Rental Housing

This thesis is focused on the evaluation of the current situation of state housing policy in the Czech Republic and its vision for the future, analysis and description of rental housing and its availability to the population and concepts of social housing in effect in the Czech Republic. The aim of this work is the analysis of rental housing in relation to social housing and ownership in the city Břeclav. I intended to examine which tools use housing policy to meet the wishes and needs of the population, how to increase the availability of housing, the quality or stability in terms of stable sources of funding. I also tried to assess the current situation in the housing market, particularly rental housing, and the concept of social housing in the Czech Republic. To analyze the state of the housing fund of the city Břeclav, I used materials published by the municipality, especially development, strategic and spatial plans and documents issued by the City Council.

This bachelor thesis deals with the issue of rental housing in the Czech Republic. The first part evaluates the current situation of the housing stock of the Czech Republic and the availability of housing. It focuses on rental housing including its legislation. The second part deals with own housing needs, in which the cost of attainment of rental and owner-occupied housing is compared. This part is focused on Brno and its city district Brno-Líšeň. The whole analysis of the solution of both forms of housing is carried out on a model example. The result is a comparison and selection of a better option for future housing.

This bachelor's thesis focuses on the issue of housing affordability in the Czech Republic, Germany, and Poland. It analyzes and compares the approaches of these countries to enhance housing affordability. The thesis begins with an analysis of the current housing situation in the Czech Republic, followed by a comparison with relevant approaches in Germany and Poland. The primary objective of the thesis is to identify elements and practices abro-ad and determine their potential applicability in the Czech context. Based on the analysis, recommendations for implementation or improvement of approaches in the Czech Republic are formulated. The recommendation to support the affordable social housing project and the support for the rental housing project of this thesis can serve as a basis for policy-makers or other professionals working to support housing in the Czech Republic.

Dudová, M. Financial affordability of housing in the Czech Republic. Diploma the-sis. Brno: Mendel University in Brno, 2021. The diploma thesis deals with the financial affordability on the Czech housing market. The thesis focuses on the specificity of housing as a commodity, the functioning of the housing market and the housing policy of the state. The thesis also includes an analysis of the housing market and an investigation into the structure, size, and financial demands of this market, which is also related to various forms of housing, possibilities of housing financing or ways of measuring the affordability of housing. Based on the secondary data, the influence of economic, financial and sociodemographic factors was monitored. The result of the thesis is a set of suggested recommendations, which can be used for improvement of the affordability of housing.
Housing situation of young people in the Czech Republic

Housing Situation of Young People in the Czech Republic Abstract The thesis contributes to a discussion of a social stratification and inequalities in society. The aim of the work is to review a housing situation of Czech households, with the emphasis on the age of the head of household, from several complementary perspectives. Housing conditions of young households are described by the concept of the financial and physical affordability of housing on the basis of objective data about their income situation and the cost and quality of housing. Therefore, we can identify households that have limited access to adequate housing e.g. because of their social background or current social position in the society. The paper also examines the subjective opinions of respondents on the quality and the financial burden of housing. To achieve these objectives, data from the Statistics on Income and Living Conditions (EU-SILC) of the Czech Statistical Office are analyzed for the years 2005-2011. The analysis also contains the regional perspective, which is used to compare the housing affordability for households living in the different areas of the Czech Republic. Housing policy and housing availability in Rychnov nad Kněžnou

The subject of the research is regional housing policy. It is defined as a kind of public policy investigated on the conditions of the selected region. This is a problem that is still very little theoretically elaborated. The theoretical framework (concept) of "housing policy" as a kind ("subset") of public policy ", which has its actors, objectives, content, assumptions and subject orientation, will be elaborated. Then this problem is solved in the case of Rychnov nad Kněžnou. The city has two major problems. Collapsing transport infrastructure and a lack of housing in private or urban property. The problem of shortage of flats is connected with other social problems such as the creation of illegal hostels, overuse of apartments by a large number of people - more waste, insufficient civic amenities. The city leadership would like to address the problem with a new construction but does not have sufficient resources to do so. Construction by private investors is also not jeopardized. By developing a building, the city would like to attract more families and employees' partners who would easily find jobs in various fields. By city dwellings and regulated rent the city would like to restrict illegal hostels. Similarly, it could offer apartments for families with children or start-ups for young people....
Women's homelessness: the impact of gender and psychosocial aspects on the availability of help for homeless women

Women's homelessness is a not very well researched and rather neglected topic in the Czech Republic. However, it requires special attention because the number of homeless women is increasing. This thesis focuses on the impact of gender and psychosocial aspects of female homelessness on the availability of assistance for homeless women. The research objectives will identify the specificities of women's homelessness from the perspective of homelessness policy actors, which will be translated into the availability of assistance for homeless women and the actors' perspectives on the availability of housing, services and healthcare for homeless women. In the empirical part, a qualitative methodology is used, where the research instrument is semi-structured interviews with homelessness policy actors followed by qualitative content analysis using deductive and inductive coding. The research conducted identified the specificities of women's homelessness, the areas in which homeless women are identified and how these factors affect their access to housing, services and healthcare. It also resulted in concrete measures proposed by the actors. A secondary finding from the research is how the issue has been affected by the ongoing pandemic of COVID-19.

The thesis presents a brand new concept of recurrent real estate tax in the Czech Republic. The object of the tax is designed to be exclusively land and apartments and non-residential premises. Buildings or any other aboveground or underground structures are not the object of taxation. Unlike buildings, land and apartments and non-residential premises can be appraised with sufficient accuracy only considering their quantity and location, hence by simply multiplying their areas and unit prices common in a given place and time. Consequently, the real estate tax can be designed on an ad valorem basis in order to differentiate between the tax liability of most lucrative, less lucrative and least lucrative property owners. As a result, tax collection can be substantially increased and a still marginal local tax can become a significant source of funds to the state treasury. At the same time, the increased recurrent tax on immovable property allows to abolish the economically questionable one-off tax in the Czech Republic, which is nowadays levied on the transfer of immovable property. The diploma thesis deals with consumer behaviour on the real estate market. The thesis brings an assessment of the Czech real estate market with regard to the housing segment including its development and deals with factors affecting the availability of housing. The biggest attention was concern to economic, socio-demographic, financial and cost factors. The thesis results recommendations and measures that could lead to an improvement in the situation of housing on the Czech real estate market, for example the necessity to amend the Building Act and the definition of the Social Act, to increase the volume of loans of poor-income households, to abolish the real estate acquisition tax etc.
