E-mail vedoucího diplomové práce: streblov@pentainvestments.cz Abstrakt: Tato práce analyzuje vývoj a současný stav na trhu nového rezidenčního developmentu v Praze. Nejprve se zabývá vývojem tohoto trhu a jeho porovnáním v rámci kvalitativních i kvantitativních aspektů s jinými městy Evropské unie včetně úrovně bydlení a jeho ekonomické náročnosti. Analýza vývoje a současné situace na trhu indikuje přítomnost realitní bubliny v oblasti rezidenčního developmentu v Praze, která ještě prohloubila dopady celoevropské krize na pražský developerský trh, který se ale začíná v současné době zotavovat. Další dvě kapitoly této práce popisují souvislosti mezi vývojem ceny za metr čtvereční nových bytů v Praze a vývojem makroekonomických ukazatelů v oblasti příjmů klienta, financování nebo substitučního řešení bytové situace. Závislost je zkoumána pomocí ekonometrického modelu, který vysvětluje průměrnou agregovanou realizovanou cenu nového rezidenčního developmentu v Praze pomocí jejích makroekonomických determinantů a oborových ukazatelů. The beggining of the thesis is focused on performance of new residential development market in Prague and its comparison with other cities in European union including different housing standards and its economical severity. Performance analysis and current situation on the market indicate the presence of real estate bubble in past years on Prague market. This bubble has even deepened the problems on the market caused by the European economic crisis, however currently there is slow upsarge on the residential real estate market in Prague. Remaining two chapters are focused on relations between performance of residential development price per sqm in Prague and the performance of macroeconomic determinants in the range of income, financing or subsitutionary housing solution.
