Proposal to Extend the Investment Portfolio of the Hedge Fund

This bachelor thesis focuses on the creation of proposal to extend the investment portfolio of the hedge fund investing in companies stocks in three selected sectors. In theoretical part of this thesis, legal and theoretical aspects of the operation of hedge fund are described, including individual terms related to this fund. Furthermore, financial analysis is defined in theoretical part there. In the practical part, the fund’s statute and initial selection of suitable companies is specified. Then the selected companies are analyzed, compared and verified by a bankruptcy model. According to all results, in the last part of this thesis the composition of the portfolio is proposed to expand the portfolio of the hedge fund.
Assessing the Advantages of Buying a Residential Building in Reckovice

This diploma thesis deals with evaluation of the investment to purchase of a residential building in Brno-Řečkovice. The evaluation is based on the quantification of all costs and revenues associated with the long–term renting of apartments or selling them for short–term appreciation of invested funds. The important factor for achieving the desired return on investment is demand of the real estate market. The criteria that influence demand on the real estate market also influence the usual selling prices or rental revenues of residential units.

The diploma thesis focuses on the analysis of the financial situation of NEKR SERVIS s.r.o. company for the years 2003- 2006 through the use of selected methods of financial anylysis. In addition to the financial analysis also a SWOT analysis was undertaken to illustrate the strengths, weaknesses, shortcomings and opportunities of the company. Finally this thesis suggests possible solutions for the improvement of the financial situation of this company in the coming years.

The impact of the revitalization of residential buildings at their common price

This thesis deals with the revitalization of residential buildings at their usual price. It deals with the influence of the investment needed to revitalize and its sub-sequent evaluation of the usual price. The work begins with a gradual explanation of terms needed to introduce the issue of valuation of real property. The thesis contains a proposed revitalization of a residential building in the center of Prague. The thesis is an itemized budget for the proposed revitalization. Analysis of the market for the valuation of residential unit is specified professional estimates, which are attached to this work. Calculation of the normal price with the influence of the recommended investment and its subsequent evaluation is indicated at the end of this work.

This bachelor thesis deals with the optimization of sources for public building investments. The thesis is divided into the theoretical and practical part. The theoretical part deals with public procurement, possibilities of financing public procurement, municipality and the budgetary system of the Czech Republic. In the practical part, the development strategy of the municipality of Červenka is analyzed using SWOT analysis, problem analysis and their solution and long-term investment outlook. Based on these analyzes, the public construction investment of the sokolovna building reconstruction is selected. For this investment, several funding options are proposed. At the end of the thesis, these variants are evaluated and the most suitable one is selected.
