Smart City Buildings and their Valuation

The diploma thesis focuses on specification of standard type buildings and Smart City buildings differences. Thesis also contain a history part of individual buildings category, including their specification. The aim of thesis is to determine designs for changes of building valuation in Smart City standard. Theoretical part contains basic definition and limitation of terms from civil engineering branch and structural types, summary of historical development of houses and evaluation by cost method, most common used experience. Practical part is focused on calculation. According real houses cost of three detached houses in Smart standard, there are calculated new price ratio which enter into cost method valuation. Their effectiveness is verified together with newly design adaptation of cost method valuation on next five detached houses in Smart standard.
Impact analysis of renovation on the normal price of a single-family house in Kyjov

The subject of this master thesis is detection how the redevelopment and refurbishment affect regular price of family house. For valuation I chose the building in which I grew up so I know it very good. The family house is located in small south-moravian town Kyjov, in district Nětčice. The family house has a basement and two upper floors. Constructions were completed in 1962. Since 1976 many quite expensive redevelopment and refurbishment have been done. For property valuation is used method of direct comparison with the use of database of similar family houses in Kyjov and also cost method according to law number 441/2013 Sb. Valuation is done in two versions – for building in original condition (in 1985) and in current condition. All at once a couple of variants of redevelopment, which are common nowadays, and for one variant is made the itemized budget. Result of this master thesis should be detection if it is better to buy house after redevelopment and refurbishment or house in original condition and make these structural modifications until then.
Influence of a Specific Location on the Price of a House in Brno - Kamenná kolonie

The diploma thesis deals with the Kamenna district with a specific area of housing. It describes its history, morphology, today's life and its virtues and shady pages. Approaching today's issues of this location and approach or view of stakeholders. In addition, eight properties are instantiated in the work. These properties are selected from the so-called „Upper Kamenka“ and „Lower Kamenka“ (four from each part) to ensure comparable technical advantages and disadvantages of individual parts. Technical disadvantages such as absence of sewerage and geological survey on the sloping slope in one of the mentioned objects. Comparing methodology to the comparison method according to Decree No. 441/2013 Coll. in current version, Comparison method-market price and cost method according to Decree No. 441/2013 Coll. in current version. At the end of the work, the author undertakes a discussion about negotiating the price and explains the great diversity of the results.
Analysis of factors influencing the market value of houses in České Budějovice

The aim of this diploma thesis named „Analysis of factors influecing the market value of houses in České Budějovice“ is to consider how much does the locality, kind and number of buildings used together with a family house (wells, outdoor swimming pools, water areas) affect the market price of selected family houses. Another goal was to count cost and comparative price of five selected family houses in České Budějovice and to describe the market situation in this city. For calculation of the market price it was created a database of family houses in the township České Budějovice and in detail was described the situation on market in the city. The prices are listed and evaluated in practical part, including the grafical representation.
Comparison of Market Prices of Family Houses with Prices set by Comparison Method According to Valuation Regulations

In the doctoral thesis is an analysis of comparative method for family houses according to the valuation regulations. The analysis focuses on individual characteristics and qualitative zones and their impact on set price. The analysis is made by specially created database of offer prices of family houses and by comparing with the cost method according to the valuation regulations. Based on the results of the analysis is designed a new form of characters and qualitative zones. The thesis is concluded by summarizing and discussion of results and their contribution.
Impact analysis of the protected landscape area on the normal price of single-family houses in Náchod district

This thesis is titled "Analysis of the impact on the protected area of the market value of houses in district Náchod." The first goal is the valuation of five houses. For the valuation will be used three methods: cost method by decree, the comparative method by decree and market comparative method. The second goal will be to find out if the protected area affects the price of real property. For this reason will be made a database of houses in district and then this effect will be evaluated. At the end of this thesis will be observed prices of houses compared and evaluated.

The master´s thesis „Comparison of selected methods of valuation of the property type of family house in Telč and its surroundings” explains three curently used valiation methods. The main objective of this master´s thesis is use cost method, comparsion method and cost aprroach to eight selected family houses in picked location and compare them. Second objective is to find out, how selected aspects involved compare method´s prices.
Determine the price of the house and assess whether the agreed total insurance will cover any damage in and around Letovice

The thesis is engaged in executing the prices of three different types of houses and especially the assessment of whether insurance contract in each of them covers a potential total loss, ensuring the cost of comparable housing. Location of interest is located in the district of Blansko, namely Letovice and surroundings. The basic terminology and methods of real estate valuation is described in the thesis. In details, three selected methods are described, which are cost method, comparative method according to regulations and the comparative non-promulgation method which have been used for valuation. For the real estate insurance has been selected company Allianz, which is also described in the thesis. The conclusion is devoted to the recapitulation of prices and insurance cover risk.

This master´s thesis is focuses on the analysis of selected methods of valuation for apartment-type property in the southern part of Olomouc. Thesis is separated into theoretical and practical part. The theoretical part defines basic concepts, definitions and methods related to valuation. Thesis also includes a description of the location and condition of the real estate market. The practical part deals with the actual valuation using methods: direct comparsion, the yield method and cost method. In conclusion, there is an evaluation of prices and assessing the suitability of individual method used.
Calculation of Sum Insured for Insurance of Buildings

The work deals with the determination of the sum insured in the insurance of houses. For this purpose are used three methods of real estate valuation. These procedures are compared with the methods of insurers. The methods are applied in the practical part of the concrete houses and results of the methods are compared.
