Indicatours of sustainable development social pillar at the local level

The aim of the thesis is to find the answer, whether it is plausible to monitor social cohesion of the municipality and how to measure this cohesion, which is one of the essential pillars of sustainable development. In order to find out, analysis of approaches and measurements of the sustainable development social pillar in international and Czech environment was carried out. Social pillar was identified and described also at the local level. Within the framework of the sustainable development social pillar at the municipal level three main thematic blocks are proposed: • Social environment quality of the municipality • Social-demographic population structure of the municipality • Contentment and participation in the public affairs These themes should be monitored by the set of indicators proposed in this thesis. It aimed to cover all dimensions of social cohesion which are significant and well-founded in the context of the territorial planning process. These indicators can be followed in the direct relationship with the population size and regional importance of the observed territorial unit at the local level and they are not separated from the concept of indicators monitoring at other – territorially higher – levels. Outcomes, analysis and interpretation of attained values could become the basis for the “territorial sustainable development analysis” (part of territorial planning instruments according to contemporary legal regulations), representing social pillar. All phenomenon and processes must be evaluated in the context with other sustainable development pillars and afterwards they should become another suitable instrument for measurement of the fulfilling the territorial planning aims.

Land management for development project

Topic of this bachelor thesis is preparation of land for a development project. The thesis consists of two parts. The theoretical part gives on overview of processes necessary for initiation, preparation and implementation of the development project. Namely these are the idea of construction, issues related to spatial planning, different phases of the development project, funding of the development project, ensuring the legal ownership of the land and setting the utilities. The practical part describes the difference between two development projects of land preparation for construction of houses, one initiated and managed by a local authority and the second of uncontrolled construction on property of a real estate owner.

Management hodnot krajiny a střetů využití území

The presented thesis on “Landscape Value Management and Conflicts in Land Use” deals with the development of the village of Velké Němčice, including financing options and coordination of conflicts of interest in land use. The main goal of the thesis is to identify deficiencies in the strategic documents of the municipality and analyze the values and problems of the territory from the perspective of various user groups (the author of the thesis, citizens, local organizations, farmers and hunters). Based on the findings, possibilities for further development of the territory are proposed, projected into a municipality management plan that can be directly applied in practice. New proposals are complemented by maps, visualizations and photographs taken during a field survey. Overall, 11 development possibilities were proposed for the town, mainly focusing on the development of blue-green infrastructure, civic amenities, and recreational and sports facilities. The thesis also includes an analysis of the real estate market, which helped determine the real price of building plots and family houses in the town. The thesis provides a comprehensive view of the situation in Velké Němčice and proposes specific options for community development and territorial planning.

Legal framework of spatial regulation at the city level Abstract This diploma thesis would describe the mechanisms of spatial regulation, which is a significant part of the construction law. The goal of this thesis is to analyze the system of spatial regulation, to describe it's position within construction law and to help the reader to navigate himself through this system. Spatial regulation is a segment of construction law meant to preserve sustainable development of territories and the balance between private interests of residents and builders and many public interests via limitation of the three-dimensional form of buildings or via implementing other related demands towards the builders. The thesis would describe tools of territorial planning and the outcoming spatial regulations and the technical terminology used in the field of spatial regulation. Based on some practical examples shown in the thesis, the reader should be able to recognize, how small and big cities use a very different approach in terms of territorial planning and spatial regulation. The thesis would describe some specifics of the capital city Prague, since this difference can be seen with the most intensity. Zpracování územní studie vybrané lokality

The diploma thesis proposes of a territorial study for a selected locality. The place is located in the village Svetlik. In the first theoretical segment of the thesis I describe the concept of landscape. The topic of landscape planning and spatial planning follows. Then the topic of urbanism and general requirements for the location of the building. The last topic of the research is a territorial study. In the second segment of the thesis I evaluate description of the locality and the village. Then I collection of data and information about the area, including photo documentation. Then I made a territorial study, including drawing documentation and a technical report.

This diploma thesis focuses on issues related to spatial planning, specifically the territorial study. The territorial study is conducted in a selected locality which is the cadastral area of Nové Hrady. Based on the analysis in the given area, the low civic amenities near the Vilová Čtvrť were evaluated, therefore the territorial study deals with the evaluation and finding of a suitable location for a new recreation center and a new supermarket. The suggested locations are firstly thoroughly described and then compared to each other. The most suitable variant is selected from the proposed locations. The first part of the work is devoted to literary research. The result of the work is finding a suitable location for the construction of a recreation center and a new supermarket.

Processing of territorial study for selected locality

This diploma thesis focuses on issues related to spatial planning, specifically the territorial study. The territorial study is conducted in a selected locality which is the cadastral area of Dolni Mesto. Based on the analysis in the given area, it was proved that there is a lack of space for cultural events and the gathering of inhabitants, so the territorial study deals with the evaluation and finding of a suitable location for a community centre. The suggested locations are firstly thoroughly described and then compared to each other. Out of the suggestions, the most suitable location for a community centre is then selected. The thesis also includes a spatial study for this selected location. The first part of the thesis is devoted to the theoretical background, mainly to the problems of spatial planning, landscape planning and overall planning in rural areas. The result of the work is determining a suitable location for the construction of a community centre with respect to the existing architectural and urban structure and sustainable development.

Assessment of urban planning documentation development in selected locality

The Master Thesis deals with the evaluation of the development of territorial plans documentation in the cadastral territory of the town Trebon. The main objective is the evaluation and comparison of the spatial arrangement of the individual functional areas in the territorial plans from the years 1959, 1976, 1993 and 2012; and the contribution of the plans to the development, accouterment, and protection of the examined territory. Another part of the thesis is an own proposal of changes to the current territorial plan. The theoretical part deals with the basic concepts, the history of the legal regulation of spatial planning in the Czech Republic, forms, subjects and processes in spatial planning, the geography of the city and suburbanization. The methodological part describes the database with the issue of its acquisition; the methodical procedure of unifying the legends of the individual spatial plans; and the characteristics of the examined territory. In the analytical part, there is evaluated the historical development of the building composition in Trebon, the conclusions regarding the representation of the individual functional areas in the spatial plans and the comparison of their development. An important component of the thesis is the map outputs presenting the spatial arrangement of functional areas in the territory of Trebon in the analyzed territorial plans.

The analysis of specifics of spatial planning in Germany and in the Czech Republic: The comparison between cities Regensburg and Hradec Králové

The diploma thesis focuses on systems of territorial and spatial planning in the Czech Republic and Germany. The aim of the thesis is to identify the similarities and differences in the systems and to show them on particular spatial plans of two cities of these countries. The theoretical part of the thesis is focused on defining of basic terms such as territorial and spatial planning and sustainable development. It outlines the concept of territorial planning in the European Union. The practical part deals with territorial and spatial planning in the Czech Republic at the example of the city Hradec Králové and in Germany at the example of the city Regensburg. Within the practical part of the thesis the comparison of systems of territorial and spatial planning of both countries and the comparison of particular spatial plans of two cities is carried. The theoretical and practical parts are logically related. The thesis brings the information about functions of spatial planning in Bavaria to the Czech environment. It reveals the key differences in these systems, in both general and specific level. The thesis may show surprisingly high number of similar signs in the systems of both countries.

In the theoretical part, spatial planning and concepts related to spatial planning are defined. Authorities and spatial planning tool. Spatial planning policy and relevant land use planning authorities. The practical part describes the chosen location, climatic conditions and natural and cultural conditions and the history of the city. It defined built-up area and developable area. In conclusion, the thesis of territorial study for the redesigned site in Týn nad Vltavou.
