The Repechy Guest-House

Bachelor´s thesis deals with the renewal and extension of a farmhouse in Repechy in the Drahany Highlands. The aim of this work is to find a suitable architectural and urban design that would meet the requirements for new functional use of the original building. This is a guest house in the countryside, in addition it provides a long-term accommodation and additional features, sports and recreational nature. Given the extensive damage to the existing four-winged object, only the northeastern wing was retained, which dominates the entire complex. The main design criterion was to reduce the overall scale of the new extension. Therefore, the objects were broken down into smaller two-storey mass insight as to the capacity of the size of the entire complex would not fit in the rural environment full of small rural buildings. The newly designed guest house consists of renewed north-eastern wing and five other relatives shaped buildings with gabled roofs, which are interconnected with each other by necks with flat roofs. A semi-enclosed public space, which invite the public to visit the house and planting the rest area used for recreation accommodated clients was created by arrangements of individual objects to the letter "s". Accommodation of the complex complements the restaurant with an adjoining courtyard, building for stabling, sauna, outdoor swimming pools and a playground with gazebo. The aim of the project is a clear differentiation existing building from new extensions using a nationwide wooden paneling and green facades.

This bachelor thesis is based on an atelier project, which was elaborated during the summer semester of the third year of bachelor study. The subject of this work is restoration and completion of the former rustic building (farmhouse) situated on the outskirts of the village Repechy in the Olomouc Region, district of Prostejov. The building was probably built in the early 20th century. Its current state of disrepair was caused by the 2nd World War events, later inappropriate interventions and prolonged neglect and decay of the building. The building is mostly constructed from bricks and stone. The construction had several stages. At first, a two-story, partly cellared living area with nonresidential attic and associated economic parts was built. The cowsheds were built in the form of the "U" letter in the next stage. The object thereby got a character of an enclosed building with an outdoor atrium. A metal roof was later built over the atrium. The main aim of the project was to preserve the original shape and the appearance of a typical farmhouse as much as possible, while providing a new functional use, which might attract tourism to the Repechy village and embrace the charming landscape of Drahanské Highlands. This design considers the function of a pension with services such as recreational trips, including dining options, wellness stays, agrotourism and cycling. Hippotherapy is perhaps the most important function of the pension, the stalls part was specifically designed for its purposes. Due to the unsatisfactory state of disrepair of the building, it is more of a demolition, rather than completion and a subsequent reconstruction. Conservation of only the historically oldest and the most decorated northeastern frontage and the north-western corner of the original residential area is considered. The basis of this Bachelor Thesis is the architectural study which was done in the summer semester of the third year of my bachelor’s studies. The topic of this architectural study was the reconstruction, rebuilding and restoration of former farmhouse in Repechy. The aim of the study was to find a suitable urban, shape and functional solution. The original idea of the owner was to create the pension as the outcome. The architectural proposal respects owner’s requirements, yet it also adds other supporting functions to create attractive place for rest, recreation and sport. The main idea of the study thus becomes the interconnection of accommodation, entertainment, recreation and education. I decided to design the object in a way so that is suitable for both couples and small families, as well as for larger groups and units. Based on this, I divided the building into three main parts. The first part is situated in the retained part of the original farmhouse in memory of the history of this place. From the functional point of view it serves as a reception, owner accommodation and occasional staff accommodation. The second part of the building is used to accommodate guests. It is an extension of double-bedded and double rooms with own hallway and en suite facilities. The third part serves as the dining room for the guests. There is a kitchen with facilities and multi-purpose space to be found. Design and the shape solution of the farmhouse are based on the rural structure character and tries to fit in this style.

Area is located in Repechy village, which is part of Village Bousínov in Olomouc region, Prostějov district. Current building was built in several stages. The oldest part of the building is northwest wing, semi cellared, with non-habitable attic. After that cowsheds were built, so the buiding gain character of enclosed building. As final modification, the atrium was roofed with metal roof. Whole building was used to breed cattle, which is one of the main reasons, why is the building in such a horrid state. Main goal of bachelor thesis was to rebuild this building into pension with wide freetime activities such as hiking, cycling, horse riding, hyppotherapy, fishing and even ice-skating in winter. Due to the emergency state of the object the reconstruction is more or less forced. Only three bearing walls from the oldest part of the building and one facade were preserved. Whole architectional solution is trying to put old and new into contrast. It is most visible in west corner, where historical facade switch to the glass facade and on the roof, which is placed on classical wooden roof frame, but is shielded with glass plates in alluminium frames. The main entrance is situated in preserved facade. In the ground level, there is reception, restaurant, technical facilities and six rooms for guests. Second floor is fully reserved for accomodating guests. East wing has one floor and the flat of owner is situated in here.

The subject of this bachelor thesis is the reconstruction of a neglected farm in a small village Repechy at Drahany Highlands. The original layout was traditional square with an inner courtyard. Later the building was completely rebuilt inappropriately (demolition of interior walls, roofing over the courtyard) and used for breeding cattle. The investor intend to reconstruct and extend the building so it can be used as a guesthouse providing additional features – a restaurant, a gym and an indoor pool with whirlpool, which are accessible to accommodated and external visitors. Estimated capacity is approximately 50 beds and the same number of seats in the restaurant. Due to the poor state of the majority of structures, only a small part of the original building is preserved, namely the northeast wing which was originally used as a residential area. The original walls and beamed ceilings are complemented by a new reinforced concrete shear ring and a new ceiling slab (for comparison height levels of floors in the 2nd floor and probably insufficient bearing capacity of the original ceiling). New parts of the building are built using the NOVATOP construction system of prefabricated panels made of solid wood. Under this system are resolved both outer and interior walls, ceilings and roof. Roof covering is made of fibre-cement roof tiles. Insulation is made mostly of wood-fibre boards by STEICO. The design of exterior of the building is using two colors - pure white plaster uniting old and new parts and platinum gray highlighting selected elements (cornices, window and door jambs).

Bachelor thesis solves the preparation of project documentation for the reconstruction of the house on the outskirts of the village Repechy on Drahanská Vrchovina. The pension is divided into three separate buildings, which together form a closed space for visitors to the house. This thesis deals with one of these buildings. There are the reception, restaurant and restaurant facilities and facilities for staff pension. The form of the building is based on classical forms farmhouse. The building has a partial basement and two floors.
