Financing possibilities of real estate

This bachelor thesis discusses the possibilities of property financing and basic investment opportunities. The aim of this thesis is informing of basic products, which can be used for purchasing of the property and subsequently introduction of means by which is possible to reduce financial costs associated with liability borrowing. The first part is theoretical. It describes options of property financing by natural and legal person then. Followed by description of mortgage loan, savings plan for housing loan and basic investment options. In second - practical part are these fact-findings applied to specific example of buying an apartment. Optimal solution of financing is select, thanks to liability with financial means assistance.
Investment Life Insurance and Individual Investments Connected with Insurance

This diploma thesis deals with investment life insurance and its alternatives. The aim of the thesis is to evaluate whether it is more advantageous to use the investment life insurance or individual investing into investment funds together with the purchase of risk life insurance. The evaluation is based on analysis and comparison of specific insurance and investment products. Mutual comparison is performed on an example with the help of products of three particular insurance companies. Based on the author´s findings, the last part of the thesis contains recommendations for clients how to effectively cover the risks as well as increase the value of their finances.

In the theoretical part, we will focus on concepts such as investments, types of investors, risks, or the actual breakdown of collective investment funds. In the practical part, we look at selected stock companies, their volatility and comparison. The result of the work is the proposal to change the portfolio of the Franklin Euroland Fund.

Collective Investment and its Development Trends in Selected EU Countries Collective investment is a subject of research in the theory of financial law and the economic practice as well. Currently, collective investment concentrates a huge amount of capital in the global economy which is subsequently invested to various investment titles thus contributing significantly to the growth of the world economy. The fund industry is an attractive way for individuals and corporations to invest their available capital. The main objective of the present dissertation is to evaluate the institution of collective investment through the prism of the financial law and to indicate its development trends in selected EU countries. Focusing on the financial and legal aspect of the collective investment is intended to help clarify the financial and legal framework for the regulation in this sector of the financial market and, in particular, to highlight the changes in that framework. Options for Appreciation of Available Cash for Individuals in the Czech Republic

This bachelor's thesis entitled "Options for Appreciation of Available Cash for Individuals in the Czech Republic" describes deposit products and collective investments. In the first part it gives basic information about deposit products, their interest calculations and legislation. It is followed by the list of each type of product, its general characteristics, introduction of advantages and disadvantages, and formula for practical calculation. The second chapter deals with collective investments, their characteristics with emphasis on changes in legislation and a description of individual subjects who operate in this area. Next, it gives calculation methods of funds efficiency and examples of contemporary options for investments on the Czech market. The third part is dedicated to analyses, in which it evaluates objectivity, usefulness, and trustworthiness of internet comparisons and calculations of financial products.

The diploma thesis, called Collective Investment and Collective Investment Funds in the Czech Republic, offers to its readers a complex introduction to collective investments issues. It focuses on legal environment in Czech Republic, typology of subjects entering the collective investments, its characteristics and its comparison, based on relevant mathematical means. In practical part, the reader is offered an analysis of tens of funds. Funds are compared between themselves and in terms of their return, risk rate and expensiveness. Thus, the thesis submits a coherent insight into the issues of collective investment in Czech Republic, both from theoretical and practical point of view.
Analysis of selected funds by Pioneer Investments

The thesis deals with market for collective investments in the Czech Republic, the principles of mutual funds business, legal coverage and performance. Specifics of collective investments in the Czech Republic and legislation are clarified in the first part. In the second part the basic methods of evaluating the mutual funds performance are described. The second chapter includes the presentation of Pioneer Investments, of which mutual funds are subject of performance analysis. The practical part is focused on the analysis of selected, previously characterized, mutual funds managed by Pioneer Investments. These funds are compared with performance of other competitive funds on the market.
