Project documentation of a family house in the Territory of National Park Authority and Protected Landscape Area of Šumava in Vimperk, cadastral territory Stachy

Topic of this Diploma Thesis is the work out of the project documentation of a detached house for issuing a building permission according to Act. No. 50/1976 Coll. The designed detached house is situated on the building plot in the cadastral territory of Stachy, located in the Protected Landscape Area of Šumava. It is a smaller-sized family house without cellar, with upstairs floor and attic. Garage for one personal vehicle is included in dispositional layout. The house is designed in compliance with the area plan of the municipality and it follows the surrounding building development with its character. Work on the project documentation respected all legal regulations concerning of building design.
Mutěnice residential zone - Study

The subject of the bachelor thesis is the design of a residential zone in the village of Mutěnice. The main goal was to divide the defined area so that the total area of the local road was minimized, but on the contrary maximized the area of building plots intended for the construction of family houses. Also, there was a need to solve static transport. A total of 3 variants were proposed and according to the multi-criteria evaluation, the most optimal variant was selected and it was elaborated in detail.
Dolní Lutyně - Residential Zone Design

The aim of this bachelor´s thesis is the proposal of various solution of residential area in the village of Dolní Lutyně. It is mainly about finding a suitable arrangement of the construction lands in the defined territory, the resolution of transport infrastructure and static transport. All the variants have been extensively elaborated into a drawings- situations, longitudinal profiles and typical cross sections. The most optimal variant for the future investor was selected base on the selection and evaluation of the multi-criteria aspects.
Market value and cost price of real estate

This thesis is focusing on market value and cost price of a real estate. The difference between the above-mentioned market value and cost price in relation to a specific real estate is emphasized. To regard and evaluate this difference a database of real estates was needed to be established. Building plots in the region of Opava with a planned construction of a detached house were chosen to establish this database. In all cases, the cost price of the structure and the future market value of the building plot with a completed building of the detached house was known. Based on the database, the main impact of each characteristic of the structure and the building plot on the difference in market value and cost price of particular real estates is evaluated in the main part of this thesis. In it’s last part this thesis comes to the application of ascertained conclusions on the problematic of municipalities management with municipal real estates in the most economical effective way.
Apartment house Novosedly

The proposed building is thus a apartment building with garages, which will be located in the village of Novosedly, in South Moravia, on two plots no. 5420/83 and 5420/84. The terrain on which the object is in a slight slope. The building of the block of flats is made of brick blocks, for the above-ground part and in the underground part it is lined with lost formwork. The roof structure of the building is arched from wooden beams.
Uničov - Residential Zone Design

This bachelor’s thesis deals with the design of a home zone in the town of Uničov. New road, placement of building plots and static traffic solution was designed here. 3 variants of the new home zone were designed. The most appropriate option has been elaborated in more detail, including the data accompanying report, design documentation and photodocumentation.
Factors affecting the price of real estate in the selected area

This thesis is focused on the factors affecting the price of real estate within the market valuation, specifically those which affect the market value of a building plots, family houses and housing units. There aren´t any publications with a comprehensive description of these factors currently. The main aim of this thesis is to define the main factors including their description and an influence on the price of real estate. Factors are divided into inner and outer factors and further into particular categories. Based on this division the analysis of the influence of the groups, categories and factors is carried out within selected types of real estate which is backed up by real examples of market valuations. Further on, the map of a preference of localities in the district Opava is worked out of the outer group of factors. There is also obvious the price level of real estate in this district which can serve as a valued basis for municipalities within urban and other planning. The result of the analysis of influence of the factors is the conclusion that on setting the market value of a real estate outweighs the group of outer factors, or else the influence of a locality in which is a real estate situated is outweighing over the particular real estate.
Residential Zone village Chválkovice

The aim of my thesis is a comparison of the market value and the detected value of building land in the former district of Pisek . In the theoretical part I focused on the real estate market, focusing on building plots, parcels , their prices and factors which influence it. In the practical part I compare the market value and detected value.
