Comparison of selected methods of valuation for property type apartment in the city of Brno-Lisen

This diploma thesis deals with the valuation of the four residential units in three model situations – without reconstruction, with partial reconstruction and with complete reconstruction. The valuation is done in three selected ways – cost and comparative method by price prescription and method of direct comparison. Is determined the usual price and described and analyzed real estated market in the location. A conclusion of this work is analyzed evaluating the investment in reconstruction and usability of coefficient of condition and equipment.
Architectural Study of the Church / Spiritual Center / "Sending the Holy Spirit" in Vinohrady-Brno.

The topic of the bachelor thesis was to design a new building of Descent of the Holy Spirit Church in Brno – Líšeň (housing estate Vinohrady). Firstly, this task has been already solved as part of atelier work focusing on interior. Later, the engineering and construction solution was developed during this thesis. The aim was to design a decent place for celebration the holly Mass and for meeting the parish community, which shows its architectural, constructional, layout and art solution on the spiritual and transcendental aspect of the whole building. The Church is connected with Salesians, operating in Líšeň, which devote themselves to youth. The architecture of building is based on character of sacral and public building, and on bible motives too. The Church reminds a ship, which symbolizes the Church in the world, powered by the Holy Spirit. It shows the vocation of the first disciples – fishermen and worldwide presence of Salesians. The basilical lighting used in the main ship of the church refers to the first Christian buildings – the basilicas. The building is situated in specific environment – housing estate, on the top of the hill. It is divided into one-storey-high main ship based on an elliptic plan (building is two-storey-high in choir), which is rounded by the roof made from glued wooden timbers. Two lower block objects, containing the church facilities (sacristy, chapel, room for parents and children, sanitary facilities, etc.), are adjacent to the main ship. To the object is added the monumental entrance in the place of the main ship and a standalone tower – belfry, which makes the vertical dominant of the landscape. The horizontal axis is oriented in the north-south, the main entrance is situated in the north from the Horníkova street. The church is from the west followed by small square, intended not only for ceremonial processions connected with the religious ceremonies (open air holy masses), but for public use, too. Multifunctional Building Brno - Líšeň

The subject of my bachelor’s thesis is the design of a multifunctional building in the city district of Brno – Líšeň, in Josefa Faimanová street. The parcel is of irregular rectangular shape, from the northwest side in a mild slope. The building covers most of the space of the parcel and its height respects the surrounding area. In the north there is a small restaurant with a parking space. To the south and east there are apartment buildings. The designed building consists of two blocks connected by a middle space, which is on the north and south sides of the building illuminated by the glass facade. This space is therefore the center of the whole building, since its connecting all the secondary corridors and at its southern end there is the main staircase connecting all of the five floors. The skin of the facade is made of steel perforated panels, which makes the facade variable and gives it a unique appearance. Panels by the windows are foldable. Underground floors are designed as parking spaces, accessible to cars by a car elevator from the first floor. On the first floor there is also the main entrance, rentable studios with windows on the southern facing side of the building, a café and a rentable commercial space. The café and a rentable commercial space both have seperated entrances from the outside. Toilets are designed at each floor above ground. The floors are connected by the main staircase, two side fire staircases and an elevator that ensures the barrier-free use of the building. Administrative sections in 2NP and 3NP are divided into open spaces, individual enclosed offices, meeting rooms and other secondary rooms – archives, warehouses, dressing rooms, etc. The doctor’s offices are located on the second floor, separated from the administrative part by the middle space. There are a total of four doctor’s offices with their own facilities. All of the four offices are connected by a waiting room.
