[cze][eng] Diplomová práce se zabývá problémem vlivu hluku na ceny bytů v Praze, konkrétně rozdílem mezi vlivy automobilové a tramvajové dopravy. Tento vliv zjišťuji prostřednictvím modelu hédonické ceny při uplatnění sekundárních dat o cenách bytů a existujícím hluku na území Prahy. V teoretické části vysvětluji koncept hluku, jeho dopad na lidskou psychiku a zdraví, protože to podmiňuje ekonomické chování člověka ve vztahu k hluku. Vysvětluji fungování modelu hédonické ceny a index NSDI a zmiňuji studie, které se jím zabývají. V praktické části se zabývám popisnou analýzou dat, regresní analýzou, modelováním funkce hédonické ceny a výpočtem implicitní ceny hluku. Zjišťuji, že nemohu porovnat hédonické modely hluku tramvaje a hluku automobilů prostřednictvím NSDI, jak jsem měla v úmyslu, protože hlukové parametry vychází v regresních modelech s kladnými znaménky a nesignifikantní. Vytvořím proto hédonický model pro noční hluk, který mi vyšel jako jediná hluková proměnná v semi-logaritmickém regresním modelu signifikantní.This paper is studying an impact of price of noise on a market price of dwelling. I focus on a difference of impacts of road and tram traffic especially. I use a hedonic price model for Prague data. I illustrate a noise concept and its impact on people and society in theory because it encourages economics. I describe the hedonic price model and Noise Sensitivity Depreciation Index. I describe a descriptive analysis, regression analysis, modeling of hedonic price function of tram noise and road noise in practical part. I learn I can't compare hedonic models of tram noise and road noise because noise coefficients are not significant and they are bad oriented. Therefore I create the hedonic price model for night noise that was only one significant and negative.
