Labor cost in a construction company

The bachelor’s thesis deals with the analysis of costs on the workforce in construction company. The purpose is to define costs for permanent employees and for external employees in specific construction company, known as a subcontractor. There are some concepts which are defined, such as wage, wage policy of Czech Republic, prices in construction, workforce. The following part compares if it’s convenient to hire these workforces or to have its own employees. There is a research of costs on individual workforces in the specific construction company In the end there is an evaluation of benefits of having its own employees or if it’s better to use more subcontractors.
Problematics of the Determination of the Value of Constructions for Sport and Recreation

This diploma thesis called Problematics of the Determination of the Value of Constructions for Sport and Recreation deals with the finding of a possible difference between the price of the delivery of the building and the value of the building. The thesis is divided into two parts, theoretical and practical. The theoretical part defines value and price and then describes the possibilities of determining the price of the construction. In the practical part the offer price is analyzed and based on the market comparison the value of the selected building for sport and recreation is determined. The selected building for sport and recreation is a newly built wooden building in the village of Loučná nad Desnou. The aim of this thesis is to determine the price of the delivery of the building, its comparison with the determined value and after that to assess the existence of any difference.
Analysis of working capital of construction company

The bachelor’s thesis „Analysis of working capital of construction company” deals with the analysis of working capital in the chosen construction company STAKO s. r. o. The aim of the thesis is to analyze individual parts of working capital and the factors which influence their amount. The theoretical part characterizes the basic terms such as construction company, set of financial statements, categories of working capital, factors affecting working capital and approaches to management of working capital. The practical part analyzes the annual reports and the sets of financial statements of current assets, the development of structure of working capital, and the activity ratios and liquidity ratios in the chosen construction company during the years 2013 – 2017.

Assessment of Property Valuation Risks for Banking Institutions

The thesis deals with risks related to the valuation of real property for banking institutions. In the theoretical inputs are defined areas related to bank loans, especially mortgages, real estate valuation and value analysis. There is a considerable part focused on defining the risks associated with the of real property valuation for banking institutions. There is in the practical part already made a case study, which is focused on the risk assessment that can affect the value of the pledge of real property for providing a mortgage. To meet this aim, first step is to put value on selected property for the purpose of a mortgage. The next step is based on a questionnaire survey to specify risks that affect the value of the pledge and to prioritize it. At the conclusion of thesis are compared defined risks with risks obtained from the case study.
Finance Management Model of Company and His Efficient Implementation

The aim of this dissertation is to design finance management model and then to test it in real company operated in field of facility management (property and asset management in the field of real estate’s). Designed model works with instruments of financial analysis and investment management. Key hypothesis of the model tells that return on equity should by higher or equal in comparison to weighted average cost of capital. This hypothesis is used not only for effective financial management of the company but also for its smaller units (business centres). Part of the dissertation is definition how to implement and use the model (31 steps for the implementation). Designed model (and hypothesis as well) is verified on the case study.

The content of diploma thesis is an evaluation of the efficiency of the investment in rented property. To verify the sale price, the value of the property is determined by the basic valuation methods. Based on the market analysis, an optimal rental rate is determined, which allows us to quantify the income from the property. Properly quantified revenues and expenses are the foundations for evaluating the effectiveness of the investment.

This diploma thesis analyses project of investment apartment building and aims to study feasibility of business intent. At the opening of theoretical part there are investment projects characterized and further defined single parts of feasibility study, which is extended by description of possible ways of financing. Content of practical part is already design of the investment project which includes its location and technical solution, following in further chapters are market analysis and related key outputs of marketing strategy, included is also financial analysis and assessment of economical effectiveness. At the ending of thesis the risk analysis is made and preventive measures explained.
Controlling in the Construction Company

The theme of this thesis is controlling in the construction company. The theoretical part is focused on the management of a contruction company, controlling and its tools. In the practical part, the current state of the selected construction company is analyzed and a proposal for the introduction of controlling in the company is made. Subsequently, the future benefits of this proposal, the possible risks of the proposed measures, the timetable and the eastimated costs are presented.
