(Geo)demographic factors of consumers' behaviour Abstract The master's thesis deals with issues of consumer behavior in its theoretical plane. In order to empirically analyze behavior of consumers on the demand of housing, within the limits of population development of the Slovak Republic between the years 1990 and 2060. The objective of the analysis is the construction of housing demand query functions in the Slovak Republic, which indicates the trends of housing demand. Model translates demographic changes in the population behavior in quantitative and structural changes of the housing demand. The result is that, despite the expression of uncertainty in the development of behavioral population has forecast housing demand for the high rate of inertia. The latter starting from the stability of the age structure of the population. We are assuming that the period of the next sixty years will be characterized by changes in trends in the development of the population of a continuously aging population. What is the price elasticity of demand for owner-occupied housing for region of Pardubice?

This bachelor thesis examines an assumption that a demand for owner-occupied housing is price-inelastic in the district of Pardubice. The data for the period from 2008 to 2012 are used in the thesis. The test has proved the demand for housing is truly price-inelastic; it means that 1% increase in housing prices causes a decrease by 0,85 % of demands. Some control variables are also added into the model. This expanded model estimates coefficients in range from 0,72 to 0,96 in absolute values.
Determinants of housing demand in Moravian-Silesian Region

The bachelor thesis aims to define determinants of housing demand. I implemented the regression analysis on a quarterly data from Moravian-Silesian region. Regression analysis has demonstrated significant impact of mortgage rate, net disposable income of households and unemployment rate in on housing demand. 1% increase in mortgage rate would decrease the number of house and dwelling transfers by 9,1%. Coefficients of other significant variables are not testifying because of the presence of correlation. Surprisingly, prices of houses and dwellings have appeared as irrelevant.
Haousing finance in Czech and Slovak republic

This thesis deals with housing policy and housing finance in Czech and Slovak republics. Selected topics are matched with some states of the European Union. The first chapter deals with a general analysis of housing and housing policy, the theoretical possibilities of the division of housing and housing policy instruments. At the end of the chapter speaks about the importance of resources and funding to the housing sector. The second chapter is already more engaged in the development of housing policy and housing in the Czech Republic and Slovakia. In both countries are described the development of housing policy after 1989, the current housing policy and housing situation. The end of the chapter compares determined facts. The third chapter explains the various support tools and funding opportunities for housing through the Housing Development Fund, building savings and mortgages. The fourth chapter crowns the earliers, in which are compared some of the problems in the housing area of Czech Republic and Slovakia in selected states of the European Union.
