Evaluation criteria of industrial heritage - practical application

The protection of monuments in Slovakia is mostly concentrated on „classical“ examples of cultural heritage (castles, historical city centers). It is not paying much attention to industrial buildings, which are important documents of national development in European context from the era of industrialization. These buildings are often also on the edge of public interest, due to their brownfield character, what places then into the great risk. Because many of these buildings are in private hands, it is often complicated to define the protection policy. It is in the interest of healthy development of society to protect cultural heritage as part of its own identity. The thesis is monitoring approaches to protection of monuments in Slovakia, as well as in global context and offers alternative approaches in terms of protection of industrial heritage.
Assessment of the impact of planning on land prices in Blansko

The thesis deals mainly with the evaluation of the real estate – land in Blansko. The text is divided into theoretical and practical part. The theoretical part deals with the definitions of the basic terms that are defined in the Czech law. Subsequently the processes of the land-use planning and the approach of the ground plan creation in Blansko are described. The last chapter of the theoretical part is the price law and its analysis. The practical part is analysing the area of interest at first, where Blansko is described in detail and then the segmentation of the local market with the real estate is carried out. The last part is dedicated to the evaluation of the chosen land by the detected price and the usual price in relation to the various levels of the land-use planning. These evaluations are compared to each other and analysed.
Valuation of total damage to a house caused by fire

The aim of the Thesis is to determine the amount of indemnity for the total damage caused of the wooden detached house caused by fire, find out the costs of bringing the property to its original state and evaluate the price of the original and after an insured event the newly established building. The theoretical part is devoted to the basic concepts and methods in the field of real estate valuation and insurance and the liquidation of insurance events. On the introduction and theoretical part is followed by a practical part in which I apply the theoretical information on the real, by fire stricken the wooden family house, I approach the location and describe the building technical condition before and after the occurrence of the insured event. I find a new price of the real estate at the time of approval, the current price before and after the occurrence of the insured event and the new price of an identical family house without the structures which have been preserved and have not been damaged by the fire or fire-fighters. At the conclusion of the Thesis is the insured value of the building after repair of damage compared with the insured value just before the occurrence of the insured event.

This master`s thesis is dealing with parallel existence of two evaluating regulations. The first is the implementing regulation to evaluating property. Second of them is executive regulation to legal Senate arrangement of taxes on the acquisition of immovable property and the purpose of which is evaluating in Tax Offices. Thesis mainly occupies with methods of evaluation according to each of the regulations and their comparing. An essential part of this thesis is model examples, on which is demonstrated, what differences can be reached according to the regulations. The result of this thesis is a decision-making schema. This schema describes which of the regulations is more profitable during evaluating of lands and what the conditions of it are.
Property Valuation for Insurance Purposes - a Detached House in Lipovec Damaged in a Storm

The aim of my diploma thesis is to establish the expenditure on house insurance in a particular case, namely on a detached house in a village called Lipovec. The fundamental terms, which one has to be familiar with to understand the issues of the thesis, are illuminated in the introduction. The theoretical part is dedicated to the methods of evaluation and procedures focused on insurance business and evaluation. The particular area and the detached house are described in the practical part. Procedures stated in the theoretical part are used for conducting a survey of the particular case. Firstly, the value of the object before an insurance event (a hurricane, for instance) will be calculated. Secondly, the expenditure on refurbishment of the damaged features of the house will be calculated. Finally, considering the cost of refurbishment, the value of the object will be evaluated again. The diploma thesis might be used as an exemplary piece of work. Furthermore, it provides a reader with a deep insight into its issues.
Forest Valuation – Comparison of Valuation Methods in the Czech Republic – Ascertained Value and Market Value

The aim of this study was to determine the most appropriate valuation method used for market valuation of forest property in the Czech Republic and to determine suitability for defined types of forest properties. Secondly, the aim was to compare market values with prices assessed determined by administrative methods according to Valuation Decree. Additionally, definitions and historical evolution relating to valuation of forest property and specificities of forest properties have been presented. In the theoretical part the study is analysing and comparing the evaluation methods. There are six forest properties from The Czech Republic evaluated in the practical part of the study. Four methods of evaluation have been demonstrated. The study compares used methods and evaluates suitability of each method for presented forest properties.
Analysis of valuation methods manufacturing facility

This thesis compares selected methods of valuation of real estates, which can be found in the production area. The theoretical part of the thesis deals with the explanation of basic concepts and description of the methods that are most frequently used in practice. In the practical part, it is devoted to a detailed description of the site itself and the valuation of the property, in order to evaluate the results of the selected methods. The result will be the statistical evaluation methods to compare and evaluate the most suitable methods for measuring the manufacturing facility.

The diploma thesis is devoted to a comparison of selected methods of the valuation of real estate type holiday cottage in Dolany near Olomouc. In first part is presented the location Dolany, next is presented the basic terms related with real estate valuation and first part will complete description of valuation methods. The practical part will include valuation of five selected holiday cottages. They used valuation methods: comparative method, cost method and direct price comparison. The result will be valorization of appropriateness methods used for different types of valuation and their evaluation with the best method for chosen property type in the locality.

Comparison of prices of dwellings according to pricing regulation, market value and the purchase price actually realized in Zlín

The aim of this thesis is to highlight the difference between negotiated purchase price, standard price determined by direct comparison and lastly administrative price determined according to the applicable valuation regulations; specifically for the selected housing units located in the regional city of Zlin. The introduction of the thesis explains the basic and legal terms related to the topic, also adduces the difference between price and value, presents valuation methods and characterize real estate market. The second part of the thesis contains a description of the valuation of selected housing units, that were actually traded; and compares the negotiated purchase prices and the values, determined by direct comparison and administrative price.
