Valuation of damage caused by torrential rain to a house in the village of Nesovice

The thesis focuses on the valuation of damage caused by torrential rain to the family house in the village Nesovice. In the first part the basic terms and assessing methods are defined. In the second part, there are applied methods of appraisal of damage on the family house. There is the value of the property calculated before the insurance event. In the itemized budget, there are quantified the cost of repairs of damaged constructions and then detected current value after repairs. The aim of the thesis is to dedicate readers to the problem of assessment.

As a concrete example of the way of real estate value assessment according to the client's requirement is to determine an estimate of supposing common value of the property for the credit procedure for the purpose of gaining mortgage in the Czech Republic. This work contains theoretical analysis and explanation of the fundamental terms and a practical example.
Valuation of total damage to a house caused by fire

The aim of the Thesis is to determine the amount of indemnity for the total damage caused of the wooden detached house caused by fire, find out the costs of bringing the property to its original state and evaluate the price of the original and after an insured event the newly established building. The theoretical part is devoted to the basic concepts and methods in the field of real estate valuation and insurance and the liquidation of insurance events. On the introduction and theoretical part is followed by a practical part in which I apply the theoretical information on the real, by fire stricken the wooden family house, I approach the location and describe the building technical condition before and after the occurrence of the insured event. I find a new price of the real estate at the time of approval, the current price before and after the occurrence of the insured event and the new price of an identical family house without the structures which have been preserved and have not been damaged by the fire or fire-fighters. At the conclusion of the Thesis is the insured value of the building after repair of damage compared with the insured value just before the occurrence of the insured event.
Comparison of Market Prices of Family Houses with Prices set by Comparison Method According to Valuation Regulations

In the doctoral thesis is an analysis of comparative method for family houses according to the valuation regulations. The analysis focuses on individual characteristics and qualitative zones and their impact on set price. The analysis is made by specially created database of offer prices of family houses and by comparing with the cost method according to the valuation regulations. Based on the results of the analysis is designed a new form of characters and qualitative zones. The thesis is concluded by summarizing and discussion of results and their contribution.

Aim of the thesis is determinate amount of share cost structure of real buildings and compares it with valuation decree. First part of this thesis analyses issue of passive houses as well as cost method of valuation issue. There are three family houses valuated by detail itemized budget. Than share cost structure is confronted and evaluated by valuation decree no. 441/2013 Sb. As well thesis shows basic specifics of passive houses valuation. Also thesis brings answers for economical questions. For example how much passive house costs or how much is passive house more expensive than usual house.
Determination of the Amount of Insurance Settlements for the Damage Caused by Snow Loads on a Detached House in Hronov

The aim of my thesis is to outline the field of the insurance-claims settlement, to determine the amount of indemnity for the damage caused by the weight of snow, and also to clarify basic concepts of real estate appraisal. In the introduction I define basic concepts associated with that topic. Then I bring the reader into the field of real estate appraisal and I define basic concepts and appraisal methods and description. In the next part of my thesis I mention the principles of the insurance company´s claim settlement activity, the products related to property insurance, the person involved in the settlement, and last but not least I outline the claim settlement process itself. However, the point is not just to provide a plain list of all steps involved in the process but to give the reader a better idea how to proceed and what the basic concepts of the field are. In the final practical part I will focus precisely on the determination of the compensation for the damage casused by the weight of snow based on reasonable costs and for bringing the insured property to its original (operational) state.
