Assessment of the influence of material composition of new buildings on their market price and the price of existing properties in the locality

The submitted thesis focuses on establishing the extent of influence of material composition of selected segment of real estates (units) on their market price and price of the existing properties in the locality, including reasoning and experimental validation of market value (or market price) assessment methodology of the given property. It is indisputable that there are many subjective opinions and views of each individual assessor (of expert opinion) entering into the process of property assessment. Therefore it is necessary to “standardise” or rather unify, if possible, at least some input data in a way most likely preventing disproportions that are still a part of expert practise nowadays. The influence of material composition on the value (price) of the property, as for the relation to unit size, its locality and also its age and technical condition, is within this thesis verified first of all in computational phase of the assessment of the specific unit, when it in principle shows possible inaccuracy in assessing the final price of property, which should be avoided by a proper expert assessment. Practical impact and use of the influence of material composition is applied within the comparative method as one of several assessment methods that can be employed in establishing (assessment) of market value of the property.
Analysis of factors influencing the market value of houses in Šlapanice

The thesis presents the analysis of selected influences on houses valuation in Šlapanice, including the report on present state of the real estate market in the above mentioned locality. It involves expense method, comparative methods – both based on regulations and not, to find out the value of five family houses in Šlapanice. The work also considers the impact which the locality with its territorial plan has on real estate valuation. In the light of the acquired information the real estate prices are compared considering significant changes in territorial plan to join neighbouring cadastral area of Brno city.
Assessment of the Impact of Social and Environmental Factors on Real Estate Prices in the Náchod Region

Each sector of human activity is linked to the prices, which generally affect the decisions of the man. Price as such can be determinative factor. The first part of this work is aimed at a general interpretation of the market mechanism, specification of a particular type of market, which is a real estate market and the definition of the factors that affect prices of real estate. In the next section there is described researched locality, which is the Nachod district in Kralovehradecky region, and methodology for assessing the impact of social and environmental factors on the prices of real estate for housing. The default for this property is a real estate database that provides information on prices, characteristics of the Czech Statistical Office, and other documents that serve as information on assessed factors. On the basis of these data there are examined interdependencies between them and the conclusion of this analysis provides an overview of knowledge. There is also assessed the building-up at this location and developing trends in the region.

The aim of this dissertation is to find out the effect of alterations on market value of he property, specifically apartments in concrete-block buildings. Evaluation is made chiefly on factors influencing layout. First of all brief information about the subject is given. Secondly market influences are determined for the purpose of eliminating them by differential index and unifying input data. Afterwards, market values of apartments with alternations are compared with ones without alternations from database. At the end of the thesis alternations are calculated and recovery of the costs are detected.
Vliv rekonstrukcí na hodnotu bytu

The aim of this thesis was to compare and evaluate the execution of rebuilding the sanitary units in five apartments located in residential area Na Rybníčku in Humpolec. For calculations was used the direct comparison method and the source data were provided by the owners of flats. In computation were took into consideration also similar offers obtained from real estate agencies websites or DeltaNEM software database. The result was the market value method. The part of this thesis was also focused on determination of the determined value method (previously known as administrative price) that was set with DeltaNEM software. As the object of this research were properties built in 1970s, analytical depreciation of real estate was considered in cost-based method. This calculation also based on the determined value method. The market value method was set up by the method of direct comparison and reached the highest value because there was reflected the subjective opinion of the valuer while depreciation of real estate was disregarded. On the contrary the lowest value was reached by the determined value method that was set up by the cost-based method.
