The subject of the bachelor thesis is an analysis of current possibilities of giving credits to companies through bank loans in the Czech Republic with a special focus on particular types of loans given by major banks. This diploma thesis deals with financial issues of immovable property acquision. Specifically, the residential property purchase using mortgage. In this context, the suitability of the collateral is being assessed on the basis of a risk assessment. Subsequently, I determine the collateral value of the property using the comparative valuation method. The practical part includes financial records of six banks and an analysis of a selected segment of the residential real estate market. The theoretical part deals with immovable property valuation, the definition of entities in the real estate market and mortgage mechanism. The main output of the practical part is offered mortgage loans comparison and selection the most favourable of them.

This diploma thesis focuses on the assessment of financial resources for the acquisition of real estate. Specifically, the thesis deals with the issue of purchasing an apartment using a mortgage loan. In this case, the investor is a young married couple. The diploma thesis consists of two parts. The theoretical part deals with housing, the real estate market, real estate valuation and real estate financing sources in its chapters. The practical part primarily focuses on the choice of the banking institution, which will provide the couple with a mortgage loan, and also the banking institutions, which will provide the consumer with a consumer credit for financing the remaining necessary amount of the flat price.

Comparation of consumer credits on Czech market

The subject of this bachelor thesis is comparison of consumer credit offers on the Czech market. With help of the consumer credit, households have the opportunity to quickly come to the money for their purposes, for which they currently do not have enough funds. The theoretical part of this thesis defines the basic concepts related to consumer credits, including their acquiring. The practical part is defined by a questionnaire and 3 hypothetical situations with a final comparison of offers for these specific purposes.

The main aim of this bachelor thesis is to evaluate the development and state of consumer loans in the Czech Republic and indification of risks that consumers should avoid and thereby minimazing rising debt. Within this objective, the concept of banking system, credit market, banking and non-banking lenders, regulation and supervision, consumer protection and consumer loan. The practical part is focused on the consumer loan market in the Czech Republic and on the risks to consumer of consumer loan. The last chapter deals with the analysis of banking and non-banking institutions, where the loan proces is analyzed and next is the comparison of selected companies on the mode example.

The aim of the bachelor thesis is to evaluate the impacts of changes in macro-environment on the business strategy of a banking institution. On the basis of the chosen methodology, the individual factors are gradually analysed, whose changes affect the business strategy and the management of the banking institution. The theoretical part also defines basic terms related to the banking environment. Subsequently, the possibilities of improving the business strategy to increase the banking institution's profit and satisfaction on the part of clients are elaborated.
