Mortgage lending and credit risk: Micro-level data analysis

This thesis examines the effects of the debt service-to-income ratio (DSTI), debt-to-income ratio (DTI), and loan-to-value ratio (LTV) on credit risk. The dataset includes monthly loan-level data from around 250 thousand mortgages in the Czech Republic from July 2013 to July 2023. Using logit regressions, we confirm a positive effect of the level of DSTI, DTI and LTV on loan delinquency. Furthermore, we discover that the effects of these key lending variables are heterogeneous depending on the income and wealth classes as well as on the region of the client. Other explanatory variables align with general assumptions: a higher level of education, number of co-debtors, and GDP growth reduces the risk, whereas a higher interest rate increases the probability of delinquency. The thesis contributes to the debate on how effective macroprudential policy instruments using caps on DTI, DSTI and LTV are at employing a unique dataset. Alternative Ways of Housing Funding in the Czech Republic

This thesis focuses on alternative ways of house financing in the Czech Republic. The attention is basically concentrated on mortgages and loans provided by the building society, including bridging loans and bridging different combinations of mortgage loans. Individual variations of financing options for housing are analyzed and then compared with each other.

Diploma thesis deals with the procedures for valuation of property according to the methodologies used by banks UniCredit Bank and ČSOB. This diploma thesis describes the principles of valuation of assets. In this thesis there are mentioned basic concepts of banking. It carries out a detailed analysis, description and comparison of selected valuation methodologies used by banks and methodologies used in appraiser´s work, who prepares evaluations for banking institutions. Based on the findings an analysis of the different methodologies is made.
Discursive construction and materiality of debt in context of housing

Housing debts have become fuel for the global economy, having been turned into tradable commodities on the financial markets. However, housing debts also have a profound relevance in the everyday life of those who have become indebted, enabling the dream of homeownership, but also leading to foreclosures and evictions. This thesis aims to take a rather under-researched perspective on formal and informal housing debts (i.e., mortgages and familial loans) by exploring the role of public and domestic discourses in, what is termed, the financialisation of housing. The financialisation of housing refers to the process of real estate being turned into assets and commodities and to the spread of individualised financial products being used to secure housing. The thesis uses the Czech Republic as a case through which to examine how discourse may enable this transition and how contribute to a specific financial governmentality. The thesis raises questions: How is it possible that mortgages come to be perceived as a normal and natural solution to housing issues? How do they become part of the debtors' lives through certain discourses? Household Debt in the Czech Republic: Focus on Mortgage Amount Determinants

The growth of household indebtedness in the last decade led to more attention paid to this issue since it could threaten the stability of financial system in the future. In the Czech Republic, this rise is mainly caused by the increased number of mortgage loans, which are usually the largest financial burden that debtors have to repay. For that reason, I focus on mortgages since their growth has been the most significant in comparison with other loan types. The aim of this thesis is to analyse how personal characteristics affect one's decision on the amount they choose to borrow in order to finance their housing needs. For this purpose, I performed a multiple regression analysis applying several estimation methods. By examining a random sample of ČSOB clients who have taken out a mortgage, I discovered that person's income, age, marital status, education and region a person lives in are significant factors affecting debtor's choice about how much they borrow. Conversely, the number of children affects the amount borrowed only at higher quantiles of the distribution, whereas it is not a significant factor at lower quantiles. The main objective of the thesis is to identify and to quantity factors influencing volume provided by mortgage loans. The partial goal of the thesis is to assemble a model of volume provided by mortgage loans depending on selected factors and to detect and to quantify an impact of financial and economic crises on provided mortgage loans.

Subsequently, the beginning of the crisis in the USA and impact on ČR and EÚ is identified. The core of the thesis is the analysis of the banking sector based on the evolution of credits, deposits and profits in the Czech Republic during the crisis. In conclusion there is the comparison of the knowledge from the conducted analysis with the studies of the authors included in the theoretical part of the thesis.

The Application of Multicriteria Evaluation of Variety of Criteria Relevant to Decision Making in Property Financing

The thesis is about the Application of multicriteria evaluation of variety of criteria relevant to decision making in property financing. Firstly, it consists of detailed description of basic vocabulary in mortgaging and important indicators such as interest rates or annual percentage rate and further the reader is introduced to the methods of multicriteria evaluation of variants. The aim of the practical part is to analyse the current market of mortgage offers and select the relevant method to choose the optimal option of mortgage for a client, who is at the process of decision making. The weight of criteria has been determined by the score method and to determine the rank of criteria a TOPSIS method was used. The conclusion contains a description of the advantages and disadvantages of the particular product. The work could bring benefits in market orientation among the variety of mortgage products and it can also help in decision making process of financing a property.
