Real rights written to the Cadastre

The thesis deals with real rights written to the cadastre. It is divided into ten chapters and starts with the definition of real rights and its historical development. Then, it disusses the cadastre as a public list. The thesis also deals with situations, where there is discordance between the real legal relationship and what is registred in the cadastre. The following chapters are devoted to the property rights including their mofications, the right of contruction, trust funds, the easement and lien. The thesis also discusses the cases when the property is used by another person and secondary agreements in the contract. It also contains simple plat maps concerning certain institutes mentioned in this thesis.

Analysis of building development and other impacts on the price of residential properties in a specific locality

Gradual construction in individual parts of the city has its own characteristics. Each period brings different general requirements for construction based on the lifestyle and needs of the population at certain time. This difference in construction, whether the real estate itself, or the overall layout of buildings in the landscape, including different architectural elements, affects the determination of their value. However it is often not possible to provide a sufficiently large database of comparable objects in medium-sized municipalities when applying the comparison method. Analysing of individual types of construction and, in particular, quantifying their impact on the usual cost is a new contribution and a view of building assessment. The dissertation thesis deals with the analysis of the problematic locality, the mapping of the individual construction stages, including defining individual characteristics of buildings and their surroundings. The construction influence was quantified based on the created database of realized housing units and selected methods. The realised facts in this dissertation thesis can be used as a basis for experts and valuers in the securing of database elements but also as a basic information for state administration authorities and for the public when buying and selling commodities, choosing a place for housing or information about their age.

Comparison of selected methods of valuation for residential and commercial units in the district of Žďar nad Sázavou

This diploma thesis is focused on the comparison of selected methods of apartment and commercial units valuation in the district of Žďár nad Sázavou. The theoretical part describes the basic notions connected with valuation, describes the methods of valuation and also the valuated location itself. The practical part deals with the apartment and commercial units valuation using these metods – the metods according to price provision, specifically comparative technice, then the komparative method itself byt not according to price provision and finály using the yield method for an assessment of the current price. In the conclusion there is comparison of all of these used methods.

This diploma thesis is focused on the comparison of selected methods of apartment valuation in the location of Brno - Černá Pole, in specific on the apartment valuation in brick buildings. The theoretical part describes the basic notions connected with valuation, describes the methods of valuation and also the valuated location itself. The practical part deals with the apartment valuation using these methods - the method according to price provision, specifically comparative technique, then the comparative method itself but not according to price provision and finally using the yield method for an assessment of the current price. In the conclusion there is comparison of all of these used methods.

1 Abstract Protection of property rights and the enviroment In this diploma thesis I deal with the relationship between environmental protection and property law. I divide it into four parts. In the first one, I describe the right to property, the limits of the right to property, expropriation for environmental protection, the ownership of individual components of the environment, environmental protection and the conflict between the right to property and the protection of the environment. In it, I deal specifically with the ownership of waters, wildlife, mineral wealth and caves. The second part focuses on the types of restrictions on property rights for environmental protection and their typology. It is a division into internal and external, according to the method of origin and according to the obligations imposed on the addressee. In it, I also define the public and general interest. In the third part, I discuss the limitations for the protection of agricultural land, forest protection, water protection, and the protection of nature and landscape. Specifics of land ownership in specially protected areas

This thesis focuses on the specifics of land ownership in specially protected areas. The objective was to determine the status of landowners in these protected areas. The study primarily concentrates on the conditions, obligations, and restrictions that affect landowners in these areas, including the compensations they are entitled to for such restrictions. The thesis also introduces some other institutions that can be used in the protection of nature and landscape. Legal regulations of both public and private law are analyzed, with an emphasis on public law, which includes legal statutes regulating the protection of nature and landscape. Case law addressing the area of nature and landscape protection and property rights is also utilized. The main part of the thesis is an analysis of specific rights and duties for landowners in specially protected areas. It also discusses the position of landowners in the actual declaration of specially protected areas. Mentioned as well are compensations due to owners in case of limitations on their property rights for the purpose of protecting nature and landscape.
