-term lease with subsequent sale of the property, where the net present value (NPV) is the evaluation factor.

The topic of this bachelor thesis is Analysis of marketing communication of public construction projects. The main aim of thesis is to map out the marketing communication tools utilized by municipalities to communicate the signifikance of construction project to the public. In the theoretical part of the thesis, the author elaborates extensively on everything related to marketing communication, marketing research and online marketing. In the practical part of the thesis, the author focuses on the marketing communication of Mendlovo Square and ARENA Brno. Based on her own analysis, the author proposes specific changes to the marketing communication aimed at improving public opinion.

The practical part is dedicated to specific differences between the tax systems, including the effectiveness of tax rates, tax obligations, deductions, and exemptions. It describes the impacts of these differences on personal income tax, self-employed individuals, employer costs for employees, and property tax in each country.

Evaluation of economic efficiency of business project

The thesis concems about investments and their effectiveness. The goal of the thesis is to find out whether it is worth to make the investment. The project deals with the reconstruction of a public cultural house in which three new apartments are build into. Cost of reconstruction, rental rates will be quantified and then mortage loan will be determined. This information wil be used for further calculations and the result will be an evaluation of the investment. The result of this work is to determine if the investment is really effective.

The bachelor´s thesis concerns with options of personal housing financing. The goal of the thesis is to define the mortgage loan, loan from building savings and other options in housing financing. The specific flat is used as a model housing financing. In following part of the thesis there are compared individual bank proposals of mortgage loans for an imaginary client. In the end the optimal option of the housing financing is chosen.

The bachelor’s thesis deals with the analysis of costs on the workforce in construction company. The purpose is to define costs for permanent employees and for external employees in specific construction company, known as a subcontractor. There are some concepts which are defined, such as wage, wage policy of Czech Republic, prices in construction, workforce. The following part compares if it’s convenient to hire these workforces or to have its own employees. There is a research of costs on individual workforces in the specific construction company In the end there is an evaluation of benefits of having its own employees or if it’s better to use more subcontractors.

Financing housing in the Czech Republic and Slovakia

My Diploma Thesis is focused on the various means of financing of own housing in the Slovak and Czech Republic. The definition of the legislation and methods are characterized including those necessary for the accommodation funding via building savings, mortgage, state development and housing funds and lastly, the newlywed funds. Followed-up it is necessary to define the environment, which the estates are located at, technical condition of building for the newly-wedded couple. For the paper is vital the similarity of properties for truly comparison. In conclusion the major results of the most favorable housing products when purchasing an property are aligned for both countries.

Development of materials used in construction

The subject of this bachelor thesis is to analyze thermal properties and prices of the composition of the masonry with selected house in comparison with other types of construction. Theoretical part is dealing with development of certain material used in construction from history to the present and then pricing of construction work in the Czech Republic. The practical part is focused on the family house in Knínice village that fulfils the requirements of the passive house. I describe it in more details from a construction point of view and I compare its composition of the masonry with other compositions, both in terms of heat and in terms of price.
